im not even going to give them one star, absolute joke of an estate agent, My sister has been through the most horrendous year with them, Neil is supposed to be a professional who did'nt even reply to his emails on most occasions, waits until he is not in office or on leave and gets his staff to reply, The emails could have been written by a teenager for all we knew, with a reply to one email starting with the line of " hey yes probates in" how absolutely unprofessional is that. No one chased anything on time and she was left week by week having no idea what was happening. when she eventually exchanged contracts she found that they had not even pursued the sellers in the whole 10 months. I strongly recommend you don't use them if you want a quick move and excellent feed back. Neil was also the estate agent who went to another relative of mine to look at their home and business. when he arrived admitted he probably won't be the one to help with this but admitted he was just being nosey as he knew the business and wanted to see it. again how unprofessional

Austin&Wyatt is owned by Countrywide who sell mortgages. Countrywide reward their agents with commission when they sell a property with additional commission if the buyer takes a mortgage out with them too. Also the bigger the mortgage, the more commission. MR NEIL MAYES IS AN EXECUTIVE BRANCH MANAGER who is a negotiator on behalf of his company. He basically manipulates sales that are not in the best interests of his clients but fill his pockets with lots of commission. Buyers beware too. NEIL MAYES will only favour mortgage buyers and the bigger the mortgage the better for his commission.
Countrywide don't care that their BRANCH MANAGER is looking after his own best interests rather than the clients.

The WORST experience I've had with Estate Agents. Please AVOID if considering selling. I had the mis-fortune of selling a property with Austin and Wyatt and the communication was horrendous. It was so bad, the buyer felt the need to contact us directly. At this point we discovered a number of lies had been told to the buyer, including our representative telling the buyer insulting information about us, including the reason the sale was taking so long was due to our poor communication (simply not true). They even gave the buyer a date for eviction of the current tenant which had not been discussed, and was completely fabricated. We were not even informed the tenant had to be evicted as a previous discussion and text message showed we wanted to sell with the tenant in situ. From this point we requested all correspondents to be written in an email for evidence, to which this has been interpreted as they simply had no input at all throughout the sale. To the point where on the day of completion, (which had all been entirely arranged by ourselves and the buyer), when our solicitor tried to contact them on the day, he was unable to get any response. If we had waited for any response from staff at Austin and Wyatt, the sale would not have completed on the day and could have fell through.
If you do have the misfortune of using their services, I would recommend having everything documented in writing, as they prefer to only have phone conversations, then completely deny these conversations, and in fact, become very aggressive and rude over the phone if challenged. Also, be aware that once they have found a buyer, this is where their responsibility ends as per their contract, so be prepared to do all the work yourself during the process of the sale. For the price they charge I would recommend saving yourself a lot of the extra work and stress and use another Estate Agent.
It's not often I feel compelled to write reviews, but please AVOID them if you would like a professional sales experience of your property.

Branch manager, Neil, wrongly advised me that he was going to sell all the flats in a block. I had offered on one of the flats hoping for a negotiation instead I was told that a better flat would later be available. I still made a further offer and was also told that there was a first time buyer who had made a higher offer so he had already closed the deal with premise that he would advise me when he sold the better flat. I was also told by Neil that he would turn up for the viewing. The tenant living there expected him too. So was surprised to see only us at the door. Apparently after advising me that he would inform me of the sale of the better flat. The very next day, Neil found out that it was already sold to its occupant. He didn't bother to let me know. On calling him after a few months today, he advised me that the flat was already sold and was extremely defensive and argumentative regarding his hassle.
He was even accusing me of being rude to his colleague whom I had spoken to earlier which was a total lie again. This person has a reputation for this sort of behaviour. He stressed me out and caused me upset. I believed his lies.
I would have increased my offer further had Neil not advised me that a better flat was coming up. When dealing with me today, he was not prepared to listen. Instead talking over me with a pack of lies and interrupting me. So I said we ll leave it all your way. Then he wanted to do business with me.......
