Woods Estate Agents is the most unaccommodating agency I have worked with. Whereas other agents (Ocean, etc) will schedule in viewings at times which work for you, Woods runs a strict 9-5 system. If you are working, this agency will not accommodate you in any way. Even if your partner/housemate is able to view in the daytime, they will not allow you to secure a flat unless both parties are present. They seem to have no concept much less understanding of the normal working hours and constraints. Many of their agents lack customer service skills, and seem incapable of understanding your situation or what you are looking for.

I rented a house through this agency and once I had paid the rent and signed the agreement I found the empty property to be dirty, and the inventory remarked that it was NOT CLEAN. I rented a house through this agency and once I had paid the rent and signed the agreement I found the empty property to be dirty, and the inventory remarked that it was NOT CLEAN.
The staff were not interested refused to inspect the house with me and to quote the manager, “ one persons clean may be deemed dirty by another” I would advise inspecting a property thoroughly when it is empty, before signing anything.
Some of the staff are rude and dismissive.

Please please and please AVOID them!!!
We are currently having the worst experience with Woods as a tenant. The agent managing the property we occupy is so rude and unprofessional. Should I say they do not know housing laws and regulations or they are not just guided by it? Very bias in their dealings, forgetting that the tenant is also paying their bills; and wanting to exploit unsuspecting customers.They are currently trying to impose undue charges on us after we've given sufficient notice period of moving out, as required by law (but that's definitely not going to happen).They charge fees for every and any kind of administrative task.

Worst renting experience. Woods not only rip you off, but they never take complaints seriously. We have been living with extremely bad mould in our property for a year affecting our health. We contacted Woods who hung up on us, laughed at us down the phone, sent sarcastic emails, and sugar coated what was a serious problem. They told us not to hang our washing up inside despite having no outdoor area to dry the clothing. They later had an engineer come round to check the boiler and in the process broke our washing machine located below the boiler. They sent us sarcastic correspondence and claimed it was nothing to do with them. We were then no longer able to wash our clothing, but still got told the mould was due to drying our clothes inside, even though we didn't have any clothes to dry. After a year of renting we could not bare any more so have had to move out. We didn't receive our full deposit back even though we left it in a better state than what it was like when we first moved in. Never ever rent a property from Woods they are awful estate agents and will let you live in a cold, damp hell whilst they sit in their office finding it amusing.

Avoid this agency as a tenant as well as a landlord. The staff is rude and unprofessional (in any branch), they treat tenants like garbage and make you feel unwelcome in your rented home - they are forgetting who is paying them money!! Avoid this agency as a tenant as well as a landlord. No curtains no phone line, all that was promised was not delievered until we had to sort it our self. I am still to this date unsure of where our money has gone as they certainly have not used it to support us.

West bury on trym office did and illegal house search, waking our housemate up as they enter eroded there bedroom. One calling to complain they in formed me they left a voice mail on a house mates phone, this was not true. Lies on lies on top of rudeness. IF YOU ARE A NEW TENANT, MAKE SURE U ABSOLUTELY LOVE THE GOUSE AND ARE WILLING TO DEAL WITH THESE PEOPLE'S

We are tenants currently looking for rented property in Bristol and I would recommend all potential landlords avoid using Woods to manage the letting of their property.
We called to enquire about a property in Bradley Stoke Bristol, straight after answering the phone the letting agent demanded more information on our credit rating, because she "does not want to waste her time" they wanted us to get a credit report from experian (at our own expense) before they would even show us the property. My husband and I have been renting together for 5 years. In that time we have never missed a rent payment, have never had problems passing credit checks, although our credit rating is not perfect (we have no CCJ's etc) and have always had a good relationship with our letting agents, however she was not interested. In addition to insisting (in a not too pleasant manner) that she would not deal with us without us providing her with a credit report, they also wanted to have their own credit reports done for both of us at the cost of £180 EACH, this seems extortionate. All this was spelled out to us before we had even enquired about the property! I have never been treated like this by a letting agent and we will never be interested in any property Woods have to offer now or in the future.

There have been numerous problems with this agent on trying to view and secure just one rental property.
Firstly, their complete lack of flexiblity in times of viewings to the point where I actually had to alter my own work hours to view a property and this was a secondary viewing as they refused to let my partner take the place without me being present as well.
Secondly, and this happened on both viewings, they sent staff who had no idea about the property itself. We could have shown ourselves round if we'd have had the key. I understand people get sick but at least brief the person you're sending to cover so they can give you some relevant information. Or, as a bare minimum, look like they know what they are talking about.
Thirdly, failure to provide/respond to queries and requested documentation. The property myself and my partner viewed came furnished and we wished to see a copy of the inventory so we knew what was included and also if the bed in the master bedroom could be removed. This request was made lunchtime on a Saturday after my partner first viewed the property. By the following Monday evening and the second viewing we still had not been sent this information. We requested it again and stated that the only thing stopping us taking this property was viewing the inventory. The agent said they would check and let us know and wouldn't show any other people round in the meantime. Shortly after this viewing we received a call regarding the bed and told we could view the inventory the next day while picking up the paperwork to commence referencing. At that point it was our understanding that the property was ours.
As per the arrangement on the telephone the night before my partner went to collect the relevant paperwork and pay the very high administration fee Tuesday lunchtime to be told that the property had been taken by someone else that morning. They had failed to notify my partner of this causing him to waste his time travelling to their office and back during his lunch break. If we had been given the inventory when requested we could have dealt with the paperwork Monday evening.
Finally, a quick note on the administration fee, which is £180 per person. I think this is a ridiculously high fee and, speaking to other people, know that other agents don't charge near this fee if they charge one at all. The fee covered a credit check, employment and landlord reference and acted as a holding fee while the checks were being carried out. If you failed the credit check you lost your money.
Overall, the service provided by Woods has been dreadful and I would think very carefully about using this agent again. They clearly have no ability to communicate with prospective tenants on any level.
