This is the simply worst estate agency possible. Before we moved in the flat was occupied by the Landlords. They did accept our conditions from the offer. Before we rent it we discussed few things in dexters office, we were assured by the agents that as they don't know which furniture will be taken, they will remove furniture after we move in if we will ask them to do so. We also were promised that one wall, where the paint was cracked and falling off will be repainted. Everything was agreed and the contract was signed. Few weeks later and few days before our move in we were called by one of the agents and informed that the agreements signed by us and by the Landlady are different. One from our main conditions from the offer was removed. As the agreement in this form was unacceptable for us, we called and main the agent few times asking to clarify with the landlady. Instead of that we were called by the branch manager and we were threaten that we have to sign the agreement or we will be living on the street and will lose deposit. He also tried to tell us what was discussed, even he wasn't present during the conversation. When we refused to sign it they finally decide to contact the landlady and manage to get corrected agreement. On our move in day when we get there with all our belongings we found that the flat wasn't prepared. It's so dirty that the person holding check in couldn't finish report. Apparently Dexters didn't arrange anyone to clean and repaint the flat even they said they will. They finally arranged cleaners but on Saturday 17pm, so the flat wasn't cleaned properly, and since it's made after check in it caused discrepancies during check out. During all that time we were waiting outside in the rainy day will all our stuff. When we ask to remove some of the things left by the landlady we get response that the agent negotiate with landlady 'moving' in the house not 'removing' and all things must stay. We found few faults which we reported to dexters, but they consistetly refused to fix it. For example boiler wasn't starting when when you open hot water tap. dexters response: boiler is starting when you turn on the heating so it's ok. We didn't have hot water for almost 2 weeks, and we had to call/mail dexters so many times before they finally they agree to fix this. During the time we were living on this flat we found that the property manager at least once entered our flat without letting us know and without our permission. When our agreement has ended we decided to move out, not because we didn't like the flat but because we were so tired of dexters. There were few issues in the check out report, most of them caused by dexters who arrange cleaning after check in, but they didn't try to mediate with the ladnlords, they simply ignore all our emails and questions. Except of one: we left one thing on the flat which we wanted to reclaim (the landlady tried to charge us for removing this), instead we get response from the property manger that this item wasn't removed, but it can't be reclaimed because she gave it to the new tenants. The property manager also raised claim in TDS (for the landlady), where she provide modified and inaccurate version of agreement and checkin report. We wrote complain to dexters against such treatment. Dexters response in few words: we don't see anything wrong, you were only tenants so we don't care about you.

Dexters is one of the worst lettings agencies I had the misfortune of dealing with. Here are the list of just few of things that happened while renting one of their properties in Kensington.
- on moving in: pizza was found behind radiator. Hair everywhere. They admitted to only having spot cleaned the property
- front lock was not working and got stuck in the property multiple times having had to climb out of the window. Would not immediately deal with the issue
- had to have the flat professionally cleaned
- all the cupboards were broken, toilet leaking, boiler (in the bedroom) rattling
- front window on a ground floor flat not lockable (little bit of a security hazard)
- impossible to get hold of anyone
- no insulation, had a 2 year case with the council as the property below was a student accommodation and the noise / cigarette smoke was unbearable in the bedroom. Dexters didn’t acknowledge
- no maintenance was every carried out
- boiler had to be shut down as it was a safety hazard and a danger to tenants. Not hot water or heating in the middle of winter for weeks
- during viewings to relet the property, there was never a 24 hour notification that strangers would enter my property / sometimes was not notified at all. They broke a lamp and caused other issues during each viewing of which I didn’t know about happening
- they did not admit to breaking into my property so had to open a case against them
- did not respond or take any of the legal issues seriously
- tried to cover up the breach of contract with a £150 John Lewis voucher
- never heard from a property manager
- went in to ask for the spare set of keys in their office and they just handed it out without confirming who I was
- they tried to blame the owner of the property and made them pay for breaking the law
- they turned around and said that I addressed the complaints to the owner when in fact it was dexters
- they will always try to do check outs at the property when you are not available. Make sure you find out who is doing the property check out and do it on the phone together. Record it.
Anyone who is in similar situation please don’t give up. What worked for me is to 1) complain to the director at the branch who will insult you with shutting the conversation down, probably a £50 compensation and say they are not responsible. 2) take this further and even if you don’t have one say you have a solicitor and are reaching out to the Managing Director. 3) write and official complaint to the MD. They will tell you that the branch director will reopen a case at the branch. 4) they will offer you something higher, always ask for it in a written format and not the phone 5) if you are unhappy then take it to the (free) legal complaints body (usually The Ombudsman)
6) don’t give up, push through and hold them accountable so that they stop taking advantage of tenants and ruining the renting experiences and temporarily their lives.

Zarq was exceptional at his service!
Honestly, Israel and myself were very pleased to cooperate with him all throughout our admittedly long journey of securing the house.
Due to guarantor problems we got stressed as we had to sleep over at friends' houses or even in the library until we secure the house.
But Zarq did everything he could to calm us down and complete the process as quickly as possible.
If all employees are like Zarq we would definitely recommend Dexter's to others.
Also we learned a thing or two from him on how to be a good salesperson (we need that as co-founders).
Very satisfied!

Don't remember his name, but when I popped in to speak with someone he was all the time (while I was speaking to him) looking to other customers (not even to my face) and pretending he was listening to me and solving my problem. Which he didn't. Please, remember contact face to face to a person while speaking, they will feel more listened. Terrible service, and even worst for being a Director from the branch of a agency.

I rented a property thinking I was going to be more protected if I did it through an agency but I was wrong.
I've came with problems with my landlord (house infested by cockroaches, landlord getting into the property without me on it...) and they didn't even help me at all.
I've just got the feeling everytime I needed something from them they just care about the money and their imagen and NOTHING about the tenants.
I've lived terrible months among cockroaches and the no one them gave me any advice, but wait, when is the landlord the one who needed something, they were there for sure.
I would never rent any property with them and obviously never trust them again.

Mentioned I can't answer my phone during the working day and ask to be contacted via e-mail, then told that's not possible for the majority of properties on their portfolio. Yet when anything serious happens they demand it in writing - ha!
Foxtons (despite their expensive reputation) better, even other chains like KFH and WInkworth at least attempt to make you feel valued as a potential customer. Go local where possible - these guys (Sales, I'm aware their Lettings guys are a different office) unfortunately are terrible.

Dexters charge 2%, and in order to get you to agree to it, they over value your property.
It is a strategy, and in the end they sold it for 100k less than what they said it was worth originally.
The contract was for 3 months, which is outrageous as they only got one offer the entire time!
and that was 75k under the asking price. In the end, the whole process took 5 months.
We lost our dream property because they could not get the job done.
They would make viewings on the weekends, and when they were cancelled and they wouldn't tell us.
I was there on one occasion when they were showing someone around the flat and they didn't even take them into to garden, which is ridiculous as it is a garden flat. If you needed to speak with them, they do not pick up the phone, or get someone else to tell you they are out of office- until you call again and they are there- this happened numerous times.
I felt bullied, exhausted and bored by their strategy.
2% for what they do is outrageous.
DO NOT USE DEXTERS.

We almost bought a flat in Shepherds Bush through Dexters, and it was a nightmare every step of the way. We were slightly naive first time buyers, and felt completely taken advantage of. Charlotte Green (the sales agent) either brushed aside or completely ignored the very reasonable objections raised by our solicitor (who, to her credit, did a very good job for us), trying to make us believe that they were ridiculous and unreasonable and we should stop making a fuss. Mostly, what we were asking for were the completely standard pieces of information (mostly related to paperwork for the flat to ensure we weren't going to get ripped off) that a diligent buyer asks for. She constantly threatened that the seller would go with another offer if we didn't stop making a fuss about nothing, as she saw it. For example, there was a tenant in situ in the flat, and we wanted to know what legal obligation he had to move out (because we didn't want to get lumped with a flat where a tenant is refusing to leave). Obtaining that information from Dexters was a nightmare. Arranging access to the flat for our builders before purchase was a nightmare (which, shall we say, raised some suspicions in us). * They seemed reticent to reply fully to emails, preferring to talk on the phone, which obviously made it more difficult to get them to stick to what they said. All they cared about was whether the bank had approved the mortgage. We felt that our own requests and demands were completely irrelevant to them, they just wanted to close the deal at any cost, regardless. The entire process was completely confusing and I would never repeat it with Dexters. I daren't think what surprises we might have encountered post-purchase. We eventually went with Kerr and Co, and bought in the same area, and it was a TOTALLY different experience. I would definitely recommend Kerr. They were very, very good, and not only in comparison with Dexters.

Before we rent it we discussed few things in dexters office, we were assured by the agents that as they don't know which furniture will be taken, they will remove furniture after we move in
if we will ask them to do so. We also were promised that one wall, where the paint was cracked and falling off will be repainted. Everything was agreed and the contract was signed. Few weeks later and few days before our move in we were called by one of the agents and informed that the agreements signed by us and by the Landlady are
different. One from our main conditions from the offer was removed. As the agreement in this form was unacceptable for us, we called and main the agent few times asking to clarify with the landlady. Instead of that we were called by the branch manager and we were threaten that we have to sign the agreement or we will be living on the street and will lose deposit. He also tried to tell us what was discussed, even he wasn't present during the conversation. When we refused to sign it they finally decide to contact the landlady and manage to get corrected agreement. On our move in day when we get there with all our belongings we found that the flat wasn't prepared. It's so dirty that the person holding check in couldn't finish report. Apparently Dexters didn't arrange
anyone to clean and repaint the flat even they said they will. They finally arranged cleaners but on Saturday 17pm, so the flat wasn't cleaned properly, and since it's made after check in it caused discrepancies during check out. During all that time we were waiting outside in the rainy day will all our stuff. When we ask to remove some of the things left by the landlady we get response that the agent negotiate with landlady 'moving' in the house not 'removing' and all things must stay. We found few faults which we reported to dexters, but they consistetly refused to fix it. For example boiler wasn't
starting when when you open hot water tap. dexters response: boiler is starting when you turn on the heating so it's ok. We didn't have hot water for almost 2 weeks, and we had to call/mail dexters so many times before they finally they agree to fix this. During the time we were living on this flat we found that the property manager at least once entered our flat without letting us know and without our permission.
When our agreement has ended we decided to move out, not because we didn't like the flat but because we were so tired of dexters. There were few issues in the check out report, most of them caused by dexters who arrange cleaning after check in, but they didn't try to mediate with the ladnlords, they simply ignore all our emails and questions. Except of one: we left one thing on the flat which we wanted to reclaim (the landlady tried to charge us for removing this), instead we get response from the property manger that this item wasn't removed, but it can't be reclaimed because she gave it to the new
tenants. The property manager also raised claim in TDS (for the landlady), where she provide modified and inaccurate version of agreement and checkin report.
We wrote complain to dexters against such treatment. Dexters response in few words: we don't see anything wrong, you were only tenants so we don't care about you.

I was looking for a place not very far from my job as I am working in oxford street
I gave all my requirements to Karan, and he arranged me several visits, all in good locations for me, and also in my budget,
After 3 visits with him, I decided myself for a nice place, in accordance with my expectations,
If in all the cases, I had questions to ask Dexters, they were always avalable and very helpful with me,
I am very happy of the service of Dexter Shepherds Bush, and I will definitely recommend this agency

There is no way they can improve. Man I never ever seen such a stupid terrible agent who is acting as a land lord. Honestly I am just doing this review because I am powerless I have signed a contract for two years. This agent they are doing the best they can to make me unhappy and leave the property leaving my deposit to them???. 1- they lied about everything like they promised me they will bring me certain furniture on my start day. On this day I was away for 1 months I thought will come back to see the flat ready. But was still empty. Then there was no light in the flat although it ment to be fully furnished. Then they promised me 20 times that they will do every thing and nothing was done. What can I say every week terrible story. Till last one when their inspector entered the flat without permission and I was unfortunate my wife had went to neighbour for few minutes my kids were at home then then the inspector called the police to say there are kids left alone in the flat. Can you imagine the stress and the problems this has caused me and my family. I cannot express how angry I am.

Also, the flat had not been 'professionally cleaned' as we were told it would be. There were mouldy potatoes rotting in the cupboard amongst medical supplies, Christmas decorations and something foul left in the fridge. We complained - they told us they had instructed the flat to be cleaned and there was nothing they could do!

Now we are moving out of our accommodation 18 months later, and now we are dealing with viewings. Dexters are unreasonable and unreliable and have not once stuck to the rule of contacting us 24 hours prior to viewing.
We have learnt our lesson and will not be dealing with dexters again.
