Never turned up to the viewing! My friend and I spent our money & travelled all the way from London & Birmingham to Nottingham to attend a house viewing just for no one to turn up. We were told the letting agent had taken a day off however we were never informed of this or any changes to the viewing beforehand. We stood in the cold for over an hour trying to figure out what was happening. One of the other letting agents said she would refund me for my travel however I’ve been chasing this up and have just been getting ignored. Really bad first impression and complete unprofessionalism, definitely will not be renting from here because it can only get worse and from reading these previous reviews I think I’ve made the correct decision. I wouldn’t recommend at all

Do NOT give your money and trust to Sandstone.
If you want quality service, value for money and safe, reliable properties that don't violate fire and unipol codes, sandstone is not the place for you.
I have never seen a business act in such a way sandstone has. Theres too little time to list all the egregious examples of their failures to meet their tenants needs, but severe mould issues, broken furniture, fire code violations, heating issues and terrible communication skills are just a few. From agents, property managers and contractors- every part of their "service" needs proper reevaluation. the only time any process was swift was when they wanted to take our money.
After multiple phone calls and emails, (totalling above fifty over multiple weeks), no one responded to us, even when we had proof of their continued false promises that over time- materialised to be flat out lies. It became so severe that we even had to get an independent body involved, which after their involvement, we realised they broke multiple standards expected of student living providers. The worst part was that we were only one example of this treatment. From other reviews evidenced on this website, and other instances we ended up finding out about- it seems like this has been a consistent issue that has affected way too many people who just want basic, proper living conditions.
My time associated with Sandstone was one of the worst periods of my student experience. You hear horror stories about bad landlords, but you never think it would happen to you- until you end up with someone like sandstone. I say this with a huge amount of concern and care for anyone looking to rent a property with them- please reconsider your options and approach this company with the upmost caution.

If I could give zero I would. Our experience with them has been despicable, toxic and frankly their conduct has been illegal. First and foremost - if the house you’re interested in is 6 Dagmar Grove in Beeston, don’t do it.
The house had numerous serious issues including ones which are dangerous to health. Sandstone was 100% aware of all the significant and health-risking issues, if not from my hundreds of emails, the inventory even states “significant mould damage” to one of the rooms. I don’t blame the workers really, I think they are simply overworked.
Now onto the details, the house was filthy upon move in and one room unliveable due to extensive mould problems (picture attached). The bathroom was likewise a health hazard with massive orange mushrooms which grew from the floor, walls, bathtaps etc (pictures attached). The toilet would constantly become blocked due to what the emergency plumbers I called “hack-job plumbing” which “should be torn down”. Despite innumerable phone calls, voicemails and emails begging for help and using Sandstone’s fix-flo lines we would never receive responses (and if we did it never ended in the issue being fixed). When the only working toilet broke, an issue that their fix-flo form states they legally have to fix within 48 hours, they did not respond for 3 months. So if you rent from them, be prepared to cover all fixing costs yourself and a long legal battle if you want to be repaid. In fact, that goes for the deposit too. I have just finished going through the legal TDS dispute process for the return of our deposit as TDS recognised Sandstone as failing to respond and comply with code.
The videos they show you for viewings which they claim are from the current tenants - they aren’t. I spoke to the new tenants who moved in (and the old who moved out before us) and they were shown the exact same videos.
I could go on, and on about them, this review covers 1% of what this rental company (and the landlord) put me through but please just trust me and save over a year of your student life - do not rent from them.

Had a shocking experience with Sandstone Property (formally Grant Property, changed name due to so many poor reviews) They are money grabbing sly agents who have no care for tenants whatsoever. It’s been months since we left the house, heard nothing back about the deposit even after chasing it up atleast 5 times - but they are more than fast at replying when you owe them money, surprise. The house was in extremely poor condition when we got there, whole house stank of smoke, was barely cleaned, none of the appliances worked, paint peeling off the walls, coins in the toaster ? very hazardous. Even worse considering the extremely high price they charge, you would expect a high quality service. Had to pay 4 months rent upfront without even being able to see the inside of the house, they just try and rinse every penny out of you they possibly can beforehand by saying things like the guarantor details don’t match the requirements (eg. Guarantor Salary’s being too low, even though they aren’t - just so they can get you to pay 2 extra months up front as the only alternative) Very slow replies, unreasonable expectations considering we are students, for example mowing the grass & keeping the garden tidy when they provide no tools to do so. Would stay away at all costs, the amount of stress this caused me was not worth it at all. No doubt there will be another company name change soon, because they would rather do that than clean up their act. Pathetic.

DO NOT rent with Sandstone property every landlord we know has had a problem with this company and as tenants we have as well. Upon arrival there was a large pile of rubbish (which was rotting) and old furniture left outside the flat, we were told that this would be removed upon arrival however only after 3 months after moving in we got this removed, also during this time they tried to tell us that we put it there (even though we had photo evidence from before we moved in) and tried to charge us. We didn't receive the desk chairs for our flat for 4 months and again we were told that they would be in the flat upon arrival. There was black mould all over the walls including the bathroom which had severe mould. The flat was filthy when we first moved in and required a lot of cleaning. During our time in the flat there was a hole in the ceiling which meant that rain came into the bedroom for the entire stay at the flat, the boiler broke 3 times meaning we were left with no hot water and no heating for a large portion of winter, the shower broke meaning quite a lot of water leaked onto downstairs electrics and we were left with no shower for multiple days. Communication was extremely poor, you could never get in contact with anyone no matter how hard you try I think we only managed to actually get through once and even when getting through issues would not get resolved. You are guaranteed to receive cleaning charges regardless of how clean you leave the property so be prepared to not get your whole deposit back.

When I first became a tenant under grant property's care it was as a tenant swap. No inspection was carried out before I moved into he property and I was only provided with an inventory after asking via email multiple times.
I reported a number of issues including a broken step ladder when I first entered the property. This wasn't dealt with or replaced for four months. And then six months after they had resolved the broken step ladder they emailed me saying someone was coming out to replace it. They were unaware they had already dealt with it.
They carried out routine inspections of the flat throughout my time there and although saying we could be present through the inspections I was asked not to accompany the employee through the property as she carried out her inspection. This was concerning to me.
Upon moving out I attempted to email a number of employees that I'd had dealings with throughout the year I was in the flat and got return emails detailing that none of them worked for grant property anymore. We had not been informed that there had been a change in employees and that somebody else was dealing with our tenancy now.
All in all not a great experience. Not 100% sure that the new staff aren't dealing with things better though so could be better now.

These lovely ladies were so willing to help, easy to contact, and generally quick on their toes. Maja helped me find my flat, and was very kind towards three very eager girls. The application process was very swift; no other comments on that. An issue which they had never seen before came up regarding my contract, and Dawn handled it so quickly and so patiently. She goes the extra mile to give a good customer experience. I had a great overall experience with Grant Property, and am sad that I will not be renting under their company due to tenant disputes.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
