Property was in a complete mess when I moved in, which (take note here - this is a big mistake), I tidying at my own cost, including: gutting the shed, which was jammed full of old mouldy rubbish, broken equipment, paint tins, a rusting gas cylinder, broken and rusting garden furniture. Inside the house, the ceilings of both the kitchen and bathroom were covered in greasy, orange muck; drawers had articles of the previous tenants old undergarments(!), stuff stuck down the back of the sofas, dust and muck thick underneath furniture, several bulbs and batteries needing replaced in bulbs and alarms and the oven covered in grease. As mentioned I cleaned all this myself...then upon moving out, I was billed £15 for cleaning. As I say - I feel extremely stupid for not taking photos/reporting the mess - but if this proves anything, its that they made no effort to inspect/clean the property prior to me moving in. You have been warned - take photos of EVERYTHING.
Any correspondence I had with them, ALWAYS required being chased up. First contact I made with them, I was talked to in a very snotty and curt manner - then wasn't phoned back. Chased again...and again no return call.
Rent raises 3% after 6 months regardless - certainly didnt gain anything by way of return (would have thought loyalty would have been rewarded but guess not), rent was then raised again for the new unfortunate tenant; so in the eight months from me initially moving in, rent had risen by £30 a month. Complete rip off.
Deposit took a month and a half to be returned - three out of four chases were ignored. When a request was made for an urgent reference for my next property, three separate chases were made to receive (none of which were responded to), until I phoned them and finally received. My chasing was in partnership with my new landlord chasing.
This is all on top of me making myself available to allow people into the flat for viewing (their rep for showing people round, couldnt access the front door because the key was stiff...then when I arranged to be available to let them in, the rep that day - like me - said she never had any problems accessing).
So basic premise is - would under no circumstances recommend them. Not one dealing with them was satisfactory. Horrendously bad customer service in so many ways.
Comment on agent fees
The flat was extremely overpriced for what it was - then rose within 6 months (then again for the new tenant). Im now paying considerably less for a much much nicer and tidier flat.
