Where can I start with Fineholm?
Possibly by stating that they are the most unorganised, unprofessional and poor managed organisation I have ever had the misfortune of dealing with.
I used Fineholm when renting out a property in the Cardonald area of Glasgow. Upon moving into the property in October (along with my wife and two children) the first major issue we hit was that the boiler within the property was not working ¢â‚¬â€œ strange when you take into account that the property was ¢â‚¬Ëœprofessionally cleaned' within the last few days but somehow hot water was not required ¢â‚¬â€œ we also found personal items of the previous tenants (which included a framed photo lying under the bed ¢â‚¬â€œ some more fantastic cleaning by Fineholm's cleaning squad). Fair enough the heating was restored within 48 hours of getting the keys however this meant I had to make alternative sleeping arrangements for my children.
Fineholm later in the same month contacted to advise that there had been an error in calculating my initial months rent and that I owed 2 days rent ¢â‚¬â€œ I refused to make payment for these two days as there was no heating within the property and it was uninhabitable. This was brought up approx. 12 months later however that's a minor issue compared with what lay ahead.
Over the next 20 months I had ongoing issues with the garden which I raised on numerous occasions (and have an extensive email audit trail including images should they wish to question this) however in early 2014 I contacted to advise that the garden had suffered some storm damage over the winter months which I was not responsible for repairing. Two gardeners appeared without prior notification to carry out an inspection and reported that the damage would cost several hundred pounds to repair. About the same time I also reported that there were some additional maintenance issues in the property including damp, a leaking roof (which I sorted myself but the walls were damaged) and the seal of the window was damaged. The relevant tradesmen visited to quote however in the coming days I was advised by phone that the property was going to be sold and that I would be issued with the relevant paperwork in the coming week. I was most upset as was my wife as the only obvious reason the landlords were selling was because I had raised maintenance issues.
This is when the problems began¢â‚¬Â¦.
Fineholm issued the legal paperwork by Sherriff Officer ¢â‚¬â€œ claiming that this was a legal requirement in Scotland (100% lie as there is no legal requirement to issue NTQ by this method and is simply Fineholm policy; I do not appreciate being lied to). We made arrangements to move and committed financially to another property before receiving an email from Fineholm which stated the paperwork had been issued in error and we could ignore this and continue with the tenancy as previously agreed. I was not happy with the proposal as I had made alternative arrangements which I was now committed to both financially and morally and advised that the tenancy would end as previously stated in their paperwork.
We received no further communication from Fineholm and went on holiday in early May 2014. I was alerted via email whilst away that the property was now being advertised to let online and that they would be in touch regarding viewing ¢â‚¬â€œ I advised I was out of the country and would contact them upon my return.
Fineholm then took it upon themselves to let potential tenants into the property without my consent and only advised by email knowing that I was out of the country with limited access to my email. Once I was aware that this was taking place I immediately told them that no further visits could take place until I returned. I should point out that I was under no legal requirement to allow viewings as it is enshrined in law that I am entitled to peaceful living, I should also highlight the fact that I was not given the common courtesy to remove and personal items such as payslips, bank details, cash etc. which were lying around the house. Upon returning it was evident that access had been provided and Fineholm had kindly opened all the blinds to show that I was not home and even left lights on to ensure that for two weeks I had multiple bulbs running constantly - clearly electricity is free at the Fineholm offices.
It was also evident that repair works had been carried out to the window; something which to this day Fineholm have denied took place. Should this be the case then I feel I need to warn the residents of Cardonald that there is a burglar in force who is breaking into houses and carrying out maintenance work. Again I cant help but stress its the lying which has angered me the most.
I eventually moved out of the property 14 days ago and completed the most in depth move out inspection I have ever seen. Some of the findings of this inspection were farcical and are still being questioned at the moment, however unfortunately Fineholm are now ignoring any emails I send them.
I have had zero correspondence from them in over 11 days now despite them holding onto my £675 deposit. I have resorted to sending letters via recorded delivery as nobody is willing to even acknowledge my emails let along enter into dialogue and resolve my issues.
I have attempted to contact multiple members of staff now including the maintenance manager and
the office manager both of whom have simply ignored my emails. Having received advice from both the citizen's advice and Safe Deposits Scotland I am now looking to challenge their proposed findings as I have photographic and circumstantial evidence which supports my stance that I am not responsible for the items they are attempting to charge me for.
It is embarrassing that 14 days after vacating a property I am no closer to returning my deposit and have had absolutely no correspondence from a company which claim to offer professional letting services. I believe that the actions of Fineholm are not only unprofessional but the manner in which they gained access to the property without my permission raises legal issues as they didn't provide the necessary legal notification required nor was the visit to carry out an inspection or essential maintenance.
I shall complete my review by again stating that Fineholm are the most unorganised, unprofessional and poor managed organisation I have ever had the misfortune of dealing with.
I shall update the review when I have received my deposit back to update on the timescales taken, at present my request lies with SafeDeposits Scotland who are processing my request and awaiting a response from Fineholm (lets hope they have better luck them me, it would appear my email address has been added to a black list within the Fineholm email system).

In the vast majority of cases, check-out appointments are conducted and deposits refunded without incident. I'm sorry that hasn't been your experience. I assure you, however, that your complaint will be investigated in line with the ARLA recommended time frame and if we're unable to reach an agreement with regard to deductions from your deposit, an adjudicator will be appointed by SDS and I'm confident he/she will reach a fair conclusion.
