I wish I’d read reviews before I moved in. As everyone else states they are absolutely awful at replying and getting in contact. They failed to put our deposit into a deposit scheme within 30 days and I’m struggling to get my deposit back. I chose to move out after only a few months because it was HORRIFIC. Just to name a few things: when we moved in the door wasn’t even attached to the hinges, we were harassed by tilli the awful company they recommended and gave our details too, we weren’t given a key to the bin storage and still waiting on being reimbursed for it and mainly the no contact!! They are also rude and always passing the blame to another department and no one can figure out there “one time mistake”. Please go with someone else and don’t make my mistake!

They then said they’d accidentally left the keys in the office-then closed for the weekend rather than let us collect them because apparently they couldn’t wait an extra 15mins). On moving in and seeing the metre, it isn’t even prepayment- it’s a smart metre! Repairs are hit and miss. Some repairs are dealt with promptly but others (such as the window being glued shut which we told them about in February, haven’t been sorted. They sent somebody out to look at it but the guy showed up, looked at it, then left and didn’t come back.

Other times, the agents and their subtractors show up completely unannounced, or give very little notice. Usually I wouldn’t mind, but when you’re an online tutor and you’ve got some guy banging on your door and shouting “hello? hello? hello?” after they’ve opened it (they have keys to your flat as well) and I have to delay my lesson, then it isn’t good. I never write reviews but Grant have been completely unprofessional, with no regard for the law in Scotland surrounding notice to tenants. By law, the landlord, the agency and their contractors have to give a minimum of 24hrs notice- a minimum.

If I could give this company zero stars I would. Paid upfront for 3 months for May 2020 To Aug 2020 paid over £2000 stared chasing us in 08.07.20 for unpaid rent!!?? We now have an eviction notice! we found a new property at the end of June 2020 to move in immediately as we could not stand the unsanitary grounds as bins had rats and blue bottles. There's so much more but suffice to say DO NOT RENT FROM THEM

I had to pay a non-guarantor fee which was 2 month rent up front, not withstanding a deposit on top. We received a shocking deduction for cleaning (they must use the most expensive cleaners in Dundee) when the flat was fine. However, nearly 2 months down the line and I have yet to receive my £560 guarantor payment which they seem to have “lost due to a computer glitch”. The property manager keeps dodging my calls and emails - crazily unprofessional. I’m now at the stage where I’m about to take legal action.

Me and 2 others rented with grant properties for 1 year. During our experience there was several problems.
Firstly, when we moved in we reported that a chair was broken on arrival. Our reply to this was that they had contacted a contractor to replace the chair - this never happened after several times reminding them.
The flat itself was extremely damp and cold, we had to purchase dehumidifiers out of our own money.
We had a rat in the kitchen due to poor workmanship (the wall behind kitchen units had huge holes in them that lead straight into the overgrown garden.)
After moving out it took them over a month to give us our deposits back. The deposits had over £300 taken off for cleaning as apparently we were expected to have the curtains and carpets professionally cleaned (they were not clean when we moved in)
The carpets and vinyl flooring was not even attached to the floor properly, you could lift it up with your hands.
The staff at grant properties seem to not know how to respond to emails and most of the time they never replied to emails.
I would not recommend leasing a property through this company.

I have now been in the flat just over a week. My contact,Livia has been helpful throughout. Sam is the most useless person I have ever met in my life.
We had a problem with secured entry door not being fixed for over a year! As a result almost every day we had visits from drug addicts who were not only scary to walk pass on the exit from our flat, but also were leaving drug paraphernalia, needles with blood, human feces and puddles of urine right on your door step. Grant properties did not clean the place and it took them over a year to fix one door! During this time we were scared to leave the place either because of unexpected encounter with drug addicts or for everything we had to walk through just to leave the building. The previous security system has been kicked out multiple times before and after a year they put the same very weak lock as Sam said they the area doesn't require strong security system. I think they get some profit from every repair as they did possibly everything to make sure the door require constant attention and generate costs to maintain it.

The flat had a lot of black mould hidden behind beds and other nooks and crannies we did not see on inspection, so much so we had to get environmental health agents and such. After 2 months of one of us sleeping on the couch because one bedroom was a health hazard.
After several months of threats complaints and even getting others to go to headquarters to demand something be done they didn't care.
We had homeless people live right outside our door in our communal area that the neighbours share.
Then they had the cheek to increase the rent by 33% in a year, despite mould, peeling paint and very noisy leaks.
There is absolutely no justification for charging £1600 a month for a god awful probably illegal 3 bedroom flat.
The agents when we confronted them passed us off to each other and then on to someone with a higher pay grade and this seems non stop.

My flat mate and I moved out of this flat and left it sparkling clean. Before we left we had broken a glass cup and obviously knew Grant Property would take that out of our deposit. On inspection of the house after our move out, we were sent a tenant checkout e-mail that that one mattress had a stain ( pictures of this stain was nevere sent), one glass cup was missing( which we were aware of ) and that cleaning would be required for the carpet in the hall way ( a video of this carpet to be cleaned was to be sent to us but they never did).
My flat mate and I did not dispute anything bcause we had read reviews that it would only prolong our depost being paid do us and we thought they would not charge us that much. Boy were we wrong.
We were charged £170.56 just for the cleaning of the carpet in the hallway and 273.31 for a broken glass cup and the stain of the mattress. Seriously???? You could tell that the glass cups were cheap and I really dont know how they arrive at these sums.
I will never use them nor recommend anyone to them. I should have avoided them when I first read the reviews. I have defintely learnt my lesson.
Goodluck to those who decide to rent a flat with them.
