Braemore are the worst rental agency in Edinburgh.
They refuse to carry out repairs or any form of Maintenance at the properties they rent.
Due to lack of Maintenance and repair even after repeated emails and calls, I ended up receiving a nasty cut in my hand due to poor beading/skirting. No replies as per from them.
My flatmate has waited over a year for the shower to be replaced among a whole bunch of other repairs....
They will ignore all calls and emails the only way to get a response is to attend their office which is a like a scene from the walking dead a bunch of brain dead zombies sitting chatting away while the phones ring and ring.
So please save yourself the drama and don't rent with this company! They good reviews you see are posted after they pressure tenants and property owners.

My experience with Braemore has been absolutely terrible! This agency is not worth the hassle and they really don't care about their tenants. Me and my flatmate experienced 2 weeks without hot water and no washing machine! Our property manager was absolutely useless when it came to any enquiries and I'm surprised Braemore hires such incompetent staff. They also don't ask permission to enter your property when you're not present, recently I came home to a stranger in my kitchen. When handing in our notice to the property manager he also had the cheek to say “No point in complaining since no one will listen”. Plus I'd like to point out this agency charges fees for providing a reference when moving properties. Honestly completely unacceptable and I would search for another agency if you are looking to move.

Would give zero stars if I could. Terrible experience over a 5 year period. Had to chase parking company, electric company etc because the agents didn't. Complained multiple times about damp only to be told to open windows (which we already were, even in freezing winter). Took ages to chase the return of the deposit as well.

This was in sharp contrast to the dealings we have had with the lettings side of Braemore over recent years. There was no problem with finding tenants; it was in the day to day management that things took a turn for the worse, probably due to the rapid turnover of property agents. Indeed if we had retained the property we would have considered finding a different agency.

It's impossible to get hold of someone via phone. Emails are not answered, even when there are pressing issues. And then you get a possibly faked email saying that they have been trying to get in touch for the past three months...
I've now moved away from Braemore and am still waiting for the final invoice from two months ago.
This is absolutely disgraceful and unacceptable!

I agree with all the shocking reviews. I was treated the same. I was with Alba fir years then back in 2019 the service was terrible.

I enquired about the property and within 24 hours, had two possible viewing dates. I met Paul Davis on site and was welcomed in a both professional and friendly manner. Paul expressed a good knowledge on the property and a willingness to work together to achieve a move-in date suitable to both parties.
Within 24 hours of enquiring, I had viewed the flat, arranged a move-in date and payed a holding deposit on a property I felt very confident in. As this is my first time renting, the efficiency and professionalism made the process stress free.

Little adjustment of my original review left a year ago let's say...Now that tenancy experience is over I must share it with anyone interested to rent out with this agency. Even though this story may not come as a surprise to some of you but I was actually super disappointed and came to an unpleasant reality check. It was my second tenancy in general in UK, first viewing, arranging deposit and one rent in advance done over phone with some nice girl (they do that btw,employ all these nicy-nicies to make the first impression, then they chase you through email to leave a review and "tell us how we did" stuff and you jump thinking oh I better do it now and write all things good). February 2019 moved in, no heating, boiler going in red with the pressure as soon as you turn it on. Send a report. Wait. Wait. March still no heating in flat. Did I mention the flat was in Dunfermline, Scotland? So yeah, cold. Chasing the property manager with emails. If you are one of unlucky buggers like I was where my landlords had their own group of contractors independent from agencies team then you are pretty much left to wait which makes agency's maintenance team useless. The deadlines are...well there are no deadlines so any repair can take a while, a month, two, six? Who knows. Finally some heat yes! Happy with that, doing all soft furnishings but crap theres awful lot of rain this year in Scotland so my bedroom ceiling started to leak, something that careful eye could see there was a leak before me but never got fixed as it turns out. New layer of gloss will cover that hey. After endless emails, photos and videos of leak, reporting through agencies system (at one point a have seen a dent in plaster that is just ripe enough to burst right on my bed but luckily rain stopped that night) there is still no real attempt to address this issue. On Christmas I decided to treat "my" space with lovely thick purple carpet in lounge (my only breach of contract as I did not inform anyone, but I'm thinking to myself can they object to upgrade on my own expense? After all the ugly brown one was a bit worn out and had some gum stains which I highlighted in check in inventory report). then the lockdown came. Rents being payed on time every first of the month. I was one of the lucky ones to have job and 100 % payed one too. Bedroom still leaks, my bed base getting wet...(see pictures) Partner and I decide in September 2020 to move in together so I put a 30 days notice, set a weekend my free one off work) to go and scrub the flat from top to bottom (it's only a 1-bed flat but I like being thorough). All the furniture out, windows done, few holes in walls filled and painted with magnolia, the flat smells crazily fresh I dare to say it's clean so you can roll sushi on the floor. So very pleased with myself. Anyway to cut the long story short, I couldn't get my deposit back in full because a cleaning fee was claimed of it for cooker deep clean. Mentioned cooker was one of those 30 odd years old where the best thing is to buy a new one,cleaning is just not get you anywhere. I hardly used oven as it only operated on gas 6 the flame was so loud felt like napalm attack It was one of those things that really hurt me. I was a genuine, hardworking tenant, taking care of the place like it was my own, spotless, and it seriously get me this "is it possible that every tenant is treated like a criminal and a dodgy dirty hoarder"??!! We are not all "tenants from hell"!! And you can't find anything so you will charge 66 £ for deep clean a cooker?! How crooked is that? There was no individual approach at all in my case (silly me who thought this might be possible).Not to mention what state was kitchen floor when moved the washing machine, fridge and bloody cooker. Talking about “professionally cleaned flat“... Property Manager was the most useless man I have ever came across, and I mean waste of time throughout the tenancy period. His replys and corespondation is below average (if reply at all). Such a lack of humane response, empathy and coldness would put you off so badly you pray you don't need to contact him ever again. Disgrace. Nothing he has done was done to mitigate my status or my needs (and I wasn't a demanding tenant). And last thing he done sending me the invoice for cleaning without decency to include before and after photos so I see what was cleaned with my money. Absolutely raging,still after almost a month that I'm not there. Make yourself a favour and never rent from them.

- When moving in, we had an array of problems with the flat. We focused our attention on requesting that the broken table was removed. We contacted him 13 times over 3 months and 10 days, over phone and email, and he just ignored us. On just one ocassion he got back to us saying that the landlord had not answered his question, which I found out was a lie when I spoke to the landlord later. In the end, I got another member of staff at braemore to contact the landlord, which he did in just 2 hours of my email (not 3 months). - There were other problems with the flat when we moved, such as rolls of stored carpets and a broken freezer, but Fergus never resolved these like promised and we gave up chasing these. - We were given notice on the tenancy on the 24th of February, because the landlord wanted to sell the property. Fergus stated that he would get the paperwork to us “as soon as possible”, but we had to chase for this paper work and did not get it until the 17th of March, despite him knowing that we started leaving on the 18th. - When we left, he acknowledged that we had overpaid and said he would resolve it. He then continued to ignore us for 3 months, again! Had to resolve it with the landlord directly.
In all, the landlord and I paid for him to cause us a lot of stress. All of our problems were fixed by going around him. I also agree with what other people said about his rude tone of voice; when I first spoke to him, he was sarcastic and sighed down the phone as I described problems with the flat.
I also found out that he is the manager of a team. If you're a Braemore employee under him and reading this, bear in mind how useless he is if/when he complains about your handling of a property.

Extremely patronising. It's not worth the stress to go with a company like this, who openly brags about competitions between property managers to withhold tenants' deposits. That was two and a half years ago and they still there. Not had any problems with them at all. Whereas Braemore... there was seriously nothing but problems. They even refused to give me my keys back. I'm not sure why. Seriously, I asked the woman on reception, the rudest person I have ever encountered in my life, for them and she disappeared and didn't come back. Eventually someone else did hand them over but without carrying out any checks. So, if you fancy getting the keys to a flat, just go into Braemore's offices. It'll take a while but you'll get some keys eventually. Sadly, there was not much I could do. We live in a world where the consumer has very little in the way of protection from scoundrels such as these. Anybody who has had any contact with the ombudsmen services will know this to be true.

Complaints Procedure
Braemore are committed to providing a professional service to all our landlords and tenants. When something goes wrong, we need you to tell us about it. This will help us to improve our standards. If you have a complaint, please put it in writing, including as much detail as possible.
If you have a complaint about our service, or about the service of a contractor or third party who we have instructed to provide goods or services in relation to a property owned by or occupied by you, please write down the details of your complaint and send it to:

Braemore will respond in line with the timeframes set out below (if you feel we have not sought to address your complaints within eight weeks, you may be able to refer your complaint to the Property Ombudsman to consider without our final viewpoint on the matter).
What will happen next?
We will send you an email acknowledging receipt of your complaint within 3 working days of receiving it.
We will then investigate your complaint. This will normally be dealt with by the line manager who will review your file and speak to the member of staff who dealt with you. A formal written email outcome of our investigation will be sent to you within 15 working days of sending the acknowledgment email.
If at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
We will email you within 15 working days of receiving your request for a review, confirming our final position on your complaint and explaining our reasons.
You may apply to the First-tier Tribunal for Scotland (Housing & Property Chamber) if we have breached the Scottish Letting Agent Code of Practice and you remain dissatisfied once the above steps have been exhausted, or if we do not process your complaint within a reasonable timescale. Braemore is registered with the Scottish Letting Agent Register (registration number 22174) and is required to adhere to the Scottish Letting Agent Code of Practice which can be found at http:\/\/www.legislation.gov.uk\/ssi\/2016\/133\/schedule\/made.
In accordance with the code we will retain (in electronic or paper form) all correspondence abut a complaint for five years.
Braemore is also a member of the Council of Letting Agents (www.counciloflettingagents.com) and you may invoke their complaints procedure if you remain dissatisfied once the above steps have been exhausted, or if we do not process your complaint within a reasonable timescale.

Please note the following:- You will need to submit your complaint to The Property Ombudsman within 12 months of receiving our final viewpoint letter, including any evidence to support your case.
The Property Ombudsman requires that all complaints are addressed through this in-house complaints procedure, before being submitted for an independent review.
