Do not use- disorganised, greedy, impossible to work with,

- They took almost 3 months to return our deposit, despite constant reminders (no reason for the delay) - Issues reported with the property were forgotten and never resolved - Tried to get us to lock into another year long contract 4 months before our minimum tenancy was due to end - Made the property available for viewings 4 months before our minimum tenancy was due to end - Had people turning up at the wrong days for viewings at the property - Refused to offer a rolling contract after the first year - Demanded a rent increase on renewal, for no reason - They have given out our personal details to debt collectors, for utilities used after our tenancy ended - Incorrect address details on their website - Impossible to contact- their main number is full of dead-ends (go to reception) - Even once I had an actual mobile number to contact the letting agent, they would rarely get back to me
This is why tenants need to have a say in what letting agent will impact their every day, rather than leaving it to the landlord to decide...

DO NOT RENT FROM THIS COMPANY
From start to finish the quality of service was AWFUL. We had issues immediately after moving in which we reported, only for them to be ignored for months. Then if they did finally send someone, the issue was never solved. In fact, when the washing machine was broken and I asked for someone to come and repair it, I was sent the washing machine manual and told to fix it myself!!
and now, I have (thankfully) moved out about 3 months ago and still we are fighting with sandstone/grant to get our deposit back. Now they are practically impossible to get a hold of- however the communication was impeccable from them when it was time to actually PAY this deposit.
considering all 5 of us are students, this behaviour is absolutely appalling.
DONT NOT RENT WITH THIS COMPANY!!

DO NOT RENT FROM THIS COMPANY
I rented through Grant Property (previously Sandstone Properties) with three student housemates. We had problems with the property throughout our nearly 9 month tenancy which took an unbelievable amount of time to resolve. This included a missing desk chair and blinds from one street facing bedroom, posing a safety risk for the student who had to sleep in view of passers-by. It took Grant Property four months to provide a desk chair and blind for this tenant.
The main issue which was not resolved during our time with this agency was a mould and damp infestation throughout the property, including three of the four bedrooms. We alerted Grant Property to this infestation before we had moved into the property in September 2021 and it is now July 2022 with no action taken. This means we have been living with mould and damp throughout the house while they've made no effort to resolve the issue.

Rent a property from them at your own risk. At first they said the property I rented was bills included on their website, but after paying all the fees, they ended up saying is not bills included. Secondly, I had issues with the shower and the kitchen sink hole, they sent a plumber who only just poured a chemical into the hole, the next thing I received from this agency was to send me an invoice of £140 to pay and if I don’t pay, they will take it from my deposit.

Many things wrong with the house when we moved in and extremely difficult to get in contact with them to get things fixed. Eventually we moved out after a year and things still weren’t fixed such as a huge mouldy wall. They’ve now stolen a large portion of our deposit and probably think that this is okay because we are students, but we left the house in pristine condition (apart from the mouldy wall!!). They’re now not replying to any emails regarding our money, it’s been over a month with multiple emails. Do not use this company. We are now in a new house and the company is amazing, no problems so far.

If I could give no stars I would. Terrible service wouldn't fix two safety issues for 3months where someone could have accessed our house. Smaller issues like a broken toilet seat were also not repaired within 3months. Impossible to get in contact with them and the turnover of workers is huge! We dealt with at least 4 different people within our year staying at one of their properties! A terrible service - DO NOT USE I BEG YOU! Not cheap either!!!

Really strong communication until you’ve paid the deposit and then it’s radio silence. I joined a house share and was given 1 week (!) to provide accommodation references, proof of student status, credit score and 2 forms of ID.
We had a gardener as a “goodwill gesture” who failed to maintain the garden between tenancies. As a result, we moved in and found out that a bush had been allowed to become overgrown and had broken our neighbour’s fence. He had placed several complaints about the damage to his property and they had offered nothing, not even an apology. Eventually a gardener did come (September) but he did not remove his waste: we called about this as we didn’t have a garden waste bin and no means of going to a tip. At one point our property manager asked if we couldn’t just put the waste (large bits of tree) in our kitchen bin. The garden waste was not fully removed until July.
Our washing machine had a problem with the locking mechanism which we didn’t discover until we first did our laundry. We were charged for this and disputed as there was no proof we had caused the damage and it was the first time we had used it - we were told that it hadn’t been reported in the first week of us moving in so we had to pay, but who does laundry within a week of moving into a new place? Our washing machine was broken and Unipol guidelines state it should be fixed or replaced in 3 working days- it took a week and a half for a call-out.
Workmen and valuations people would let themselves in. One housemate was working in her bedroom when she heard a knock on the door, said yes, and two men came in and started taking pictures of her bedroom.
At times very unprofessional in emails, you shouldn’t expect ‘FYI this is...’. Very underwhelmed by some of our communications. We did not receive our due 24 hours notice for a viewing and were essentially guilt-tripped into allowing it to go ahead because the person doing the viewing had to come all the way down from Edinburgh. Poorly run organisation with a lot of turnover during our tenancy.

Since being in our property we've had a long list of problems which Grant Properties have failed to address. By far the worst agents I've ever had.
