Incompetent is an understatement. From the time we first went with them we've had nothing but problems. When we first moved in we were mislead about fees and now that we have moved out they are not returning any of my calls or emails regarding the return of my deposit. It's been a month since I moved out and feel that the house was left in an excellent condition. Since then we have heard nothing and every time I call their office all I get are excuses, such as 'oh I've been on holiday for 2 weeks' or 'we haven't managed to talk to your landlord yet'. Surely they have the power to act in 'the tenants' favour and help then recover their deposit. This government deposit scheme was supposed to safeguard us against this but it feels like their is a giant loophole, as the landlord is allowed to have as long as he likes to decide whether or not to charge us anything or to agree to releasing the deposit back to the tenants. How is this fair?
What agent could do to change your mind?
Respond to phone calls and emails. Actually keep the tenant informed.

Over charged for a very poor service and missed advised when agreed to the letting.

I stopped using King & Chasemore about 10 years ago, my property came up rent again recently. I gave clear reasons why I stopped using them and they assured me they'd improved greatly, definitely NOT the , nothing has changed in that time. My experience was impressive they were chasing me to sign up and completely lacklustre afterwards, I’m completely annoyed with myself trying them again, I was right in the first place. Complete lack of communication, one market report on the first week, nothing since. I had to chase them feedback after viewings, said booked viewings that didn’t happen, 3 weeks without so much as a phone call. I informed them I’d rented the property & all I got was some cursory emails with very few words. I suggested a phone call on 2 occasions so I could give proper feedback but that wasn’t taken up.
Having chased me so hard in the beginning & I was the person that chased and assured me they’d improved greatly I’d be very interested hearing about our most recent performance & the reasons why I’d never use them again.
If I owned King & Chasemore & knew about this I’d be extremely disappointed. If I was employed as a trouble shooter there would be more than enough work to turn them around into a decent letting agent.

Worst service EVER, and I am still paying a high price for going with King & Chasemore. I have never known such appalling and unethical service such as this. The practices employed here are off the scale. Over two weeks ago, we served notice on King & Chasemore after we found out they had been lying to us for months about the bottom end of the chain (sellers of flat trying to sell a property with cladding that did not meet the new H&S standards). Even after we found this out and served notice immediately on Monday 7th October (upon the advice of our solicitors), we were met with increased resistance from their staff who refused to accept our notice. it took all week, and we had to contact their area manager to finally get this sorted. However, today, we find that our property is still being marketed on rightmove. We have emailed them to ask this be taken down immediately but are met with radio silence. The sheer spitefulness and unethical business practices of this organisation is appalling. The emotional and pyshical toll this has taken on us cannot be put into words and I am disgusted with King & Chasemore since this is still ongoing, (after the notification period). Do not use these jokers under any circumstances, they have the moral compass of a child rapist.

I met their letting manager at one of our property which we were selling. However as our buyer loss their buyer we decided to rent out our property as a short hold let for six months period only . When she came to give her rental valuation I made it extremely clear our position and situation. I was told no problem whatsoever. I had a private tenants too but felt I should go with a expert letting agent as we require this property back after a six months period. I chased Kings & Chasemore lettings department in Hove as they found the tenants straightaway to ensure that the tenancy is for six months period only . I had email trail confirmation from them and had several telephone conversation yes absolutely no problem whatsoever even if we give a 12 months contract it would definitely will include a six months breaking clause in the tenancy agreement. I chased and requested a copy to be emailed me but despite of them promising me that they would email me copy of tenancy agreement never received anything from them . Then we were getting on weekend and bank holiday period due to this reason I was extremely concerned. However I had received a email of their letting manager confirming that they are going to issue a 12 months contract but they have definitely included a six months breaking clause in the contract. No worries whatsoever. However when I finally received a copy I noticed there was no six months breaking clause in the contract. I immediately contacted them and told them I am shocked surprised and disappointed why they have given a one year contract without even with a breaking clause in the agreement. They immediately apologised and then told me yes it is 100 percent their mistake as their legal department have made this mistake. They had informed them to include a six months breaking clause but they forgot. I told them that I am extremely disappointed and appalled with their sheer negligence and incompetence. They told me no problem we will get a amendment signed by the tenants soon. Then again I kept chasing them I was told they have contacted the tenants and ask them to come back to their office to sign the amendment instead of them going to the tenants and get the amendment signed . They kept emailing and phoning the tenants for more then two months knowing fully well they even had a 9 months old baby and it was not the tenants mistake it was kings & Chasemore own error mistake it was their duty to go and get this matter resolved. Unfortunately by then the tenants decided not to sign the amendment. If they had this matter bit better and go and get amendment signed in first week this matter could be easily be resolved. I had major problems as my buyer found another buyer for his house and I was unable to sell my property due to sheer negligence of kings Chasemore plus I was buying another two properties which had quite good profit in them as my money was blocked in this property. I had to let those deals go . Then my buyer mortgage offer was also expiring due this reason I had pay some money to the tenants to move out two weeks earlier but no help from kings Chasemore. My buyer had Sell & moved out of his property as his buyers could not wait any longer and gave him a deadline either sell or they move out of their purchase. Again I had provide temporary accommodation to my buyer because of this reason and he had to put all his belongings in to storage until the completion after my tenants move out . I was shocked, surprised and disappointed that kings Chasemore created all this problems for us and they walk away and let us suffer stress inconvenience to sort out the mess created due to their sheer negligence and incompetence. When I made a official complaint they then first tried their best to put all the blame of their own negligence on me and did not wanted to pick up the extra cost of temporary accommodation, extra storage of my buyer and the money I had no choice paid to the tenants to move them out early. I felt extremely devastated shocked disappointed and appalled that such a big company knowing fully well that it was their own mistake 100 percent tried their best to walk away from their responsibility too. Due to this reason I have not realised my complaint with Ombudsman. I would not recommend them to anyone. I rate them 0 out 10 for their customer service.

Firstly, on signing the contract and being give the keys, at the beginning when we received the flat, it was dirty and dusty because of the flooring extension in the building and the kitchen floor was totally uneven, dips in places when you walk on it you feel like you walking on a boat, however I believe this kitchen floor has only just been fixed on us departing the flat.
At the end of October/beginning of November 2018, we had the most stressful time in extending our contract, with Kings and Chasemore confirming the land lord was extremely happy with our tenancy and keeping rents at the same charge each month, then Countrywide took over the negotiations and by 5th of December, the renewal team contacted us and said the landlord is wanting an additionally £ 100 a month, we replied back that we happy to do that with £50 a month, until 15th of December which is 15 days to run of your contract, they replied back and said the landlord is agreeing on this but with 3 months break clause â which we were happy to extend with no break clause. To say looking for a new property a few weeks prior to the Christmas holidays was stressful. To top it off we had an inspection review form the landlord on 18th of December, WHO CONFIRMED TO ME THAT HE WAS NOT AWARE OF ALL THIS RENTAL NEGOTIATIONS.
End of December we cleaned the whole flat and delivered the keys on the 29th of December, not the 30th as accounts have saidâ¦â¦ They come back again and they said the oven need a special cleaning and flat needs a general clean which will cost x amount and we agreed and they deducted this from the deposit which was finalised Mid January.
This year 1st of April, we have transferred £1100 by accident to their accounts, it baffles me that firstly it take 10 working days to received the fund and secondly the refund took 11 working days and we have not received the full fundsâ¦â¦..
Just finally received the fund yesterday and I found that, they deducted £ 107.88 and when I faced them they said â this is for the cleaning service of the flat â after 3 months we left, they found out that we owe them a cleaning service, when I told them â so what's the money you deducted fro the deposit then â, they said â no the money we deduct from the Refund, was for that you paid the rent for 29 days in December and you left the flat on 30th â which doesn't make sense at all cos they will never let you stay in the flat without paying the rent in full at the 1st of the month.
Such a horrible experiment we have had with you, and a lot of lies and deceit which is unprecedented.
As an advice, please be careful when you deal with them
I wish if any one of them dares to respond to my message !

King and Chasemore have lied constantly during my tenancy to myself and my landlords. They told my landlords I could no longer afford the rent so that they could kick me out and increase the rent, getting then a larger %. Legally you can only increase by 10% per year but this wasn't enough of an increase fir them. They are also brutal with the company they use to 'check out'. Conveniently much more thorough than 'check in'; as a result are claiming to keep 70% of my deposit! Don't trust these agents, they will lie and screw you over for money!! Steer well clear!!!

All the staff are inexperienced and do not have a clue how to progress a sale. They are only good for meeting you at properties and doing viewing, and they can't even do that very well. The managers don't have a clue what they are doing and could quite possible sabotage the whole deal. God only knows what they actually tell sellers and vendors, you get the impression its rather like Chinese whispers and actually what you told them gets changed as its passed down the chain. They lie, make up everything, and basically do absolutely nothing once they have the sale agreed. I have never come across such an unprofessional agent. Dreadful, dreadful, dreadful. Do not use them. I can't even put into words how bad they are. Oh , and do not use their solicitor , who never returns calls or emails. A bit like the agent.

I am currently trying to find a property to rent in the Brighton area and am finding the experience really disheartening.
For the past six months, I have been looking for a one bedroom flat for myself and my Wife.
Throughout the process we have been consistently lied to by letting agents in the most callous and calculated way.
Some of the lies are small- such as promising to phone us back to tell us if we have been successful in being chosen for a property we have asked for. Thus far, not one has called us back.
Some of the lies are big- we were recently told the property we were just about to move into was dog friendly. It wasn't. Furthermore, the letting agent (not K&C) omitted to tell us that the landlord of the property wasn't the leaseholder, and that the leaseholder was living above the property we were about to move into and he wanted to impose a curfew on us! I spoke to the leaseholder who told us he didn't really want us to move in to the property below him and so we had to back out. As I type this I am sat amongst the boxes we had packed in a flat for which we have already given our notice on.
Worse still than the lies, are the games they play. We recently viewed a property for £750 PCM. Two other people viewed it. The letting agents (King and Chasemore) capitalised on its popularity by adding a further £50 to the rental cost there and then (we know because it was changed on their website) and asking us to bid, with the property going to the highest bidder. We pulled out.

I have tried to get my MP to support reforming the rental industry, but she doesn't reply when I write to her, which is odd, because all my previous MPs have always responded when I have occasionally contacted them. It seems that Rent Control is not on the Green's agenda and so those of us who are too poor to afford to buy a property are left vulnerable to abuse. I have copied the letter I sent to Caroline Lucas at the end of this email.
I appreciate that although keeping a pet is both legal, and common, that it also makes it a little harder for us to find a place. It's a personal preference: some people want children, others prefer to live alone, we happen to like animals -some people do- I work from home a lot, it's nice to have the company- but it seems that my preference, unlike many others which are protected by law, is one that it's okay for people to discriminate against. More than that, it's one which letting agents like to use against us and landlords like to take advantage of. We have been shown some extremely squalid but very expensive properties that we have been pressured to take as they make concessions for pets. One property consisted of a single room and it was £1000 PCM, but the landlord kept saying "It's pet friendly. If you take it, I'll let you get a dog".
So currently, we don't know what we are going to do. We feel that our only option is to broaden our search, and so effectively, we are being forced out of Brighton. We really don't want to go-I've been here for over ten years, my Brother lives here; but the longer I spend immersed in the unscrupulous world of private lettings, the more rapidly this city by the sea is beginning to lose its lustre.

What agent could do to change your mind?
I will never use King & Chasemore. They are completely useless.
They need to have a massive overhaul on staff training and customer care.

I found King & Chasemore through Right Move for a property that I was told was dog friendly so I went to view it. I viewed the property and wanted to take it but as there were 2 others viewing the property they would let me know. I went to the K&C office in Hove East Sussex after the viewing as I was passing and spoke to Jonathan who was helpful and took my details that were scribbled on a rough note pad and said that he would call me that day or tomorrow with an answer. I heard nothing that day so I called them the next day to be told that it was Jonathan's day off today and Hannah would be taking over. She said she would call me when she heard from the land lord. This did not fill me with confidence. So later that day I called back. Hannah was out of the office and I spoke to Kate who said that the land lord had been in contact and as 3 people have gone for the same property the land lord is waiting to find out our combined earnings and our jobs to make a decision. Kate was also told if the land lord cannot make a decision it would go to the highest bidder. I could not believe what I was hearing. So I said to Kate what you want us to bid for a flat that has already been priced up. I seriously thought this was unethical behavior for such a large company to consider even if the land lord had suggested it. The phone call ended and Kate advised me to call Hannah first thing in the morning to get more details. I called Hannah at 9.00 and she was rude to me saying that very abruptly that she was in her morning meeting and she would call me when she hears anything from the land lord. I said to her well you have heard because I spoke to Kate yesterday and she updated me on what the land lord has said. Hannah then said oh well yes but we are still waiting on a decision. I will call you when I hear back. So all day I heard nothing so I called back at the end of the day again and Hannah answered and I said have you heard back from the Land lord and she said yes I have I have been out all day. The land lord has decided to take the couple that have not got a dog. So I said but it is a pet friendly property. I would not have bothered with all of this stress if he was not up for taking on a dog and wasting my time and energy. So Hannah replied in a very insensitive way well a dog it is less hassle innit for the land lord to deal with. As the landlord knows nothing about me and the fact that I am very capable of looking after a dog without hassle this was very upsetting. At this point I could not comprehend her coldness and lack of maturity. She stated to say I am sorry for what has happened in her robotic script that she says to everyone I imagine who she has to deal with at this stage. I put the phone down and just could not believe what had happened. So two and a half days I was left.without any reply. I was the one having to chase all the time. Now I am having to complain which is a bore but I want to let the public know to AVOID KING & CHASEMORE HOVE LETTINGS!!! Very disorganised and lack of customer service. These agents need to be taught better customer service and understanding for tennets who will potentially be paying their wages. Disappointing and stressful.

This business appears to operate as a mortgage advisor with a sideline in estate agency. As a result of our experiences with them we now actively avoid properties marketed by K&C and certainly would never engage them to sell a property.
- After putting in an offer on a property with the local office marketing it, there was silence for several days. It turned out that this was because we had originally registered with an office on the other side of town and, apparently because of K&C's policies and inter-office rivalries, the local office wouldn't get a purchase by us (or a mortgage, but more about that later) counted towards their targets. So they didn't bother progressing it.
- The property went to sealed bids. So, we put in a bid and then we (not them, we had to do it ourselves) deregistered from the old office and registered with the local office to ensure progress. They had helpfully already told us what a likely winning bid would be, to within £1000! Imagine our surprise when 15 mins later we had lost to a locally-registered bidder for a little over what we had been told.
- Fast-forward a few weeks. We offered on another nice place, and the K&C agents showing us around were on their best behaviour. Our offer was accepted - yay! We had a mortgage approved in principle through our long-standing mortgage broker and were perfectly happy to proceed. And here is where the real trouble began.
- Over the course of several phone calls to confirm our ability to fund the purchase, various K&C agents and advisers behaved first like figures of authority, calmly stating that we *must* see their mortgage broker as 'it's a service we offer our vendors'. After telling them a dozen times that we already had proof of deposit, proof of mortgage, little time to visit in person and even less desire to take a mortgage through them, things turned darkly threatening. I was told that "we assess each buyer's funding position and the seller will be advised accordingly". After half an hour of what felt like being in a boxing ring, they grudgingly agreed to accept written proof of funding.
- Estate agents must not discriminate against potential buyers because they don't want, or might refuse, to take services. It's the law! No estate agency so far has been a problem, except for this one. Total nightmare.
- I would trust K&C about as far as I could throw a damp mattress up a spiral staircase. Not recommended.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
