I signed a lease with the Earls Court branch of Barnard Marcus a month ago, and it has been an incredibly frustrating and disappointing experience. The lack of communication between the estate agents, property manager, and tenants is unacceptable. Even more concerning is the poor coordination among Barnard Marcus employees, particularly Veronika, who has repeatedly provided conflicting information and failed to follow through on commitments, leaving us constantly redirected with no resolution.
Our concerns—including the failure to provide a professionally cleaned flat as agreed in our lease, repeated delays in addressing maintenance issues, discrepancies in the inventory report, and the refusal to reimburse us cleaning costs despite clear evidence—have been repeatedly ignored. We are still waiting on reimbursements and have multiple outstanding repairs that have yet to be addressed.
The poor communication has extended to serious issues, such as a gas leak, during which Barnard Marcus failed to provide timely or clear guidance. On movein day, they had not even secured the landlord’s signature on the contract and failed to provide us with a key to the trash bins, creating unnecessary complications. There has also been a clear breakdown in communication between Barnard Marcus, the handyman, the landlord, and us, further delaying critical fixes.
Despite repeated followups, Barnard Marcus has yet to take proper responsibility their mismanagement, lack of care, and lack of professionalism, leaving us to navigate these ongoing issues on our own. It's been a frustrating experience, to say the least. Do not sign with Barnard Marcus.

This issue lasts for 3 months and our landlord acted terribly disappearing and promising us compensation for the disturb. The agents were totally indifferent about this situation defending constantly the landlord and without helping us in any way. I ask myself for what i've payed the agency fee and why after the payment they just didn't care of clients. worst experience ever.

Worse ever! Landlord service is just a rip off. I am now in trouble as they never took of the tax which they are supposed. They kept payments for up to 4 months with the excuse that they have IT problems. Staff changes all the time and you don't have a point of contact. Tenants moved out and I have to pay the Gas bills as they didn't not check this. I lost a lot of money while using Barnard Marcus as letting agency.

I rented a property and the landlord wanted to sell it so he put and add with Barnard Marcus in Kennington, London. I really didn't care as I was leaving anyway. My only request was to be present while the viewings as I had lots of expensive staff and I just didn't like to have strangers in my place if I'm not there.
One of the agents came twice with clients and every time when both clients saw the damp in the bedroom, they asked me and told me their concerns about it.
I answered with honesty that that was something regarding the landlord and that it was like that since years but the landlord did nothing yet (hence one of the reasons why I was moving out).
That agent (a woman from Kennington's branch) emailed my landlord and complained about me because I was staying in my property while she was doing the viewings and because those two clients asked me about the damp, I was putting them off to do the sale.
Now, how ignorant is that? First, it is my right to stay in my place if I want to, period. Second, the damp was there to see it. I couldn't hide it, also I didn't want to. Why should I?
I bet that the agent would do anything to hide it and lie to the clients if she could, otherways, why was she complaining about me to my landlord because I spoke (when asked)? Obviously, the agent was not happy with my honesty and she would prefer me out of the property.
One of the managers from that branch kept telling me that there was not need for me to stay in the property while the viewing because they had the keys of the property. At least he told me 10 times! How rude is that? I am looking myself for a house to buy, I will not use this company.
I will try to go to private sellings because most of them (state agents) are just a bunch of uneducated, ignorant and rude people who only interest is to make a profit no matter how.

The service was absolutely appalling. My contract became periodic at the end of the initial fixed term. I was happy to stay but the landlord became a bit dodgy towards the end of the tenancy. He asked me to pay him the rent in cash, which I was supposed to give to BM. He said he didn't want to use the agency anymore. Then all of a sudden he wanted to increase the rent. I told the agent from BM about my situation. He asked me not to pay the landlord the rent and I should give BM the money directly no matter what. There was a lot of confusions and hassles. I was frustrated so I decided to move out. BM said I had to give one month notice even my contract has become periodic. I had to pay the 'one month notice rent' even though I don't live in the property. I refused to pay because I moved out already. The agent tried to threaten me by saying that they will take legal action and when it comes to court, it will favour the landlord but not me blah blah blah. They are only nice to you at the beginning when you pay them the money. They do not help you at all when you have problem with your flat.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
