I had an awful experience whilst dealing with frank innes. I was ripped if, conned and lied to, I would recommend no one to use them!! I got in touch with Leicester's frank innes regarding a potential property to rent. Dealt with a lady named Lauren! She convinced me to pay admin fees of £240 odd pounds whilst I was searching for a guarantor. She told me if I wasn't able to get a guarantor she in this case would make an exception to refund the £240 as long as the request to cancel was within 48hours. She told me her manager had authorised this, and the exception was made for me because there was a family also interested in the same property, who were ready to make an offer but the landlord wanted me and my family as tenants rather then the other family who were interested. This was all lies, she was just eager to make a sale! Everything she had to me was all lies of course! When u called within that 48 hours to cancel it was longed out and refused. The manager lee was rude and unprofessional , Lauren was awfully rude and offensive too! The manager said Lauren had told him she did not speak about a 48 hour refund if no guarantor was found! Complete lies and completely unprofessional. I e-mailed the manager lee soon after requesting my money back and he replied refusing this! I requested head office details or the e-mail of a superior manager and I've never heard from them since! I will not let this lie. Not only because I want my money back as promised but more so because as a firm they are ripping people off, telling them anything to take money from people! I've been in touch with trading standards and am disgusted with the blatant lies told by Lauren and how unprofessional and rude the manager lee was! I would highly advise no one to use the Leicester frank innes unless you want to be conned! Don't do it! A refund would have been ideal! Even an apology a sincere one with customer care would have made me feel slightly better about Lauren's scam! But no, didnt even get a sorry.

I went to view a property with Frank innes last week. After viewingnit and fallingjn love with the property I was told by the agent that I didn't fall jntobtheir affordability range. I earn 14,000 per annum and the house is 600pm. How i can't afford that when I'm already paying more than that in my current property baffles me. Apparently have to be earning 18,000 to be deemed worthy. I was also expected to put down over £300 in holding fees with no guarantee that ill get the property or my money back. Because I'm single my expected earning is higher... despite the fact that a partner can easily leave. Also because I'm self employed and can earn in a day what most people earn in a week I have three times as many hoops to jump through... and will always need a guarantor regardless of what in earning per year. Horrendous company. Incredibly rude and patronising. Wanted to punch the agents fake filled lips in. And yet despite me beeping deemed unable to afford a £600 pm house... they're still sending me texts with lists of other properties above this rate. Ridiculous money grabbing swindlers. DO NOT TRUST THEM OR RENT FROM THEM.
I'm gonna go round them and contact the landlord directly.

My boyfriend and I enquiried about renting a property within an apartment complex, and booked on the Thursday for a viewing on the Saturday. As this was our first home together, we were very excited about looking at the property. We were told by the Agent that this was a popular area and may be reserved before our viewing, but there were lots of apartments available within the same building and she would let us know beforehand if the property we wanted to view had be let out, so we could have the option of looking at the other apartments too. I received a confirmation email but not the specific address of the apartment, just a generic postcode. On the Saturday, we turned up, paid for parking nearby and found the property by the Frank Innes sign outside. Nobody was there for us. We waited 15 minutes before calling the estate agents to see if a representative was coming to the appointment. Checking on their booking system, they found the appointment hadn't been booked and we didn't have a viewing. They questioned if I had the correct agency. I asked if someone could come and see us now, but they told us that all of the apartments in the building had been let out already and there was nothing left. The agent apologised but I felt as if his attitude was nonchalant towards us, not caring that their service was unprofessional and had wasted our time and money. We had considered looking at their other properties if the apartment didn't suit us, but they've lost two potential customers. We were left disappointed and disheartened as we were really excited about the viewing but we were let down.

PLEASE NEVER USE THIS AGENT they trade as frank innes to sell properties And they manage properties mainly flats as HLM management company. Sadly I have had to deal with both. I used to own a flat in Leicester Hamilton They would not carry out the repairs cleaning and window cleaning but they would still request payments from flat owners as the flat owners had done a terrible mistake signing the lease. They would at first charge an admin fee of £29.38 for not paying them. Then the admin charges jumped to £144 they would use quality solicitors and charge you 150 costs if you sell a flat or transfer it again they will charge you. All of us flat owners held meetings wrote a letter to them a guy named john Ryan will come and see you but he will not reduce this charges or reduce your bill as the window cleaner does not do the window cleaning or gardener do not do gardening. I have written to them around 50 times but no use they are a scam company. Stay away from them.Their address is hlms management surveyors suite D global house Shrewsbury business park Shrewsbury SY2 6LG phone no 01743271432. It's just my luck because of them robbing everyone I decided to put the flat on the market rang the first agent frank innes of handled street Leicester a lady called zehra Osman came to see me in February she said to try them for 12 weeks And sign the contract. I was reductant but she said I had nothing to loose I can cancelled within 7 days. I said I have a photocopier let me take a copy of the contract of course once she had the signed contract she gave me no copy and said it would be sent by post. When I rang them I want to cancel the contract first thing I was informed was it was too late I said no I had seven days then she brought the price down from 1800 to 1600 from 1600 to 1500 plus vat but did not Cancelled the contract or get permission from my brother who was joint owner of the flat. She filled in the form all the boxes ticked she did not even ask if I knew anyone interested in buying the flat. With no copy of contract I didn't even know they were countrywide estate agents trading as frank innes part of the robbing company. Finally I managed to cancel my contract in may. I decided to rent the flat out and again HLM bill came through post with admin charges and I thought let me sell it through gumtree three people rang me one of them was my friend so I sold it to her for 96500. She had been to view the flat from the agency but I refused as I told the agency I was looking for at least 99k. Now 2 years down the line the co sent me a bill of 2600 including court cost and interest and valued charges etc. They are wrong as they should have given me a copy of the contract explained to me whether it's sole agency or multiple agency and the terms and conditions also when I asked them if they were members of any legal bodies etc they did not reply. Most of their staff are rude they would either not pick up the phone or not send you any other buyers. They have misbehaved and lied by not explaining the contract in detail not giving me a copy of contact. If you need any proof of either the HLM management company or frank innes both trading under countrywide Email to me sheilagadhia@gmail.com and I will provide this to you. If you have a property try sell it yourself first on gumtree or papers or internet. If you have no luck then use an online agent like house simple or remove there are many who would charge you a fraction of the price. DO NOT EVEN GO ANYWHERE NEAR frank innes or hlm

The never reply to email and one staff member deliberately calls on my mobile when he has been asked to call at a different time. The staff member then engaged in a legnthy email battle with me over an non property sale issue. I had to report him in the end head office never got back to me about my complaint. Do not use them they dont communicate with one another how can you be sure they will communicate effectively with your customer or their representatives.

Was meant to be renting a property from them. Once I'd viewed the property I called & paid a £180 holding deposit straight away, this was to supposedly remove the propert from the market so I could begin my application. Started the application process & my garantour did as well (paying another £180). Completed the application forms and left it with them. Received a call 2 weeks or so later to say due to the landlords 'personal circumstances' the property was no longer on the market, when infact the retards just hadn't contacted the other letting agent it was up to rent with & tell them to remove it from the market! By this stage I was effectively homeless as I'd handed my notice in & the property had already gone. The £360 in 'holding' deposits I'd paid still haven't been returned for over a month!!! Their accounts department (which they refuse to give me contact details for) supposedly have it and that they've (lauren & Kirsty) have done everything they can & it's a fault of the accounts department. Oh and on top of that they laughed and put the phone down on me! Avoid like the plague if you see a propert up with them buy yourself a tent and live in that you'll be more secure.

Where do I start? Lauren 'forgot to mention' an additional £120 administration fee until the day we picked our keys up- embarrassing to say the least. No inventory received as it had not been typed up yet (this was because this was inspected the previous day before the previous tenant even moved out). The property was absolutely filthy when we arrived, huge piles of rubbish at the front which were not cleared for 10 weeks, and only after a local resident contacted environmental health to complain. We have had to decorate just to get the dirt off the doors and walls because they were that disgusting. Landlord persistently turns up on my doorstep with no notice, breaching the tenancy agreement, and the Frank Innes staff don't care.
Now deal with a Countrywide area manager due to the incompetence of the office staff, and he is just as useless.
My advice- don't rent from Frank Innes unless your happy to pay £360 fees to an agent who don't even check the property is habitable before they give you the keys!

I explained to her the situation, but it still keeps happening, no feedback etc. It's not good enough. I would not recommend this estate agent to my enemy. After all do they want to sell your property. I would not buy or sell a house through them as long as i live. After all they are going to get paid and it's not cheap either.
