I've come to Braemore by accident as my original agency was bought up by Braemore. And that's when the trouble started....
Information is only sporadically passed on. It's impossible to get hold of someone via phone. Emails are not answered, even when there are pressing issues. And then you get a possibly faked email saying that they have been trying to get in touch for the past three months...
I've now moved away from Braemore and am still waiting for the final invoice from two months ago.
This is absolutely disgraceful and unacceptable!

Special thanks to Pauline Davies and Lynn Boyce for handling all queries and issues quickly. I am also given more than enough notice for any planned work or testing needed done at the flat. I won't be using another letting agency if Braemore is available.

We spent many hours cleaning our rented property. It was very clean. Indeed, Pauline said that she was pleased with how clean it was. However, she said that she'd have to send the cleaners in. I was surprised, but she did point out a few minor areas that had been missed. I asked how long she thought the cleaning would take, and she said 'less than an hour'.
For this, we were charged £110.

Disappointed Tenant said about Braemore Sales & Lettings

Utterly outrageous! In almost all aspects, this company fails to deliver an effective letting management service, and appears to be staffed by individuals who are morally, ethically and professionally bankrupt by the way they treat tenants.
Within the first few days of moving in, I identified no fewer than 26 faults (a full A4 page) including a kitchen space with cupboards, cutlery and crockery caked in a thick layer of dried grease and dead insect carcasses on account of there being no extraction in the area. This list of items in disrepair has been ignored despite repeated emails and phonecalls and these items remain unattended after 5 and a half months.
One such complaint was of the boiler whose pilot light kept blowing out. The boiler itself was hanging off the wall in the first place and appeared unsafe. Braemore sent the company out to whom they provide a lot of business for the annual gas safety inspections...amazingly, their engineer could not find the fault and left the boiler 'safe'. However, when the carbon monoxide alarm began sounding on the night of November 21st, the usual company apparently couldn't attend so an engineer from another company attended instead, who took one look at the boiler and condemned it as unsafe.
It is now January 9th and I am still without a working boiler. I have not had heating nor hot water since the engineer condemned my boiler on November 22nd.
I have furthermore been unable to cook on my gas cooker since December 30th when an engineer attended to (unsuccessfully) install the new boiler and isolated the gas supply to the entire flat. They have not returned since.
This would be somewhat less difficult to deal with if the microwave wasn't also unsafe to use, having been found upon moving in with a hole the size of my thumb burned through part of the interior chamber. The first engineer that attended to the boiler even said that the appliance wouldn't pass a PAT test but he did not make a record of this as he "was not asked to look at the microwave".
I could go on, but I just hope prospective tenants of this flat and others let by Braemore do not suffer the same miserable experience as me, (especially not for the same price I could have been paying for a mortgage on a flat on the Royal Mile!)

Well after our Letting Agent was taken over by Braemore, things seeemed to go Downhill. Well after we had informed the Letting Agent that the tenants hadn't paid (isn't this something that you might expect Braemore to notice), we were regularly assured not to worry and that everything seemed to be in hand. However after the 4 weeks passed after the pay date and there seemed to be confusion over who was going to be letting the flat, as the tenant wanted to pass it on to a relative, we started to be less confident of their skills.
An appointment was set up to view the flat which the Braemore agent forgot about, which was demonstrative of the company, I was to learn as things "progressed". Nothing seemed to get done unless you chase them up alot. The only thing that they were able to do efficiently was take their agency fee off!! Agency fee, for what?
They didn't put the flat up to market didnt return emails or calls, because the agent that deasl with you is off ill. Well this happens, but does nobody check peoples emails, if they are off for a period.
There is no follow up email, or call from your agent and it all seems a bit shambolic. As I said to the several people that I emailed, impressing my views, they must be able to do better than this - well maybe not! If I thought that throughn their empathising that things would improve - they didn't!

I moved out of the property in September last year and organised to be present at the inspections, this was cancelled and organised without letting the tenants know.
We waited over 3 months to get any of our deposits back, this 3 month period was apparently as they were waiting on cleaning invoices. We received a cleaning bill of over £300 which when asked, it was just for the shower, oven and skirting boards. Over the three month period I had dozens of unanswered emails, promises to call me back etc. Eventually after threatening legal action I was promised the deposit minus deductions, which I would get a detailed list of which so I could appeal.
I received my deposit minus a huge deduction for cleaning and 3 broken windows, 2 of which I was unaware were broken.
I never received a breakdown of the deductions, furthermore I was only given a proportion of my entitlement, with money still left on their account, since I am no longer using their services this seems absurd.
Again I have emailed, called etc but have been ignored. Even so far as I emailed the director and was ignored.
I am left in the situation of where a company has my money, and is refusing to give it back. I am at present undertaken a small claims action.
Advice would be to avoid this property service at all cost, they will charge you extortionate amounts and refuse to provide evidence that their external suppliers actually invoiced this cost. They will ignore all your correspondance and refuse to give you your money back.
