I am a new tenant at a property managed by Prospects in Reading. My overall experience of Prospects has been absolutely horrendous. The admin fee I have been charged is over £750. For this money, I have had the most awful service and experienced the most atrocious mistakes by many of the employees that work there. The first problem we experienced was in regards to the initial viewings. The bookings we made were deleted off the system which meant that the times we wanted to view the properties were then unavailable. We were expecting to see 4 properties over the course of the day. We were only shown 1 property as the others were either cancelled once again or had been taken by other tenants days before. Once we had decided that the only property we saw was acceptable for our needs, we were taken to the office to complete the necessary forms. A few days later, we were sent an offer letter which contained mistakes. First of all, one of our names was spelled incorrectly and the length of our requested contract was also wrong. It took the member of staff responsible one week to correct the spelling mistake and send out a new offer letter. Each day we rang up and checked on the progress of this very simple request. Each time we rang we were put off, ignored or made to feel an annoyance. We did not receive a satisfactory response to these problems for another week. This caused a huge amount of stress as we were being ignored each day and had to do all of the chasing for information ourselves. Perhaps we should have paid ourselves the admin fee they were charging for doing nothing. We had a delayed move in day as the 'check in was fully booked' on the day we requested to move in. This caused a big problem and disruption as we were then required to commute into work (over an hour and a half each day) until the flat was ready for us to move in. This was an added cost for us in terms of transport and added stress as we could not move in. We have been given defective keys and fobs for the car park which means that we cannot access our allocated car parking space and we cannot access the property foyer without asking another resident to open the door for us. On our move in day, we were supposed to have been given an inventory list. We did not receive this list. The clerk arrived 2 hours late and then decided to go home before sorting out our check in. We were waiting outside the property for 2 hours - we did not receive an apology or any explanation. Another person from the office was then sent out to meet us to replace the clerk that had gone home early for the day. We were then told that the fob and keys did not work, so we would have to park on double yellow lines while we moved our belongings into the property. We had to ask another resident to let us into the main foyer as our key was broken. We were then not shown around the property as promised, just given the defective keys and left alone outside the door. We have experienced the worst customer service possible for this relocation. Each step of the way has been marred with problems, additional requests and bad communication. The value of service for the extortionate admin fee has been dire and unacceptable. We are now in the process of putting together a legal case against Prospect Reading Agents in order to see a proportion of our admin fee returned to us. We have been blamed for their mistakes which has made us feel incredibly undervalued as clients and tenants. We were told that it was our fault that their service was slow and incompetent. We wish that the property we saw was not managed by Prospects Reading. It would have made for a lot smoother and less stressful move in process. I cannot understand how this agency have won awards. I cannot imagine a more stressful process if I tried. Avoid this agency at all costs.
What agent could do to change your mind?
Listen to your clients - don't ignore them and avoid their messages, make them feel valued, make sure you do your job and do not leave the chasing up and organisation of a relocation in the hands of your clients - especially when such a huge admin fee was requested.

Very high admin fees for the service we received - over £750. We have been insulted at the amount we were charged in return for such a dreadful series of events and appalling service.

We were evicted at Christmas after 10 months on a 3 year term, we had a leaking conservatory for 10 months, (which made our sofa mouldy and it went to the tip) loads of people came to quote but never to fix (until the week before we were moving suddenly its being fixed)
We had drains that didn't drain and our shower was regularly a bath full that didn't release water, this went on for many months.
We moved into a flooded kitchen with a dishwasher left in the middle off the kitchen which didn't fit under the unit so we had to ask for it to be removed and get a smaller one.
Turned out the reason the dishwasher was flooding the kitchen was because it wasn't plumbed in correctly.
We paid a professional plumber to sort the plumbing issues and a professional contractor to put TVs on walls etc to ensure no damage.
We moved into an unfurnished house fully of furniture which we were expected to just keep.
We were told the landlord is selling when actually he let his family move in.
Prospect have harassed us for the most ridiculous things such us 'all of the window keys' which were never provided, a radiator cap? a light bulb? seriously? they want us to send another cleaner to clean while the landlords family are now living there?
Making us feel like we trashed the house, like we were not clean people. We left that house immaculate and the landlord has confirmed he is happy with the condition yet the agents are relentless and despite us paying £450 on professional cleaning the carpets, professional clean of the house and decorating all at Christmas, making Christmas pretty crap, while finding a deposit to move they still want £500 from us!
People forget tenants have invested a lot of money into 1 property and we had moved into the area from London this same year too so new jobs, money was tight, all our savings were in the house and it takes time to be in a position to move again, but we didn't cause a fuss, we vacated even despite the fact we were told 'how sorry the landlord is, he will be flexible and let us stay on or go early. we finally secured a house after searching frantically over Christmas to be told, no they wont let you leave early!
I had to argue the fact we were told we could leave early so we agreed a date and now its a NO?
Finally we compromised on a week but jeez! this isn't good for anyones mental health.
Honestly, in my 20 years being an agent myself and over 20 years renting properties personally I have never ever experienced anything like this.
I would never recommend this agent to anyone because they are very efficient and fast at securing the business but I am not surprised to see how many people have had similar issues to us. This was our first maritial home and it was an absolute nightmare.

Our experience has been very BAD and DISAPPONTING. We are renting a property with Prospect in Reading and it takes ages to resolve our issues, most of which have been outstanding for over 6 months. They also give us the same updates every time with no resolutions. It is really frustrating that our concerns are not heard and we have no other options but to live-with-it. Unfortunately there is no break clause in our 2-year lease. Therefore, we are bound to pay the increased rent despite the outstanding issues.

I must say if you are thinking renting with Prospect agency please DON'T. When i came for the apartment viewing the agent agreed with everything i asked. It was very important for me the apartment to be pet friendly, the agent confirmed that on the viewing day. I must say the behavior from all agents was very arrogant. I also required a dishwasher or be granted to buy and install one, the agent mocked with me, saying that i didn't check the property properly and there was one already ( there wasn't a dishwasher) in my room we didn't had lights and the electricity plugs weren't working, half of the apartment was without lights or electricity plugs not working. The electricity made many of our white goods totally fry also laptops and mobile phones. After constantly calling and asking to be fixed finally after 6 months they send an electrician. After they managed to fix the electricity we had a black out and days without hot water and gas heating, it was winter time and super cold. The toilet was licking and they "fixed it" after 11 months and the toilet sit it's barely staying on it's place, no one is bother to fix it. There is either miscommunication between the agency and the landlords or someone here doesn't care about basic human living standards. The last thing that happened, ( i couldn't bring my dogs before because of covid ) i finally managed to bring my dogs, before i did i emailed the agent to inform her and for her to inform the landlord that i will bring my dogs, she replied to my email that such thing was never granted from the landlord. Before my contract ended, agent gave me a call if i want to extend the contract which we agreed to continue month by month because they are selling the property, i spoke with the same agent to speak with the landlords about me bringing the dogs, i was asked what kind of breed they are and when i told her they are small dogs and they have their age and they don't do much these days, sleeping most of the time she said she can't see a problem or why they wouldn't approve, so when we finally got to the point where i was about to bring them she asked me if i have this permission somewhere in written, all of a sudden no one remembers this conversation. I am putting in writing here that i will never ever rent with Prospect anymore and i will make sure everyone i hear who wants to rent with you not to

Given the dissatisfaction, the landlady provided 3 months notice to terminate her contract and they keep offering discounts for future services suggesting she cannot terminate her contract unless the tenant is served notice to leave.
Following this shock that a company would allow someone to be put out of their home in order to end a contract that has clearly been broken, the issue was escalated to head of lettings in Reading. After another 3 weeks of zero response despite multiple attempts to contact, the bullying tactics from Prospect continued. Saying that they could not terminate the contract unless the tenant was served notice, and more recently, out of the blue they said they would allow termination if a very significant fee was paid. There isn't anything in the contract to suggest a fee must be paid to terminate the contract and the loss of trust and faith in Prospect to manage a property has gone way beyond any stage of repair.
The stress, worry and ill health as a result continues and this issue is being raised with the local MP to notify them of the types of organisations they have in their constituency.
STAY AWAY FROM THESE BULLIES AND MONEY GRABBERS AT ALL COSTS.

Beware, a bunch of con artists that will try and take money off you in anyway they can.

I was asked to drop the keys in their office, through their letter box. 2 days letter, I receive a call asking why I had not returned the keys yet - so, someone had lost them. My calls were not being returned nor my emails being responded to, for 8 weeks. I only got some traction, when I had complained to the landlord directly. Prospects were trying to charge me for the keys lost from their property. My property manager was very unprofessional - not reading the emails properly, and passing on incorrect information to the landlord for deductions. I had to be on the phone to them for hours at a time, to ensure they responded to my emails. Managed to finally get my deposit back - probably when they realized I wasn't leaving without a fight and would drag them to TDS dispute service.

My calls were not being returned nor my emails being responded to, for 8 weeks. I only got some traction, when I had complained to the landlord directly. Prospects were trying to charge me for the keys lost from their property. My property manager was very unprofessional - not reading the emails properly, and passing on incorrect information to the landlord for deductions. I had to be on the phone to them for hours at a time, to ensure they responded to my emails. Managed to finally get my deposit back - probably when they realized I wasn't leaving without a fight and would drag them to TDS dispute service.
Absolute nightmare - seems to be the case with most tenants trying to get their deposit back, think it is an additional revenue stream for Prospects.

The service we received was appalling, we would not recommend Prospect to anyone, too many mistakes were made, our messages were ignored, customer service was very poor and in general the staff we dealt with were unreasonable, inconsiderate which as a result made the whole process of moving unpleasant, stressful and very costly. It has been a nightmare from the day we gave our notice and we would definitely not recommend the company nor rent a property through Prospect ever again.

Arranged a viewing to purchase a property! Appointment time came & went. Rang the agency to be told there was no booking in the diary! Lots of apologies & viewing rescheduled. I suspect the agent on their way had been sent to hide the booking error! Come on this is basic stuff!

Went with another agent who was marketing the same property. Would never use Prospect as they cannot get something like a simple viewing appointment sorted.

The first time we viewed properties with Prospect the estate agent was 15 minutes late with no courtesy call. The agent had very little details on the history of the landlord and detailed specifics of the property such as council tax bands and parking permits etc. Constantly being told we should get in and make an offer quick as there were multiple viewings booked that week and was a niche property. That property took 3 weeks to sell and had been reduced twice. 2 months later I call for details on another property with Prospect to which im lectured as to why I need to make early offers on properties as for a reason why i had still been looking after 2 months. They seemed to refuse the concept on why i wouldn't automatically accept the first place I looked at. The next viewing turned out to be the exact same agent, who this time was over 30 minutes late, with no courtesy call until he was already 10 minutes late. Maybe better plan is needed in the logistics of their agents. Yet again the agent had little information about the property or the landlord and carried on talking about how niche and unique the property is. We had an offer accepted on this property and after we made the offer the agent then started to roll off a list of what was wrong with the place. We decided to decline as we found a better property that required a lot less work at the start. When i spoke with honesty to Prospect (Chase i believe his name) as to this reason, he couldnt wait to get me off the phone and promptly hung up. Since this happened 5 days ago the property has amazingly dropped by £100. So much for a niche property!. I just sense a pattern of just trying to do all they can to get you to pay the most for a property, using buzz words and providing little information. Very much an estate agent thats only in it for the money rather than providing a welcoming customer experience. All other agencies we have dealt with have never been late or rude and have a detailed knowledge on the property and the back stories of the landlord. Providing honest feedback as to actually why the property may not be right for me should I ask for their opinion. Something Prospect simply dont do. I maybe in a small minority that has only had a bad experience with Prospect but can certainly see why after happening on more than one occasion. I certainly wont be using them again when i move property and in the future decide to buy.

At the checkin I have to pay for bateries for the gas alarms, as they were not fitted and they ask me to buy myself. That has been the beginning of a lot of problems. Please, never use the service of Prospect again.! Is a joke
