Avoid as a tenant. Throughout our tenancy our emails and maintenance requests were repeatedly ignored for urgent issues such as the front door lock malfunctioning and a leak over electrical cables, a potential fire risk.
Upon check-out we were charged an enormous cleaning bill, despite leaving the property cleaner than we found it (complete with maggots on the bed and some mouldy chocolate behind the desk!) When we asked for proof of a cleaning invoice, there was much hesitation, they eventually admitted errors on the bill of over £50 that had been "accidentally charged."
To top it off, months after finishing the tenancy I realised my initial non-guarantor payment (of two months rent!!) had not been returned to me. I had to directly ask for it back.
For the hassle, countless emails and emotional upset they caused, I would never live with this agency again.

DO NOT RENT FROM THIS COMPANY! Grant property/ Sandstone whatever they call themselves now. We rented in Nottingham, avoid if you can. I had to go through TDS to get my deposit back, they were also unresponsive to TDS (we left in September and didn’t get the deposit back until December, but only with the help of TDS!). Property managers were James & Manni both equally as useless. If you need something fixing don’t report it on their stupid online system- RING THEM. The flat was in an old Nottingham townhouse but it was poorly kept. Draughty, damp, cold, mouldy… Overall avoid avoid avoid!!!

Firstly, the phone was answered with a few syllables spoken quickly and I’d no idea what he said. No friendly greeting. I enquired, and he said flatly, ‘We get loads of emails’. As if that is a response to us, who’ve been looking for months to get any response from an agent; you all know how it is. I got cut off, so phoned back. He answered again and I had to ask, ‘What did you just say?’. Answer was something like, ‘Max speaking here’. This guy couldn’t have given a stuff. So I asked him if it was Ok for me to call this company. He said, yes, sure. I bit my tongue, but wish I hadn’t. Rude, couldn’t give a monkey’s, unhelpful. Just what we need in our search for good student accommodation. Thanks, Max. I see by lots of bad reviews that we will definitely avoid! Been there, done that, with other crap company for my daughter.

5th May - I had an online viewing with Lorraine about a flat in Glasgow. I paid £200 to secure the flat and take it off the market. Totally happy doing this and I knew it would be taken off the first rent as it's illegal in Scotland to take fees like this unless it contributes to rent or deposit somehow.
16th May - The person I was going to be sharing with sent and email to Amie Philips, the property manager, saying that we could not go through with the flat due to some problem my flatmate had, but we did ask her before hand what would happen with the money and on 12th May, Amie stated that all fund would be refunded.
27th May - The property is back on the market and we still haven't been refunded. Nor have we been contacted by any member of the accounts team about a refund.
1st June - I contact Lorraine again and ask about this, and she said she would look into it. I gave my bank details to get the money sent over - I really thought it would happen.
13th June - I call Sandstone Property Management and Stephanie(?) picked up and I told her what my problem was and she said the FC was busy so I would get a call back *within the hour*. No call back.
14th June - I call again just in case they forgot. Stephanie(?) picked up the phone again, and said she would check. I'm on hold, then I get put through to voicemail. So I call again, and again, and again, and each of those times it just rang and kept on ringing. I wait 30 minutes then I called again, and then I pressed 0* and it rang once then went dead. And another 3 times.

I would advise Grant Property/ Sandstone (new name due to tarnished reputation) should cut there losses and liquidise what is left of this phoney business for the benefit of public health. Ta ??

A non starter, after dealing with the agent via email and signing all the relevant forms, they informed me the day after I was due to move in that another fee would need to be paid to "release the keys" the fee was almost a grand on a 470 a month property. After informing them that the government would not allow fees over the monthly rent amount, they told me I had agreed to this. Nowhere in emails and documents I signed was there anything about this. The fee magically halved after I then told them I'd be in touch with the Citizens advice bureau.
Essentially making me homeless after paying off the initial fees and moving from my previous tenancy, the cab told me the fee was bogus after I shared all correspondence with them. Showing themselves as scam artists out to get any charge they can from you from the get go.
Absolutely do not rent with these people. If I had paid the fee who knows how many charges they would have tried to get out of me down the line.

This review concerns Grant Property (Sandstone Property) operating in Bristol. My son is a student in Bristol. He recently left a shared house in Bristol which was let through Grant Property. Upon leaving the house, Grant property wanted to make a number of deductions from the deposit for damage, cleaning and unpaid rent. Whilst these were all legitimate under the terms of the 'joint and several' tenancy agreement and some items were acceptable - some cleaning and some repairs, I took issue with the agent over unpaid rent. One of the tenenants had not paid the rent and had simply left the property, leaving the others to clean, fix and pay thier rent. I asked Grant Property to act responsibly as I believe they have a duty of care to the tenants. Grant Property have made no effort to collect the rent from the indivudual concerned and have opted for the easy route of deducting it from the deposit. This leaves the remaining responsible students having to accept responsibility for the bad behaviour and debts of the one irresponsible one. This obviously created a deep resentment and sense of unfairness amongst the remaining students who acted responsibly. One can understand why, on another occasion, a sharing tenant may decide that it is not worth bothering to be responsible as those who are not and don't care will simply leave them in the lurch. The result is potentially a situation where no one cares. I asked Grant Property to act responsibly and to attempt to recover the upaid rent from the person responsible so that the other tenants would not lose out too much. They made absolutely no effort to do this because they have no reposibility towards the tenants and it is simply very easy to deduct the unpaid money from the deposit. I find this attitude greedy and ignorant. 'Joint and Several' tenancies only serve the needs of the landlord and the agent. Even guarantors for students in these agreements can be held liable for the ENTIRE rent of the property and not just for thier own child. Parents should excercise GREAT caution when being asked to act as a guarantor. There are alternative and better tenency agreements for shared properties which consider the needs of ALL parties. Decent companies and landlords do use these agreements.

Property manager rarely responded to any messages or calls (and didn't respond to anything in the last half of the tenancy), so we'd have to go through the head office and would be passed from person to person. Did not receive a move out pack explaining key hand in, deposit return etc. Was paying £495pcm on a room when my neighbour had a room twice the size and was paying £500.

This was one of the lies following those that caused her to be unhappy with her tenancy in the first place. Another bad violation.

Absolutely shocking estate agents. Please avoid at all costs. We had no end of problems in our flat, including those which endangered both our own and the public's lives. Grant were informed of these problems multiple times via email and phone. However, absolutely nothing was done about it.
We (as tenants) had to get the local council involved just so something could actually be done about the problems, since Grant themselves just ignored all our communications.
My flatmate had to spend the final month of our tenancy sleeping on the sofa in the lounge, because they failed to repair a severe hole/leak in her bedroom ceiling, rendering her room unusable. We were promised compensation. However, as per usual, Grant failed to respond to any of our emails.
Please avoid using them at all costs.

Horribly horribly overpriced, I moved in last minute and am paying prices for a run down dingy flat equivalent to city center water front prices. Truly awful company.

However Grant put all the bills in my name without consulting me, when I challenged they refused to change it and gave me a whole list of excuses. So now my credit score is in the hands of two people I had never even met before... and Grant will not do anything about it. Imagine yourself in that situation, scary.
Further to this, they demand so much paperwork, references etc before you even move in it's a joke. We have had workmen let themselves into the flat with no advanced warning and Grant are just awful to deal with.
PLEASE DO NOT USE THEM, AWFUL!!!
