The sale of our flat should have been fairly simple, at least that was the case according to Austin and Wyatt. The reality however was significantly different. The misrepresentation of our flat and the made up information during viewings was reason enough for us to terminate our contract with them. They advised several potential buyers that a) AirBnb was allowed (it is not) b) that our garden is communal (it is not), and c) that for our American Fridge Freezer we would accept £1,000. Total fabrication. The level of communication was appalling and we eventually had no confidence at all in their ability to sell our property.

We used Austin Wyatt when we let our house whilst overseas. The only thing they did consistently well was take money from us!
They were quick enough to take money for 'visits' and minor repairs; but every time we emailed with a concern they NEVER responded! For example, we had evidence that our tenants were in breach of contract as they had at least one extra adult living in the property (if not two). When we expressed our concerns we were ignored.
We were advised to redecorate to make the property more attractive to potential tenants, with the understanding it would be returned in the same condition. Foolishly we believed this and redecorated on the condition there was no smoking permitted.
We have just taken the property back with filthy carpets, damaged goods, and smoke stains. The 'independent' evaluator deemed there to be 'fair wear and tear', nothing more. When carpet fitters came to estimate replacements they commented on the atrocious condition of the carpet and the smell of 'wacky-backy' - funny that!
I would never, ever recommend Austin Wyatt to anyone, not even my worst enemy!

Unfortunately, I'm a tenant with this agent. IF you are a tenant then you are the lowest of the low apparently. These people are out to rip you off and make you feel like you should be grateful to be one of their tenants. I am moving out because I do not like these agents. I like the property but I do not want to be involved with this firm any longer. They are very unprofessional, care only about their fees..The worst agents i have ever rented from. AVOID

The general contents of the contract, knowledge and attitude of the staff is appalling. Not only did they charge me £80 and not carry out for an inventory check for it, but they also argued that I was supposed to effectively to conduct a self inventory and complete the form for them. The document I received was the previous tenants inventory document with the dates tipexed out. Arguments back and forth regarding this covered comments from Austin & Wyatt to the effect that "The £80 inventory charge isn't necessarily for an inventory" - well that's interesting...
This coupled with the fact that Austin & Wyatt tried to force household contents insurance on me "under the legal requirements of their contract" for £200 with their conveniently available insurance partner is outrageous. When I asked what law this was supposed to link to, and pointed out this is not what the contract said, they refused to give me the keys. I asked what business it is of theirs if my own belongings are insured. I was told protection from unforeseen occurrences such as a bath in the roof above leaking onto my things. This is an attic apartment. Why must I pay their business partners money to protect items that I do not want to?
When this company is not trying to swindle money from people they make it their mission to be inconvenient. After demanding my keys to do a flat check (for which they are unable to narrow it down within a 24 hour period) they have now given me a ridiculously narrow window to get my keys back. How am I supposed to get into my flat?
This agency needs to realise they are an intermediary between two customers and tenants do not work for them. They are reinforcing the belief that Estate Agents are the modern equivalent to tax collectors in the eyes of the public. e.g. disliked.

What agent could do to change your mind?
I don\'t think anything could change my mind with the current staff. I had dealt with this office previously when James worked there and had no problems.

I have terminated our contract with this agent after an appalling 2 months.
At the first point of contact, I was told "we have sold one in this block, and have plenty of people interested. It will sell within a fortnight." It took nearly 2 weeks to get the property on the market, and this was chased repeatedly. The description was very basic considering the fee charged in comparison to other agents. The sole focus of the manager seemed to be selling us his conveyancing package, which was irrelevant until the property was sold (which it didn't!)
After 5 weeks, no mention of a review, and no constructive feedback so I went in to the office where it was suggested that there was no reason why the property hadn't sold so it must be price. Following Orrey's guideline, I dropped the price by £15,000. The interest actually slowed down after dropping the price.
An open house was organised, with 48 hours notice, so unsurprisingly, no one turned up. It seemed at this point, that they gave up on any attempt to sell the property. 3 weeks on, and the online advert still has the date of the open date on, even though this date has passed. No adverts in the branch have had the new price updated (apparently due to a delay in head office but all it takes is a bit of paper to cover up the old price)
Considering the cost of the standard fee, the service was terrible, very little effort was made, things only happened when I chased it. Orrey's main priority has always come across as making sure everyone knows he is the boss, and doesn't answer to anyone else. Unfortunately, one bad person in this branch has had a bad impact on the people who did work hard to try and book viewings (Ben & Chris) but poor management and poor service has left an overall bad taste meaning I will not be using Austin & Wyatt again, for selling or buying.

What agent could do to change your mind?
I always was dealing with a different person and never knew who to contact for my issue. Constantly being transferred from person to person just to figure out a simple problem.

I wish I could say one positive thing about this agency, but I truly can not. They have outrageous fees and when you pay these type of fees you expect problems to be dealt with in a timely manner. They are not. They, to me are very corrupt, rude and treat you like a second class citizen. They with hold information and when attempting to confront them about this I was actually yelled at. Upon moving out I had a long list of task to complete, which I am fine with, but the property did not have these things complete when I moved in. Meaning I had to use my money to make the place better than it was given to me.
I wish I would have seen these other reviews before I used them, but I was in such a rush to find a place that they were the most convenient. I whole heatedly agree with these other negative reviews. There are so many other letting agencies out there to use and I had no idea how truly bad this one was until my move and I had an incredibly positive experience with the new one.

Now after the 6 months are up they have terminated the contract because the plumber the sent round cracked the bath and we re loosing our deposit because of it, now trying to get in contact with them they never ring you to let you know of the updates thoughtful the day. Karen who works there is the rudest person ever. After waiting 2 days for a reply she spoke to me like she couldn't care t all about the situation. They only ring you when he want money or chucking out when you have a young family. DON'T USE THiS ESTATE AGENT
