Review of Kings Letting Agency Enfield Town
I'm giving Kings Letting Agency only 4 stars instead of 5. We rented our flat in Enfield for a number of years and found the agent able to achieve a decent rent, found traders when we needed repairs, sorted out the gas inspections and generally looked after the invoicing & documentation to an acceptable level. There are 2 things that let them down after we decided to sell the flat for reasons not associated with Kings. We had agreed a refund arrangement of the tenancy agreement set-up costs with Kings if/when the tenant moved out of the flat before the expiry of their years contract to buy their own home. We had agreed this with the tenant & Kings before the beginning of their tenancy. There was some unseemly retraction of this arrangement, when we came to sell the flat, until Kings realised that we had an e-mail from them, agreeing to this. Also, the tenants left some rubbish and we claimed the cost of a removal company to take it away. It took Kings 2 months to get our money back from TDS, despite paying for the removal ourselves and repeated requests for a payment out of the tenant's deposit.

As a buyer, dealing with Kings wasn't particularly pleasant.
Having been in the property market for a number of months it appeared that Kings overvalue property by some margin. We tried to purchase one property off them that our RICS valuer confirmed was not worth anywhere near what the asking price was, and similarly we've seen a house with another agent that was listed with Kings immediately prior for a considerable amount more. I assume this is a tactic to hook vendors in promising them a quick sale at a high price with a low commission.
During the sale process the (I presume inexperienced) agent was very patronising, telling me all sorts of fairytales and doing everything possible to get an increased price for the vendor. This in itself isn't unusual but it was the manner in which it was done that told me all I needed to know about this outfit, especially compared to another local estate agent who were the complete opposite and didn't make my skin crawl.
When we, as responsible buyers, got a survey done and subsequently found lots of issues that meant the asking price needed to be renegotiated, kings responded with lots of excuses as to why this was a bad idea and eventually our sale fell through.
After this I stopped wasting my time viewing properties with Kings and took my business to a proper estate agent and am now happily looking forward to a new home. I will actively avoid this agent in future based on my experience.

Very odd, and the excuse used for the delay on the offers is not wanting to pressure on the seller to give a yes or no answer..

absolutely awful, poor customer service. Be honest. Read and abide by the estate agents code of practice.

I already had a mortgage advisor that I trusted, but I couldn't use them or the trusted conveyancers I had used previously. I had to use Kings' recommended online conveyancers, who I'm afraid to say were not good.

As soon as my offer was accepted, the estate agents were impossible to get hold of - always 'out of the office' or 'in a meeting'.
I spoke to the manager just once, and he seemed okay, but if so, he needs to take a better look at the tactics of his team. I will never use Kings again, either for buying or selling.

My husband and I are home movers and we had an offer accepted on our new home in January 2014. The sellers informed us that they are using Kings Conveyancing and were mortified. I work in the property trade and know what a bad reputation this company has; reason for a lot of anxiety and insecurity. And as expected, Kings lived to their reputation and screwed up massively. They don't understand the purpose or meaning of Building regulations, planning permission and even the 'vacant posession' turned out to be an alien concept for them. They Said 'this îs for the parties to decide'. Honestly, it has been a horrendous 3 months and We have lost the property courtesy to the aforesaid conveyancers. Or cowboys rather. AVOID AT ALL COST!!!
