I have rented a property through JSM for 18 months and I am entirely happy with the service they provide. The staff I have dealt with are friendly, polite and professional, and any issues arisen through the tenancy have been resolved quickly and efficiently. I would definitely recommend this agency.

Very little regard for tenants and unacceptable fees. We rented with them last year. We were promised a heater would be repaired before move in - we had to wait about a month for this, despite numerous prompts, and were very cold in the main bedroom for this period. They asked us to sign on a tablet at check in, with no explanation as to what we were signing, and then scanned this onto our copy of the inventory which was emailed a week later but with the date being a week previous. Clearly this was a deliberate tactic to try to prevent us being allowed to make amendments! Poor cleaning job done before we moved in, yet they charged us a lot for cleaning when we left, despite us having the place, including carpets, professionally cleaned (my boyfriend kept this from me - I'd have challenged it!) At check in the agent (Emma Meiring) actually commented that they would have to charge the previous tenant for touch ups they'd made to the wall despite there being no intention of JSM making any improvements. They have charges for every little thing too - check in, check out, over the top admin fees in general. Very unscrupulous all round - I would avoid them in future. The majority of staff were rude to deal with too. The only exception was Rachel Buckle, who was helpful and professional when there was an issue with our oven.

Last year I rented a flat through JSM for about 4 months. When I moved in the flat was for sale as a buy-to-let property and they explained to me in an easy way, without being insulting (as it was the first time I rented). £65 is excessive as a check in fee (see a review below) but this is part and parcel of renting - they are all as bad as each other. The flat was bought 4 months after moving in buy a new landlord who cut the contract with JSM and went independent - again JSM were professional and helpful through this process. Never had any issues with regards to property maintenance. On 'checkout' the woman who inspected the property was full of attitude though and charged a £50 cleaning fee (just so happened to be a nice round number) to get someone to clean the skirting boards. In the time it took to inspect the property it would have been easy for us to do this, but she didn't say anything until the end - I'm sure would have made a few quid from getting some cleaners in (would have been interesting to see the actual cleaning invoice!).

JSM cost me approximately £5000 due to their complete inability to carry out works to ALL my properties after I authorized them in writing. I was taken to court by tenants for issues I was never informed of. Please see below for an exhaustive detailed report to their failings;
1) Court fine of £1885 made against me due to tenants of Lancaster rd taking me to court 2) Lancaster rd being vacant for 6 months due to tenants leaving unexpectedly and the property not being fit for habitation due to your "contractors consistently letting you down" 6 x £525 = £3,150. I have signed witness statements that were put before the court stating that the tenants were very happy with living in Lancaster Rd and it was exactly what they were looking for as a long term letting..... I believe these documents are also in your possession. 3) A slate not being replaced at 43 Alston Rd when I authorised the work (despite it falling WAY below the £150 limit on required authorisation as stated in your contract) leading to roof leaking for more than a year which means entire roof requires replacing at a cost of £600 plus VAT = £720 Minus the original cost for replacing the tile of £60 = £660 4) Springhurst Close, "repairs to the bath" by ******* property management....... I don't even know where to start here. I have made specific instructions that this company was not to be used for any of my properties due to my utter lack of faith in their abilities or probity! Despite this being on file both in Ipswich and Woodbridge, and also having made this utterly clear to both Claire and Elaine, they were sent to repair the bath. The bath was repaired but they left a large hole on the ceiling which was not repaired. This then had wasps set up home in it. This remedial work was completed within a week of Martin + Co taking over management of the property, they are preparing a separate bill for this job as there were a number of outstanding maintenance issues at this property that were also dealt with at the same time (at a cost to me of over £2000... I am not in a position to quantify what if any of that could have been prevented by swift intervention on the part of JSM. Needless to say it goes down as further evidence of endemic failures in fulfilling your contractual obligations.) 5) Personal damages, I have spent 30 years generating a faultless credit history. You have through your own negligence wrecked this and I now have a CCJ registered against me. You have failed in your duty of care (under Tort) and your contractual obligations towards all but one of my properties (as I can also add into the above list your failure to replace the window latch at Black Arches thereby leaving a severe health hazard to the child living there AND invalidating my household insurance in one fell swoop. Plus the criminal tiling carried out by your contractors at Boston Rd makes a full house for the properties managed by the Ipswich branch. It beggars belief that JSM should have charged me 8% of rental income for this 'service'. I think that for destroying my credit rating £1,500 would be more than fair. For breach for contract, another £1,500
I will of course supply you with any extra information you require to back up this claim. You are of course in possession of most of it though. adding up the above but without the figures yet to be supplied by Martin and Co, we are looking at approximately; £1885 + £3,150 + £660 + £1,500 + £1,500 = £8,695
Given the summing up by the Judge at the recent hearing, I think that if this were to make it to court, I stand a good chance of exceeding the above figure.

I have been living in a flat managed by them for 4 years now. Whilst many of my issues with them may be due to an un-responsive landlord, they never pursue the landlord on my behalf to resolve any of my complaints. The week I moved in several problems with the property were 'scheduled to be fixed', but 4 years later they are all still unresolved, despite me raising them at every inspection, and sending letters and telephoning the office requesting followup. They do absolutely nothing, just say they will get back to me and do not. This includes items that were listed on my inventory as "new working order" which I naively signed because I expected them to be in that condition 48hours later. I currently have a potentially hazardous electrical fault in my kitchen which has not been repaired 6 months since I notified them of it. They don't have keys to my property but always send me a generic appointment letter with a property inspection date listed. Since receiving the most recent letter, I have phoned them 3 times to reschedule as I can't cancel my work to suit them and over a week later no one has got back to me. This happens every time. They've pursued me in the past for rent that I had actually paid them. They'd confused me with another property's tenant who happened to have the same name and rent amount as me. I can not stress enough how negative my experience has been with this agent. There is literally not 1 positive thing I can say about JSM in Ipswich.

JSM are horrendous- AVOID AT ALL COSTS. Our whole experience from start to finish with them was horrendous. The woman who showed us round the property was rude and told us to "look but be quick, I've got other viewings". The deposit and admin fees are excessive when compared to other agents- and a £60 check in fee!? We loved the house so we paid it.
When we moved in we were promised that the garden would be cleared and a window cleaner would be sent round. Never happened. It transpired after a couple of months that the house had a clear damp problem. We reported this time and time again- nothing happened. Emails went unanswered. Eventually we got a solicitor involved who was able to scare them into a response. Eventually with help the tenancy was cancelled a month early- and they still tried to charge us £180 for the pleasure of leaving. Awful, condescending staff who don't care about tenants at all.
AVOID AT ALL COSTS!

This review is in regards to JSM Property Management Ltd's Ipswich branch Friars House, 2 Falcon Street, Ipswich, Suffolk, IP1 1SL 01473 214441. This is based on experience over 2 years... to summarise I would not recommend them. Estate Agents in general have a bad reputation… some excel to positive credit, where others simply live up to the poor reputation. This goes for both business/commercial estate agents and residential agents selling and renting flats and housing.
My review relates to 3 incidents plus 1 underhand tactic to falsify reviews.
My first experience with JSM property was when they stood me up in February 2011 when arranging a viewing at a flat. They were of average professionalism on the telephone when arranging it for a few days time. Not great “customer service†but not rude. Following this up, they were unapologetic – was my fault for wasting their time (the general gist I assume) and it was then when they become rude.
Perseverance…. My second experience was in March 2011, showed me around a property (showed up this time) but was only because I went to their office to view a property around a corner... so had little choice but to show me around it instead of ‘forgetting' to attend. I was told be quick to apply and be the first. I paid £160 non-refundable application fee… only to be told a few days later that someone else has just moved into the property… on further questioning, their application was received at the Falcon Street office 2 weeks EARLIER. Nice earner… £160 for 15 minute viewing and 5 minutes phone call… did a check with Credit Expert a month later… they didn't even do a credit check. No refund.
My third experience was last week… Just under 2 years later I thought everything would be alright. Any problems.. solved. A Saturday viewing… 1:45 .. another no show. Waited until 2:15pm… spoke to the tenant pending moving out… they are full of complaints about JSM Property… lucky escape maybe? I wont relay their complaints here because its their words not mine. At first this tenant was rude through the intercom… the viewing which wasn't arranged was when they were packing up to move out… then they finished packing and noticed I was still outside waiting… come over to speak to me.
One thing I will relay is the instruction that the £60 move out fee will be wavered to leave a positive review!!! Funny how some people are really angry at JSM Property and the rest think they are saints… Very few “average†reviews.
I am glad allagents is clamping down on these fake reviews (which may I add is illegal) so some of the positive ones should be removed soon.

I have no words to describe this shabby company, 2.5 weeks after exiting the property i am still chasing for my deposit to be returned less the 60pound they charged me to move out which was a cheek given that they gave me notice due to my landlord selling the property, i had severe heating issues in the winter that no one seemed to concerned about doing anything which was not pleasent for my daughter who was only 2 at the time. when they eventually put some plastic on the windows in February (shabby job) it was confirmed when i left the property that this is not what they paid for to be done they never even bothered to check that the contractor had carried out the correct work, the plastic put on the windows then ment i was unable to open the windows in either of the bedrooms at all. communication is poor and i will never deal with this company ever again. I have complained to ARLA etc maybe if more people complain something may be done about them they cannot continue to take advantage of people in this way

JSM Ipswich have been absolutely awful in 'managing' our property. Their approach to property management seems to be to do as little as possible with regards it. We have had outstanding work that could potentially represent health hazards for over a year. Despite being told about this on numerous occasions they haven't bothered doing anything about it. Getting any work done requires you to go into branch and start complaining - this is ALL they respond to and even then it's at a snails pace. On the rare occasion you get a repair person sent out out to look at the issues they are generally completely incompetent - it's hit and miss.
The biggest problem with JSM Ipswich is that they do not communicate - they don't send communication they promise to send, they claim to call you when they haven't - essentially you end up doing their job by chasing them constantly.
Will never rent or buy from JSM. I'm already anticipating the court case to get my deposit back. Another lot of wasted time for a company that are supposed to 'manage' my property.
