We previously rented a 2B2B flat for 2 years with Dexters. At check-out, we paid Dexters to hire a professional cleaner for check-out cleaning. The property was left in good and clean shape. However, Dexters still requested to claim £345 from our deposit. Post negotiation failure, we went through TDS which found majority of Dexters claim unreasonable (£180).
The entire process was horrendous as Dexters acted unprofessionally and unethically, with potential negligence involved. Details are as below:
1. Malicious deposit claim: post check-out, Dexters requested to claim several items which were 100% crystal clear not our responsibility. Dexters was fully aware this while still tried to claim in the sole purpose of gaining unlawful interest for themselves. Items are detailed as below. - Toilet roll holder: check-in report shows there was NO toilet roll holder when moving in. I found a slightly broken toilet roll holder myself while Dexters tried to claim £25 for this broken toilet roll holder at check-out – claiming for something that does not below to the landlord is clearly unprofessional and unethical. - Dust in the vacuum: check-in report shows there was already dust in the vacuum when we moved in. At check-out, Dexters was trying to claim £25 for the dust in vacuum – claiming for something that was not our responsibility is clearly unprofessional and unethical. - Shower curtain: Dexters tried to claim £30 for shower curtain which was still functioning well. In addition, shower curtain was consumable and a responsibility of the landlord – as an experience agent Dexters should know this. So they are either lack of common sense, or intentionally making a malicious claim.
All above items were rejected by TDS to further confirm they are unreasonable.
2. Making unauthorised decision during check-out cleaning
We paid Dexters £348 to hire a professional cleaner for check-out cleaning. During the deposit negotiation process, the cleaner indicated that they could re-clean the property within 30 days of the first cleaning.
We asked to re-clean the property for certain items that Dexters claimed – this was still rejected by Dexters. Should the cleaner re-clean the property, several items claimed by Dexters could potentially be cleaned and avoid a deposit claim.
As the service owner who paid for the check-out cleaning, we should be one to make the decision. However as an agent (who should act on our behalf), Dexters made an unauthorised decision against our will – this is breach of duty and potentially constitutes a professional negligence.
3. Behave unresponsive and unprofessional during the deposit claim process
Since the start of deposit claim process, Dexters was behaving unfriendly and condescending. Often they did not respond to our emails or queries and we had to constantly send several emails to chase them and move forward the process.
Even post TDS decision, we still had to call them 6 times and send several email chasers for them to release the deposit (which finally happened 10 days later). Dexters was consistently unresponsive and delaying the deposit release in every step of the process.

Dealing with Dexters Canary Wharf as a landlord has been a complete waste of time. After couple of weeks of advertising my flat on Zoopla, they managed to find one tenant that could only move in 1.5 months after my ideal move in date. Still, I accepted their offer.
But when they started negotiating with payment date of the moving in monies, especially after me directly telling them upfront that delaying this is not an option, I was shocked to experience the behaviour of Dexters. Instead of protecting my needs as their customer, they were more than happy putting me in a vulnerable position and advising me to take the tenant’s word for making a delayed payment, but still signing the contract upfront. Or signing it later, which is equally as bad.
Would they compensate me for lost rental income if tenant decided to pull out last minute before signing the contract? Of course not.
Extremely frustrating that I had no assigned agent, I had to deal with several different agents including Ruby, Zhora, Jeyda, Katherine and Hettie, none of them knowing the full history and therefore having to explain the matter at hand time and time again.
They showed NO CARE whatsoever about what position the tenants are in, nor asking them all these questions upfront (poor due diligence) to avoid wasting my time ...because this was not a "miscommunication" as Dexters stated over the phone, this was NEGLECT and total lack of professionalism.
Of course they tried to make me change my mind by waving the admin fees and the first month rent’s commission, but how is that going to help down the line when the tenants suddenly change their mind about paying the rent or disappear? It’s not a surprise that after this charade I have no trust in either the tenants nor in the agency…. And why are they only negotiating with me??? Especially, after them confirming with me that if tenants were to disappear and they can't get hod of them, I WOULD STILL OWE THEM THEIR MONTHLY FEES UNTIL END OF TENANCY!!! This is honestly ridiculous!
Extremely disappointing, I will never seek their services and advise you not to either!

We have just recently rented a flat through Dexters and the experience has been absolutely great! Moving to the UK for the first time can be quite overwhelming but Ruby Jones made the process so easy for us. She always responded to all our questions, needs and concerns immediately which created a smooth process. She goes above and beyond for her clients and makes sure that both tenants and landlords are happy. Moreover, she is very reliable, honest and professional - which I personally find very important when working with a real estate agent. Altogether, I'm 100% satisfied and can't thank Ruby enough for the amazing job she has done!

We have moved from Germany to England. The first days we came here without any idea of how to go about renting an apartment we finally came across Dexters. We had the luck to meet Ruby Jones. We felt as if we were in very good hands. She gave us confidence in finding a place (most others were uninterested or judgmental when hearing “student”). She took time to answer all our questions and took care of everything. We went back to Germany for a couple of weeks and she took care of everything. Perfect service and great agent! I would recommend her to anyone.

We were tenants at an E14 flat in Canary Wharf for 5 years. The flat was managed by Field and Sons which was acquired by Dexters. When Dexters took over, the nightmare started. A broken shower for example took three months to be fixed! We had to spend Xmas showering in the gym downstairs. When we decided to leave the flat, they team at Canary Wharf office were very aggressive to the point that one member of staff attempted to enter the flat for viewing without our permission. He literally wanted to use their spare keys to enter our flat. Dexters were not professional at all.

Avoid this real Estate company at all costs else you will regret at the end of tenancy like me.
Rented 1 bed through them for a long term tenancy (3 years) and recently changed apartment. Got the apartment professionally cleaned where two cleaners i hired spent 7 hours between them to ensure professional level of cleaning.
Check-out report clearly mentions professional cleaning with few minor omissions. Dexter are now charging us £120 extra as they claim they had to get additional cleaning for 5 hours. What a truck load of lies and they used a company with no website to get additional cleaning.
On top they added additional costs for fixing problems which were never existed. they claimed there was additional hook in the kitchen which they had to remove and fill gap in the wall but they have no picture to evidence existence of additional hook and the work done. they even claim that there was gap in the bathtub (again no pic evidence) and made it tenant's responsibility.
i have rented through other agents but never faced such issues. Absolutely unprofessional bunch of thugs! AVOID!!
