I had a bad experience with Shipways letting Agents , went for the house viewing in February and upon viewing they were some furniture in the house and the Agent Leah said they were going to remove the furniture and deep clean making it ready for us, On the 26 of February we received a call from Isiamel one of the Agents and asked us to come to their offices the following day to collect the keys,we went there and they said we need to sign the contract and pay the remaining rent as we had paid £254 for holding deposit ,we paid out Standing balance of £847 to Shipways account and signed the contract, all was in rush,we even mentioned that we can't sign the contract as we need to read first they said the moving date was supposed to be that day 27 February so we need to do everything by the day, We got the keys and went to the house, We got the shock of our lives,we were welcomed with dirty and dusty carpet,the cupboards were so filthy ,the shower glass with limescale and marks ,we took the photos and WhatsApp the landlord as she was already communicating with us,email the pictures to the Agents as well and they ignored,the landlord said she had cleaned and painted the house and it was ready for us to move in, Ringed the Agents to ask if they saw my email they said yes and they are taking landlord's word that she had cleaned and painted, on that note after communicating with landlord she blocked me and my husband on WhatsApp. We are very disappointed and hurt that someone can just take our money we worked very hard for just like that and we even told them that we do not have any more money to secure another house and this situation is really affecting us and our children at most as they are worried that we will end up homeless but they are not even bothered. We returned the keys the following day to the Agents and asked them for refund ,when we ask them they said we already transfered the money to the landlord ,imagine all this happened in one day ,how can the Agents say they already transfered the money to the landlord in 2hrs after tenant paid? They told us to report anywhere we want and they cannot do anything about it, we have given notice at where we are staying and spent the money we had ,we so disappointed as we paid for the services we did not receive, When we ask the Agent about the refund they tell us to speak to the landlord but for God's sake how can we speak to the landlord when we paid the money to the Agents ,we will not let this one go until we get our money back

paid a significant amount in rent and fees expecting a clean and well-maintained property, yet I’ve been left dealing with filth, urine stains, and severe hygiene issues. On top of that, I had no working cooker or hobs for over a month, which added extra costs and inconvenience. I’ve only been here for two months, and this entire experience has been unacceptable. My experience with Shipways Harborne has been an absolute nightmare. The property was in an unlivable state from the moment I moved in, and the letting agents have been completely negligent in addressing serious health hazards.
The cooker and hobs didn’t work over a month, forcing me to spend extra money on food, which they have yet to reimburse.
The property was filthy, with undeniable evidence of cat urine on the curtains, sofa, and carpet, despite their claims that no cat had lived there. The stench of urine was overwhelming, and after using a carpet cleaner, the smell got even worse—indicating deep contamination.
The sofa and carpet were covered in urine stains, and to mask the smell, they had doused the sofa in Shake 'n Vac before I moved in. This was clearly done to cover up the issue rather than fix it.
The urine stains, embedded fur, and contamination have caused me severe skin irritation and eczema.
It wasn’t until I finally had the motivation to do a deep spring clean that I started to notice the full extent of the problem. For over a month, I avoided staying in the flat because of how unbearable it was, and when I identified the issue in the second month, a lettings negotiator actually laughed at my situation, making a joke about how I hadn’t noticed it sooner. This level of unprofessionalism is beyond unacceptable.
Despite countless complaints and photographic evidence, Shipways refused to treat the problem and instead dismissed my concerns. They eventually agreed to release me early, but they still refused to take responsibility the unacceptable hygiene conditions or do anything to make the property habitable in the meantime.
I have felt physically sick living in this property, and their complete lack of care has made it clear they only care about taking money, not maintaining livable conditions tenants.
If you value your health and wellbeing, STAY FAR AWAY FROM SHIPWAYS HARBORNE. Their negligence, lack of professionalism, and disregard tenant welfare are shocking. I will be escalating this to Environmental Health and other authorities to ensure they are held accountable.

Terrible estate agents, they will rip you off on the selling fees. The offered to sell my house at £200,000 then two weeks later said the market had crashed and needed to drop the house by 10%. Many weeks later, I eventually sell for £175,000, however they still charged my the commission based on their initial estimate. To be clear........ the communication was awful and the amount of effort they put in to selling the house was terrible. Don't use these guys, use anyone else!

Terrible management!!!

I can't believe that I drove 2h one way from London to Birmingham for nothing. I had viewing booked, when i reached at the property I found out that is not the one pictured and advertised. I left the place and no one else called me for any further . SHOCKING. I think this agency likes pranks and customers kidding.

We recently decided to put our house on the market and was considering doing this ourselves, in an effort to save extra money.
I called three estate agents in the local area to provide the most accurate valuation and after meeting Fabio from Shipways, we felt like they had a real understanding about the market and what we could potentially achieve for our property.
We compared the costings from Shipways to doing it ourselves and for what they offered, it was great value for money plus they took all of the hassle out of the sale.
They managed to not only sell our property within a week but also achieve �7k more than what we were expecting. The whole team were professional / informative throughout and I would highly recommend potential house owners looking to sell, to use Shipways in Haborne over other estate agents in the area.

Throughout the process the service provided was friendly, professional and efficient. All members of staff were keen to be as helpful as possible and were very helpful with questions posed, always getting back to us quickly with the answer. Matthew and Winnie in particular were very good at making us feel that we were the only people that they were dealing with and that nothing was too much trouble. I would be more than happy to recommend Shipways and would certainly use them again should the need arise.

On the down side it was hard to get regular updates during the period before a buyer was found. I had to call in to find out if there had been interest or visits. Proactive communication from the agent at this stage was pretty much non-existent. When I called, though, staff were knowledgable, helpful and always polite. Unlike some other agents, Shipways answers the 'phone! During the sale process, once a buyer had been found, the agent was more proactive and quite keen to close things down.
