After being let down by a really poor show by another local estate agent and a game-playing buyer who pulled out, we switched to Gibbs Gillespie and were initially dealing with Ryan. He was really professional and proactive, and we tried lots of different things to try to get buyers through the door. Unfortunately, given the timing (early 2020), a 1bf was a hard sell, and we didn't have much luck.

After being let down by a really poor show by another local estate agent and a game-playing buyer who pulled out, we switched to Gibbs Gillespie and were initially dealing with Ryan. He was really professional and proactive, and we tried lots of different things to try to get buyers through the door. Unfortunately, given the timing (early 2020), a 1bf was a hard sell, and we didn't have much luck.
In the meantime, our previous buyers came back via the other estate agents, and Gibbs were really good about letting us go back to them to see if we could get any further this time. Unfortunately for us, these (awful) buyers pulled out a second time after the lockdown, leaving us in the lurch and having to pull out of our chain. We went back to Gibbs a second time, believing that we had a far better chance of getting a sale through them than the other agents. Again we worked with Ryan, and he came up with a range of different ideas to get more viewings, and finally we did start to get some traction.
We got a buyer, and this one seemed a lot more solid than the last - Sinead and Matt then worked hard to keep communication going between the solicitors and with the buyer. Finally, after almost 18 months, the sale went through - these guys really grafted for their commission!! I'm glad the flat is off their plate now!
I would recommend to anyone looking for a team of honest, professional estate agents - it seems like the company as a whole promotes a refreshingly straightforward approach, with no game-playing. I felt I could trust them, which went a long way in a sale as complex as ours.

Property Ombudsman (Case 21361) 3 of 5 complaints upheld, plus concern expressed regarding practice for a fourth complaint and compensation awarded accordingly. The following quotes are the findings of the Ombudsman.
1. Market Appraisal: "I do not consider that the approach taken here by GG to establish an appropriate asking price provides a sufficient explanation for the sum they initially recommended of £780,000 and then subsequently marketed at £750,000. They have not therefore met the requirements of Paragraph 4a of the Code as they should have conducted research into other sold properties nearer to the Property’s specifications";
2. Viewings and Feedback: "Whilst there are a record of some of the feedback being conveyed by email, the majority appeared to be conveyed by telephone. There is no record of this within GG’s file and so there is insufficient evidence to support their claim that all feedback conveyed via this method was initiated by them. As such, I will support this complaint to that extent and make an award of compensation" In fact it mostly relied upon us to continually chasing for feedback and;
3. Offers "GG’s communication was somewhat lacking here and they could have been more proactive in terms of explaining the circumstances of the buyer sooner. This would have allowed the Complainants to be in receipt of all facts. GG should have also, in my view, provided an update (even if to just say they had not heard anything further) when the Complainants were expecting to receive this and responded sooner than they did to the update request from the Complainant. I recognise therefore that some aggravation has been caused here which merits an award";
4. Security of Keys - not sufficient evidence for judgement, however when viewing the CCTV footage the ombudsman wrote: “I note the evidence of the video recording and can of course recognise your concern.”
We wouldn't give one star but unfortunately a review with no stars is not possible.

Sophie Cook is an excellent Lettings consultant. She looked after my letting every step of the way keeping me informed of progress and making sure I filled in all the forms correctly. I have been really disappointed with the service that I received from Dominic. So much so that I had to ask for someone else to deal with the purchase process instead.
I contacted Dominic after I had received my survey to inform him (and through him, the vendor) that some issues had been identified and further negotiation would be required. Upon hearing this, Dominic's attitude was both aggressive and rude. He addressed me this way on 2 occasions and after the second occasion I was forced to complain to Head Office. Eventually the vendor and I communicated directly and were able to progress the purchase to completion.
In contrast, Head Office were very responsive and took my complaint seriously. They assigned someone else to manage the transaction.

I did not even consider another agent in Ruislip when putting my parent's home on the market. I knew that Gibbs Gillespie were efficient and that I could trust their straightforward approach. My trust was not misplaced. Very competitive commission rates and good communication throughout led to a smooth sale. Sinead was great we first met looking at a Flat and after seeing the flat i realised it wasn't for us. Sinead asked me questions on what I'm looking for in a property after telling her she gave me a call a few days later saying she has found a flat that ticks all the boxes. I was hesitant to begin with as I have seen so many agents who tell me they have found right property for me. By surprise she managed to find the perfect flat for us. Sam was a great help too we had difficulties with the initial deposit as it was a new build but somehow Sam made it happen and 6 weeks from first seeing the property we completed!!! Thanks again Sinead and Sam.

Always genuine, friendly and eager to help, she very much went above and beyond to chase, keep us informed, to call us back regardless of whether she had news or not, and to answer any queries we had, whether for her directly or for others in the chain. I cannot praise her enough.
In a high pressured working environment I can appreciate how busy the office can be, and yet she never left us feeling like one more client to deal with and that she was personally invested in bringing our move to a close. It's a difficult balance, but one that as a stressed out client makes all the difference.
Thank you Sinead. We got there in the end!

Sam and Jess helped us as second steppers and we can't thank them enough, the communication and service was top class. It took us over a year but they didn't disappoint and Sam always promised he would find us something and he certainly delivered managing to get us moved 2weeks before... Read Full Review
