Property was in a complete mess when I moved in, which (take note here - this is a big mistake), I tidying at my own cost, including: gutting the shed, which was jammed full of old mouldy rubbish, broken equipment, paint tins, a rusting gas cylinder, broken and rusting garden furniture. Inside the house, the ceilings of both the kitchen and bathroom were covered in greasy, orange muck; drawers had articles of the previous tenants old undergarments(!), stuff stuck down the back of the sofas, dust and muck thick underneath furniture, several bulbs and batteries needing replaced in bulbs and alarms and the oven covered in grease. As mentioned I cleaned all this myself...then upon moving out, I was billed £15 for cleaning. As I say - I feel extremely stupid for not taking photos/reporting the mess - but if this proves anything, its that they made no effort to inspect/clean the property prior to me moving in. You have been warned - take photos of EVERYTHING. Any correspondence I had with them, ALWAYS required being chased up. First contact I made with them, I was talked to in a very snotty and curt manner - then wasn't phoned back. Chased again...and again no return call. Rent raises 3% after 6 months regardless - certainly didnt gain anything by way of return (would have thought loyalty would have been rewarded but guess not), rent was then raised again for the new unfortunate tenant; so in the eight months from me initially moving in, rent had risen by £30 a month. Complete rip off. Deposit took a month and a half to be returned - three out of four chases were ignored. When a request was made for an urgent reference for my next property, three separate chases were made to receive (none of which were responded to), until I phoned them and finally received. My chasing was in partnership with my new landlord chasing. This is all on top of me making myself available to allow people into the flat for viewing (their rep for showing people round, couldnt access the front door because the key was stiff...then when I arranged to be available to let them in, the rep that day - like me - said she never had any problems accessing). So basic premise is - would under no circumstances recommend them. Not one dealing with them was satisfactory. Horrendously bad customer service in so many ways.
Comments on Agent Fees
The flat was extremely overpriced for what it was - then rose within 6 months (then again for the new tenant). Im now paying considerably less for a much much nicer and tidier flat.

We do strive to ensure that the property is marketed at on trend market levels and, with any rent increase, work in accordance with original terms of rental and lease conditions/clauses handed to tenants at the earliest of stages. Furthermore we ensure that original inventories and pre tenancy pictures are given and urge tenants to return these shortly after check in so that we can work with them at check out with accurate reflections of property. There is no excuse for not returning calls, nor addressing any issues so we will ensure to raise your concerns at weekly meetings in order to improve on any failings here.

Moved in to a temporary repair in the ceiling, moved out to repair having fallen off and water freely entering every rainfall. Lights that never worked and were never attended to. Only when I announced I was leaving was there any response, which involved a visit by the same agent that photographed the faults before I moved in. Nothing happened.
Unless desperate for a particular property that only Fineholm manage, avoid like the plague.

Recently our hot water and heating was closed off due to issues with the boiler. This resulted in an 8 day period were we were left without heating and hot water. Having had issues with Fineholm at the beginning of our tenancy I was especially anxious to see how the situation would be handled.
Thankfully Linda couldn't of been better. She was prompt, organised, understanding and sympathetic to the situation. Although it was an 8 day wait she communicated every day, even on her days off (and the weekend) so that we were always dealing with the same person. Every phone call was followed up with a concise email of updates we'd discussed.
Needless to say losing access to hot water and heating during the snowiest days of the year was not pleasant, however I feel extremely fortunate we had Linda on our side, her professionalism has restored my faith in this letting agency.

I was desperate at the time but only now realising it wasn't worth it at all. Even if you do rent the property, keep an evidence of everything from day one. Take your own pictures, save all their inspection pictures, I didn't and now they aren't providing me any pictures either so I can use them as evidence. Keep a record of all their phone conversations that you make, any maintenance issues. Keep your own evidences because they won't give you anything!

Keep a record of all their phone conversations that you make, any maintenance issues. Keep your own evidences because they won't give you anything!
A month and a half after moving out of the property we rented from Fineholm lettings, we are still in dispute for the charges they are proposing to us. The final moving out report was 80% all wrong, reported missing items that were present in the property in storage cupboards or top of the shelves, reported damages that were there when we moved in and should be visible for them to see in the pictures taken at inspection after we moved in. They did not go through the inventory I handed in with my comments on it, in fact I'm having to go through the whole inventory to send them evidence of their false findings. Out of £495 of our deposit amount, we are being charged £492 for things that are not not even done or worth it.
The so called deep cleaning pictures carried out for £120 still show dirt in the bathroom and windows and around the property. The garden was done for £140 but upon showing pictures that my husband took after they charged us, the grass is still overgrown the weed us still there and garden us still as much of state as it was when we moved in. The inventory clearly stats the garden was already overgrown and overgrown weed before moved in but they are expecting us to send 100s on getting ir fixed.
Danages reported were already mentioned in the inventory, yet they are charging us for those damages. Since the whole last month u have had to send them countless lengthy emails and pictures of evidences trying to show their false findings. And they are still charging us £30 for the findings and organising fee, what a joke when I had to email through all the pictures of the inventory as well as pictures of the property when it's back on the market again with no such thing as cleaning or fixed garden. All that's been done us just white paint through the property to make it look clean.
No matter how ideal the property seem to you that fineholm has advertised, DO NOT go for it because they will cause you extreme stress and mental exhaustion for claiming your deposit back. Currently putting this matter in dispute with safe deposit as well as seeking legal help because I would rather pay a solicitor than pay the landlord or fineholm for their false findings and allegations. I have the full detailed inventory, they couldn't provide me with the inventory I handed in with my signatures on it so I'm having to send pictures from my copy of the inventory. Countless emails, hours spent on checking through everything on my own which shouldn't have been my job to do!
