ATTENTION ALL LANDLORDS Do not under any circumstances sign a contract with Farrell and Heyworth manage your property, go somewhere else, anywhere else in fact. The contract locks you into using them and to remove your property from them, which you will probably want to after realising that they are incapable, you have to pay 2 months rent and give 3 months notice. Their maintenance team react sluggishly to any requests from you or tenant so much so that you end up dealing with all the maintenance yourself in order to appease your tenant. The prices they quote you for work are 20% - 40% higher than the work costs if you source it yourself, presumably as there is some 'FHAT' as well as VAT included in the price. Their communication is shockingly poor, recently I had The Property Ombudsman uphold and agree with my complaint against them that they had broken TPO code of conduct as they had changed a tenant's payment date without contacting me. Following the ruling my only request was to remove my property from them without having to pay 2 months rent, this was denied by their nepotistic Operations Manager Andrew Collins - a man who's arrogant email tone easily convinces you that he sees you as a total inconvenience whilst also displaying that he suffers from Boss's Son Syndrome.
So to sum up, look elsewhere, don't use them. They are terrible.

After sales does not exist. Chorley branch managed to achieve a sale on my property but the after sales team are not interested in progressing the sale to completion. Comments on Agent Fees
I have had to make a formal complaint about a reduction in the fee due to their disgraceful service.
After sales does not exist. Chorley branch managed to achieve a sale on my property but the after sales team are not interested in progressing the sale to completion. They get information wrong and do nothing to advise you on progress. If you try to contact them you get an answer machine and nobody calls you back. Absolutely useless. Avoid using Farrell Heyworth at all costs.

Deal was agreed and me �600 down after 2 days due to solicitor fees and I got a call today to advise that a further offer had been submitted and accepted. I counter offered again by over another �5k. I thought something fishy was going on as soon as my offer was accepted the sold subject to offer came off the property and in my opinion they were still allowing viewings although they claim and agreed with me that was the case. Very untrustworthy estate agent stay well away from. I can accept they work in the intrest of the seller to get the best price but to allow constant Gaxumping to go on in absolutely unacceptable. Very disgruntled prospective buyer

We have rented 3 different properties over the past 3 years and Farrell Heyworth is by far the worst letting agent we have had to deal with.
We had to pay £200 for credit checks, references etc before being shown the contract which would have deterred us from taking the property if we had seen it in advance. The property has to be inspected every 3 or 4 months, the tenant must request permission to decorate or make any changes, which was a joke because the wallpaper was hanging off the walls in most of the rooms. There were loads of additions to the contract like getting the house fumigated on leaving because we had 3 gerbils, we were responsible for drainage problems and problems with mildew, all things that existed before we moved in .
After moving in we realised the back door frame was rotten and had to threaten legal action before they got it fixed. We found a British Gas warning sticker on the fuse box stating "Danger do not use", told Farrell Heyworth but they said it was probably just something trivial and the landlord was not under any legal obligation to get the electrics tested.
When we gave notice we were hounded to show people around and told that it was in the contract. (The contract only said we needed to allow access to the agent and viewers not show them around). On quitting the tenancy we agreed that the borders of the front garden needed some work, ie. removing moss and they took 5 weeks to get a quote of £230. The garden was only around 4m square with half metre borders.

Like some other reviews here, I begrudge the one star that is the minimum requirement here. I have been househunting myself for some time, and I am currently trying to help a friend rent a flat and I must say that the service I have received from Farrell Heyworth has made me question whether to look at houses and flats on their books at all even if they look appropriate due to the disgusting level of service they provide. Things that have happened so far include: cancellation of viewings (plural) withing 15 minutes of the viewing, when they know I have a one and a half hour drive to the property in question. Forgetting to call me to tell me that a viewing has been cancelled so I turn up to a locked door (after one and a half hour drive). Calling me in the middle of a viewing telling me what a horrible person the vendor is and that I should not listen to a word he is telling me about the property, when I am with the vendor and he could hear what they said. Just now, I tried to book a viewing on a property and they said they needed to get back to me to confirm. Again, one and a half hour drive, and they waited 4 hours to get back to me just to be rude and obstinate and refusing me a viewing. How on earth can you run a business like this? I thought the property market was in trouble and that they earn money from selling/letting places, but if they concentrate their efforts on offending their customers and clients they (hopefully) should not stay in business long. Lets hope this company goes under!
