I am finally able to write this negative review, having - three months after I moved out - found most of the remainder of the deposit that Grant Property tried to withhold from me in my bank account at last. Grant Property are the most pernicious, greedy, money-grabbing and dishonest letting agency I have ever had the misfortune of dealing with in over 15 years of renting. The stories are familiar and you will find them all over the internet. When you are moving out of a Grant-managed property, they will do their best to rip you off for as much of your deposit as possible. In our case, they claimed that a perfectly clean flat required a further six hours of cleaning (It didn't. And the Scottish Deposit Scheme halved the nearly £200 Grant tried to claim for this). To justify the ridiculously high cleaning charges, the Inventory Clerk took pictures of the inside of the corners of cupboards, a few inches of dust behind heavy furniture, and even - unbelievably - a photo of a dead moth inside an unused vase that belonged to the landlady. Grant will clearly go to any lengths to try to account for the extortionate cleaning charges they will try to deduct from deposits.
They tried to charge us for the removal of rubbish that was obviously noted as the LANDLADY'S property in their own insanely and over-zealously detailed inventory. There were mysterious lightbulbs and non-existent lampshades that apparently needed replacing (Scottish Deposit Scheme awarded us the money back for all of these lies). And, most insulting of all, Grant tried to charge us £200 for a sofa that has sustained a small amount of damage during our tenancy (unlike other letting agencies, Grant don't understand the concept of wear-and-tear).
The outright lies and damaging exaggerations of Grant's Check-Out Report that led us into arbitration with the SDS have been incredibly costly in terms of our time, energy... and money. Although we are pleased that the SDS largely upheld our end of the dispute, we are still angry that any money AT ALL was taken from our deposit. We can only conclude that Grant set the disputed amount so high that they are bound to get something back, and that they do not care about the effect of this on their tenants in the slightest. After sleepless nights and months of worry about whether we're going to be hundreds of pounds out-of-pocket, I am horrified by the way this awful company operates, and I will never forget the misery they have caused us.
My best advice if you are unlucky enough take on a Grant Property - and let's face it, you may have no choice given their stranglehold on the Edinburgh lettings market - is to take a very detailed video of every area of your new flat when you arrive, make sure you note any discrepancies on the Check-In Report (although, in our case, Grant didn't even submit our amended version during the deposit dispute process which was incredibly dishonest of them), and be prepared for a fight... because, when it comes to the end of your contract, you've almost certainly got one on your hands.
