I write this review to inform the public of the unethical practices of this company, this is speaking from a former employee. The company micromanage and treat their staff with no respect, the salary is absolutely shocking for the expected hours worked - no work / life balance at all, management constantly threatens your job if you don’t play ball with them. The service levels there are the most horrific I’ve ever experienced in my 14 years in the industry, especially from a landlord perspective who pays a large management fee each month when the property management team are not locally based and from my experience have no clue what is going on most of the time and appear not remotely interested, then there is the accounts team, again not locally based and don’t chase landlords arrears - I mean at the 2 month point they actually send you a letter as a landlord suggesting you seek legal assistance - wow talk about washing their hands with you when things get tough! The property inspection are rarely carried out, there was over 100 outstanding at the Headingley branch before I resigned - how shocking is that and they don’t even care! They also regularly run incentives for staff to post fake testimonials to increase their credibility in the industry.

Think twice before renting from William H. Brown!
I am renting a flat from them. The entrance door is a menace. See the pictures.
The space between the entrance door and the jamb is so big that I can put my finger in it.

Think twice before renting from William H. Brown!
I am renting a flat from them. The entrance door is a menace. See the pictures.
The space between the entrance door and the jamb is so big that I can put my finger in it.
Note: The pictures where the door is reddish-brown are taken from inside the flat. If the door is brown, they are taken from outside the flat. The full-sized reddish door is a normal door that closes properly, shown for comparison.
The door jambs were cut to make room for the hand to turn the keys – the door was clearly taken from another building! All that's missing is a big sign saying "Welcome, burglars!". I mean, how do I dare not know that it’s the “unwritten duty” of renters to put up with garbage entrance doors in order to help the letting agency save money!
Also look carefully at the holes (with bluish light coming out through them) next to each door lock, in the picture where both door locks appear. Burglars can easily force the door open with a spanner or with some other tools!
Some “fun-loving” people can even put all kinds of small camera devices or even peak in with their naked eye (not to mention the door leading to the bathroom is in front of the entrance!).
And how about throwing a lit match or some foul-smelling stuff inside my flat through those holes? And if a fire occurs as a result of this, I suppose they will ask me to pay for the damages!? (My imagination is not too wild – there were already crimes in the area.)
And yes, all this is in Headingley. One of the “best” areas for renting in Leeds, isn’t it!? (And yes, I am paying a significantly higher rent too! “Obviously”, the “high quality” of the flat “justifies” it.)
Why haven’t the staff of William H. Brown checked **IN ADVANCE** that everything in the flat is in order? Really, it is EXTREMELY UNPROFESSIONAL to let the tenant "discover" such "surprises" instead of checking yourself (i.e., the letting agent) that **everything** in the flat is in proper order BEFORE advertising the flat for renting! (Yes, I did try to check everything myself before moving in – 15 minutes or so for viewing is not enough time; there were other issues.)
I called maintenance who then contacted the landlord, who sent a contractor. He was very arrogant and treated me like I didn’t know what a proper entrance door was or what living in a flat was like. (Yes, I did live in flats before! I have past experiences that are much better!)
The entrance door MUST be replaced, but the contractor said he would put some sponge or rubber, which obviously won’t solve the issue. The rubber or sponge can also easily be removed with the blade of a knife or a screwdriver by “well-meaning” neighbours or other people. ***And the door can still be forced open even with such rubber band in place.***
I even showed the contractor how other doors in the flat **close properly**. Look at the reddish-brown door, without locks, shown in full size, that has no door locks on it – it is the door to the living room. That is a properly looking door. There is no space between the door and the side jambs or the head jamb. As any other normal door!!!
However, the arrogant contractor still maintained his position – his real job is probably not to fix things, but to convince (or even intimidate) tenants so that they don’t ask for PROPER repairs or REPLACEMENTS.
In this case, it is VERY clear that the both the door and the jambs MUST be replaced!
There is also a HUGE breach of privacy – I can hear **A LOT** of what my neighbours are saying INSIDE THEIR OWN HOMES, even when all entrance doors are closed and locked. (Sponge or rubber won’t keep the noise out!) They can hear me too! And imagine what’s happening to my heating bills – the air flows freely through those holes as well as through the space between the door and the door jambs, almost **all around the perimeter of the CLOSED entrance door**!
If you are a tenant, avoid William H. Brown!!

I rented a property from William H Brown for just over 3 years. Over the time of renting the property repairs were not carried out the living room ceiling collapsed, a large glass mirrored wardrobe door fell and smashed on my 5 year old sons head, the area was known for mice the house had mice and the kitchen cupboards were past their best and dangerously hanging off the wall .when I begged (and yes I had to beg to get my property in a safe liveable condition for my children) they seemed set out more not to help! After months of living with a huge hole in my living room ceiling without anyone checking to make sure the rest wouldn't come down on my family contractors came out. They looked at the ceiling and said it was a bigger job than described by the letting agents who told them a small bit of plaster had come down. After that my living room ceiling was repaired in stages each an isaw to the eye. First I lived with plaster board with bloody handprints on that was for a few months then they came out to plaster it and left the plaster bare the walls were also a mess from the plaster and that's how I lived out the remainder of my months their living in a cave of a living room! When I called for an update on the repairs the letting agents gave me nothing and didn't seem to sympathize with the fact my home was falling in pieces around me! Getting them to follow through with repairs was a total nightmare! Anyway I left the property I gave them my one months notice which apparently wasn't good enough even though members of their company stated it was. They lied to me and called me saying they wanted to arrange a checkout inspection I said I need to check my schedule and the guy who phoned me then said well you'd better call me back before tomorrow. Good knack with customer service!! when I emailed the company stating his attitude towards me they stated it was a check out inspection and they didn't need to give me any notice they could come when they liked! Turned out not to be a check out inspection just a routine one which they did need to give me notice for therefore they breached their part of the contract! I left the property in a cleaner state than found cleaned all carpets etc handed my keys in paid my final weeks rent. Heard nothing for weeks....... then I started getting letters to my parents address stating I owed them a full months rent for which i'd written them a cheque for half of. We called and stated what had happened the lady on the phone said it all seemed a bit off and she'd speak to the company. The letters for the overdue rent carried on. When I messaged them and asked them what was going on they claimed I owed them for the rent still it was in my contract. When I asked for a copy of the contract they sent me one with chunks cut out then sent me a letter stating i'd

What agent could do to change your mind?
Refund the money on the furniture that they made me buy for no reason. Apologize for the lying. Pay attention to what the landlords are saying they should write it down give it to the landlord for confirmation.

If you want a professional estate agent to sell your house, be warned and do not use William Brown in Headingley. They lied to the tenants and told them they could have furniture when I expressed that I would like to rent the flat unfurnished. They do not take your instructions seriously or they forget to write it down. When it has put the tenants out, they lie and blame the landlord. They refused to give me my tenants numbers eventually when they did it all became clear the extent of their non professionalism. I am appalled, shocked and disappointed at the level of service I have received!!! They told the tenants that they could have beds and told me that the tenants insisted or else they would not move in!!! This was an outright lie, to screw up something that could be very simple. Worst of all is the lying!!! When confronted all they do is shift the blame and refuse to apologize.
