Being given incorrect details for our energy supplier and then being told by another that our meter wasn't even on the government database. Broken dishwasher, broken shower upon move in. And telling us that they need to send in a surveyor less than a week after move-in to asses the value for selling the property.

I'm a commercial and property photographer, and work with similar agencies all the time. I've never seen a level of incompetence like this. Take my advice and AVOID this group like the plague.

The company don’t care about tenants at all they just wanna make as much money as possible. I was forced to leave university for a severe mental health disorder and was left trying to find a tenant for over 4 MONTHS, I found over 20 people interested and would try and conduct them to take over the tenancy but it fell onto the agencies DEAF EARS. They refused to conduct viewings or help me find a tenant in anyway!!!! They don’t care about individuals they just want to milk you for your money! And left me having to still pay the £475 rent for 4 MONTHS!!! SAVE YOURSELF THE BOTHER AND FIND A DIFFERENT COMPANY! Trust me

AVOID RENTING FROM GRANT PROPERTY AT ALL COSTS. I would have rated 0 stars if that was an option. Absolutely horrendous letting agent company that treat students like mugs. I say this for a number of reasons.
1) I rented a property from them and the roof in my bedroom leaked substantially. Their own handbook said urgent leaks would be seen to within 24-48 hours, they left the room stinking of damp and mould for over 3 weeks and suggested I sleep in the living room on a couch for these 3 weeks. I was given a measly £50 compensation from the landlord and a dehumidifier- bear in mind I was still paying £400 per month to have no access to a clean and safe bedroom to sleep in. See photos attached for the extent. Funnily enough they did a quick patch up job once I'd made my intention to leave the property clear.
The property manager appeared incapable of making any decisions or communicating clearly. Likewise, in my opinion Andrew Hutton, Director of Property Management, was very condescending in any communication I had with him and appeared not to care one bit.
2) It took me four emails to finally get a response from the person responsible for returning the deposit to process it. They were quick enough to charge a holding fee (which they conveniently added to the deposit for the property as holding fees are illegal in Scotland), deposit and rent as quick as they could, but returning money was clearly not an urgent enough task for their team.
If you are a student seeking to rent with Grant Property - do not bother. Worst experience with letting agents I have ever had and if you read other reviews they will tell you the same. I moved out my property in October and just had the deposit return processed later than the 30 working day timescale they communicated to me.
Overall, Grant Property are chancers who think a law student does not understand the repairing standard or their tenancy rights - AVOID AT ALL COSTS! My new letting agent is absolutely fantastic in comparison to Grant Property (who I'd label as "cowboys").

I feel completed to write this review. This guys are complete scam artist, I would advice both tenant as landlords to stay away from them.
I had some friends coming over from Spain, they have just finish their Uni degrees and are looking to work here for a while to improve their English. They found a property with this agency, they were in contact for over two weeks, I was a POC and they could phone me if there was any issues.
The last they heard from this cowboys was on Friday night when they received a message telling them to meet at the property for the keys.
Fast forward to Monday when they arrives to Glasgow they had a message saying that there was stuff missing, the guys had paid the required advanced deposit and would pay the rest once here (as o per the confirmation email sent from the agency "2. Pay your share of the property deposit online at PayIt (MUST BE PAID WITHIN 7 DAYS OF TAKING THE PROPERTY" ) and they had filled an online form.
This scammers knew that this couple had just finished uni and had no references, they were very well aware of their situation.
Back to Monday night, I gave them a phone to understand, the woman that answered the phone….well, she gets the award for most rude person ever, she kept insisting on "they haven't paid anything and they haven't given us references) They were also asking them for 2 references for EACH tenant…. Never in my life I have been asked for that many references for renting a house, SPECIALLY when they asked for 4 months' rent in advance, witch my friends agreed to and were willing to pay…
I ended up telling Mrs Rude that I would pop over the office and before I could ask till what time they are open she hung up the phone (10/10 for customer service - landlords be warned this is how your tenants are being treated)
When I arrived, they stated that there was issues with the references, or lack of them and the money not being paid.
I spoke to them on Friday morning and none of this was highlighted, they could have also contacted me on Monday morning and let me know that there was potential issues, none of this was done.
Keep in mind that the expectation that they set on their email is NOT the reality of what was expected of my friends.
We obviously asked for our money back and we already have a couple of viewing with other agencies (that were very keen to help when I messaged them this morning explaining the situation)
I can't express enough how disgusted I am with this agency and their behaviour during this.

Overpriced for extremely poor quality. I was paying a large amount for a room with peeling pain, holes in the flooring and broken furniture.

That is all the good I can say for them. Initially when I moved in the flat was in a horrible state and the previous tenant was only charged £30. On departure of our flat we hired a professional cleaning company ( as the one Grant recomended never got back to us) to do an end of tenancy clean. Despite leaving the place very clean we were each charged £75 for âcleaningâ. Many items on our end of tenancy report were falsly reported and when emailed about items specifically they were removed but no appology was given for the initial charges. Despite many long emails and phone calls to the Glasgow office I had no reply for 3 weeks regarding my issues with the move out report. Finally after a month received a reply saying it was out of their hands. I think this is unacceptable as they had not read or replied to any of my emails and still charged us for âcleaningâ. I am outraged by the process and will never recommend anyone to let from them due to my awful experiences.

I would not advise this agency to anyone as they are only interested in ripping you off! We rented a flat through the Glasgow agency branch and had an extremely poor experience. The staff is incompetent and also very rude, a nightmare to deal with. In order to get something fixed in the flat you will need to call them at least 5 times and wait a few weeks to get it fixed (if you are lucky enough it ever gets fixed). They will charge you random amounts every now and then under the excuse it was a mistake, so be careful and check your account. Last, forget about your deposit at the end of the tenancy. We got a �320 deposit deduction for some dust under the sofa and a 10 years old toaster which needed to be replaced. Extremely disappointing service!

Absolutely terrible property managers. We are in our second year with them and have experienced just about every landlord related problem you can imagine.
In our first property we had a massive damp patch on our roof which was promised to be fixed by the time we moved in but a year later was still not repaired. We also received a huge cleaning bill upon moving out despite spending 3 full days cleaning the flat before we moved out, including polishing toasters and door handles. I think it is fair to say we went far above what most tenants would do upon moving out. Stupidly we decided to stay with Grant management for another year just for ease. So far we have had problems with regarding a tumble drier we were promised upon moving in and 3 months later we still do not have one. Also we have a leak in our living room and this has still not been repaired 10 days after being reported.
Although these are all bad, the worst thing is there customer service and the lack of effort they appear to make towards their student tenants. They struggle to reply and constantly just pan off problems saying someone else is dealing with it.
Under no circumstances would I recommend this letting agency and I think the staff should search their reviews online and notice that there is not a single positive one to be found. This gives a clear message that some serious improvements are needed.
