Agency was good during tenancy for maintenance and general responsiveness. However, they are not strict or thorough enough at the check-in of tenancy and basically relatively clean flat stating it was professionally cleaned. Bedding was ancient and not washed with several parts of the flat not in great condition. We did clean the flat at the end of tenancy and yet we were charged after from the deposit £135 + £30 organization of work fee from the agency for cleaning. If you move in, make sure the property is PROFESSIONALLY cleaned, be ruthless, if there is some dust on the shelf, it was not professionally cleaned. If the windows have some spots, it was not professionally cleaned. Raise a complaint at the time of move in because when you move out they are very picky and will ask for cleaning fee....Otherwise tenancy would have been quite ok. They were also pretty slow at the verification process at the beginning. Took them almost 3 weeks...Also asked me for fee to provide a reference to my new agent. Generally have mixed feelings about the agency.
Comment on agent fees
Reference fee and organization of work fee are way too high. I work as a software engineer and don't get paid 30 quid to write an email or call a cleaning agency..... Also baking in 3.5% rent increase in the contract is a bit too much with inflation crawling at about 2% at the moment...

Kalin, I pleased to hear that you found the tenancy itself smooth and that Fineholm were responsive to any issues that arose. Cleaning at the end of the tenancy is the single most common complaint that we have and we really do do our absolute best to make it clear from the outset that if you have any cleaning issues when you move in they must be raised. We do this by asking you to sign a form to confirm its clean when you move in and reminding all our tenants to report any issues on move in. If a tenant does not report any issues and if according to our reports everything is clean it is difficult for us to explain to the landlord why a tenant should not have to pay for cleaning if it is left unclean at the end of the lease. I'm sorry that you disagree with our findings, if you should decide to dispute the cost of the invoice Amanda will explain how you go through that process allowing an independent person to decide.
