We used JSM (now Leaders) to manage 2 of our properties in Norwich. The Property Manager seemed to change every time we dealt with them, consequently the Inspections were not conducted properly. They failed to notice that there were pets in one property, and the second stank of cigarette smoke. The Inspection reports failed to note either of these things. The tenants managed to flood both properties but either didn't report this to the agent or the agent didn't notify us. When the tenants moved out the costs to repair damage were beyond the amount of the tenants deposit. Overall, appalled by the 'management' by this company of both our properties.

New to this experience, my partner and I were unsure as to what needed to be done/sorted but Louise answered all of our questions and helped us throughout the whole journey. As we didn't originally live very close by we couldn't have done all of this if Louise wasn't so helpful. When I got the documentation it appeared they had lost most of the file documents. They forgot to market my property for three weeks until I told them it was not on their website - I had to send a number of reminders. Avoid them like the plague... they have been nothing but trouble for me. I have a complaint with the TPO ongoing.

The staff member that I was dealing with - whenever he would actually lower himself to the level of responding to my queries in the first place, that is! - was rude and provided neither assistance nor assurance. The reason I was given for the ridiculous wait is that my former housemates have yet to submit their bank details to the agency. Frankly, I'm not buying it.
When I asked that same staff member for his supervisor's details so I could submit a complaint, he told me that I should send it to him so he could then 'pass it on'. Again - not entirely believable.
I am very close to taking legal action if the next response is not satisfactory. Save yourself a very expensive headache and take your money elsewhere!

What agent could do to change your mind?
I would consider using JSM if: -
i) They abolished contractually enforcing the tenant to insure the fixtures and fittings. Also Personal contents insurance should be advised by the letting agent NOT insisted as part of the letting agreement.
ii) They abolished the rolling 6 month or 12 month contract and replace it with an initial 6 month fixed term contract followed by a 1 month rolling contract.
iii) Abolish the renewal fee as I find it hard to accept it costs £70 +VAT to type my name in a document, change the date and print it out.
iv) And finally, after reading some of the reviews here, for JSM to train up all their staff to provide the excellent service that a few of them are already providing

I went to view a property with this company and was impressed with the price if not the state of the place, so decided to apply for it. The carpets were feisty and walls needed a new coat of paint. However while filling in the from to be sent off to landlord for acceptance, I was given a 'What happens next' leaflet.
In it I discovered a few nasty surprises.
The first was that I had to take out insurance which covered the fixtures and fittings of this unfurnished feisty carpeted unfurnished property. When I asked why, I was told that was to cover any accidental damage to the carpets or walls while I was there. (feisty carpets?) I did ask wasn't that what the damage deposit was for and she side-stepped the issue by saying that any damage claims would come of the insurance and not my damage deposit (WHAT?!?!) It sounded all rather strange and a bit dodgy as the landlords insurance and the tenant's damage deposit should be covering the fixtures and fittings already.
The second thing was the extortionate application fee of £275.00 + VAT while the third was a renewal fee of £70 + VAT every 6 or 12 months depending on the tenancy agreement.
So what started out as a cheap move was rapidly turning into an expensive, major long term commitment so I pulled out before any monies or commitments where exchanged/made.
I don't think I'll be using JSM unless they change some of their policies

Treat students with the same professionalism as you would with any other client. Recognise that first time tenants will require more guidance than experienced renters.

This was my first experience as a tenant and overall I was disappointed. Despite knowing we were first time tenants, the agency did little in the way of letting us know how things were progressing.
This being said, generally the staff were very polite, and their emails did provide the information we required when prompted.

When I came back, I was told that I would have to go and fill in some paperwork, so naturally I went in with what was needed, and I was told that I would have to pay my deposit that day.
Hang on! I wasn't told about that! One of the agents that was dealing with the property became very snooty with me and although being told where I was during the house viewing was completely unprofessional when I was calling up my father who was acting as guarantor and told him that I would need the money for the deposit whenever he could get it for me, and while I was on the phone the agent was listening in, and telling me that they needed it sooner! I left the office almost in tears because of the agent. When I told my housemates, one of them had called their mother and, had their mum shouting at said agent, and the agent had to be sent home due to "stress". I did not receive any apology.
As soon as I was able to get the money for the deposit, they stopped breathing down my neck. We were then told to wait for a couple of weeks for the contract to be emailed to us. 2 Months later we finally received the first DRAFT of it. When we asked, "When will we receive the actual contract" they replied back with a few weeks before you move in. I'm pretty sure we're supposed to have that long before we move in.
They then said that we haven't paid a deposit, and that we have to pay that otherwise we couldn't move in. HANG ON RIGHT THERE! We haven't paid our deposit? What did we pay then?! We apparently had only paid the first months rent and also a holding fee. Well why did you tell us that was our deposit and then 3 weeks before we're supposed to move in (That's right, 3 WEEKS) that we need to pay you the deposit?! Why was it not told to us sooner?! When I called them, I was told that they would call me back, and for once they actually did! They then told me that it was OUR fault for not reading all of the paperwork provided, and that we were told what we paid wasn't the deposit. Erm no, sorry. You didn't.
So any students wanting to go with JSM, I would highly recommend not to. We haven't even moved into the house yet and we're already tearing out our hair and wanting to look for somewhere else!

Unfortunately the process of letting the property has not been very simple to say the least due to various 'hurdles' created from both the landlord and myself (nothing that has been Harrys or JSM's fault at all), however Harry has been excellent in trying to sort all problems in the best way possible and has gone the extra mile to make it as smooth as it can be.
Due to circumstances (again not Harrys or JSMs fault) he has been put in slightly awkward situations between myself and the landlord but he has been extremely understanding and has helped in any way he can.
The communication from Harry has been excellent and has always been easily contactable to answer any queries, however big or small.
I can't fault Harry or JSM at all and they have made such a stressful process so much more bearable!
I can't thank Harry enough for what he has done and going the extra mile to enable me to get the property I really wanted when I understand it wasn't the most easiest of circumstances.

They could have been honest from the start to tell us all the hidden fees, they could have been more flexible with times, they could have been friendlier over the phone and seen us face to face, and after complaining, we have been told that the fees are non refundable which I am extremely angry about.

When I first called to ask for a viewing I was told that you don't do viewings after 5pm - I work full time until 5.30/6pm most weeks as I am sure many people do and Saturdays until 1pm, there didn't seem much flexibility on this apart from being told that they would need to speak to the tenants to see if they can be flexible and in the lady's words 'a lot of tenants aren't flexible though so could you take time off work instead?' - I feel that this is very unhelpful and they are not looking out for their customer's needs....No phone call after a day of waiting to hear back from them, so I had to call the next day but no answer so I emailed and had a response from another person apologising that they hadn't let me know and organised for a Saturday appointment at 12.30 - which we had to take time of work for. We then had a phone call on Saturday saying that the tenant couldn't show us the property on this day so could we re-schedule for 7pm on Monday!.. we agreed but were annoyed as we took time off work on Saturday!.
When we viewed the property, 3 other people were there at the same time and the tenant seemed a bit flustered - hardly suprising if he has to do all the viewings himself - not very professional of an agency to not do the viewings in my opinion and a bit awkward with others viewing at the same time!!
As we couldn't ask the tenant a lot of questions I had to go back and ask staff at the agency on the phone the next day when I received a call to ask if interested (probably the quickest response I had throughout!) I wanted to know the deposits and fees and they told me they were going to be a month and a half's rent on the day we move in and £120 plus vat each for admin fees so in my head that told me in total it would be just over £1000- so naturally I jumped at the chance as most fees elsewhere were 2 months on the day we move in plus fees. No other fees were mentioned over the telephone and I was never told a total amount of fees. So imagine my surprise when I get sent documents after paying the fees stating that we would have to pay another £495 rent in advance on top plus £60 check in charge, £10 statutory deposit protection plus VAT of £12, so about another £600 on top of the £742.50 that I originally thought. As well as a check out fee and renewal fee which I am very confused about as no other agency charges £60 check out fee and £80 to renew after a year, and then even worse - £60 to leave the property! this is ridiculous and certainly wasn't explained over the phone.
They asked me to scan documents such as passport, driving licence, bank statements etc - Which would have been so much easier to do face to face again and less risky sending those details over the net, this was also difficult as my partner drives around all day and I had to take time out of my working hours to do all this emailing and scanning - yes that sounds ridiculous but my company doesn't take kindly to me using the internet and their equiptment for personal use in working hours.
I just think everything from the start has been very un-organised, very unclear, very lazy and impersonal - It would have been much better service for me and my partner to be met by the agency at the property so we could ask questions there, then asked to go through everything face to face so that we fully understood everything before handing over our money to send a few forms by email - Many other agencies detail full fees in their ads and meet you at the property and discuss everything face to face or over the telephone. I don't trust this company now and have never known a company like it.

JSM offer as much as they can to transfer your utilities etc. I had done this prior to moving so didn't really need this service, however I can see how useful it would be.
