Was an easy process working with them and always quick communication.
Even when we did not receive the first property because of an indecisive landlord, we stayed in contact with agent Jonny who quickly found us a new property that suits in a similar area. He did not just abandon us and get on with his other prospective property’s.
This flat ended up being much better.
Erika has also been extremely quick and clear with communication and answering our questions in a timely manner. As well as being patient with us whilst we sort documentation which is much appreciated.

My agent was Johnny who was really, really helpful. The communication was easy and super fast. I asked a lot of questions during my process & Johnny & Erika always responded me promptly & kindly. Erika, who helped me to do the administration also was professional & kind.
I was worried at first because the website was not user friendly in my opinion, but my experience with Johnny & Erika from Black Kats was fantastic.
I will definitely call them for my next move!

In the beginning they said it would be no problem renewing the contract for another year, as long as the rent was paid on time. 2 months before the contract ended they sent us a letter asking if we would renew it and me and my 3 other flatmates decided to do so. 1 month before the contract expired we received a call saying that the Landlord no longer wished to continue the contract. When we asked why they said it was because he was going to increase the price and that he also wanted a fix group that would not make any tenants changes, even though 3 of us stayed for the entire year and only one had changed. So we decided to call the Landlord himself to try to change his mind. When asked why he wanted us to move out he said he said no such thing, he was happy to let us continue the contract and Black Katz was the one that suggest the price raise. We tried to argue with the agency but they were completely inflexible and as the Landlord is friends with one of the managing directors we have no other alternative other than moving out in less then one month.

Other then that throughout the year we struggled to get anything fixed in the flat, cupboard doors were falling apart, the heating barely works and our window glasses kept falling out in the street every time we tried cleaning them. It took them 3 months during autumn to fix one of them and during that time we had our living room rained in a few times. When they finally fixed them they put a temporary glass that is now 6 months old and we don't dare touching it, as we live on the 4th floor and having window glasses popping out on the street can be a bit dangerous.
The only way I can explain the 5 stars reviews in this page is because they call you nonstop in the first weeks asking you to write them one.

I've been working with Michelle at Black Katz for the last 4+ years.
I have a new tenant every year and the agency has always successfully lined them up so the flat has not been vacant.
The tenants themselves have always been reliable and responsible.
Each year when the changeover happens, the references and contracts have always been sorted in a timely and professional manner. Michelle goes above and beyond and always helps me out with random questions and queries.
I hope that we can continue to work together in this manner for years to come!

I have not worked with an estate agent since moving to London, so Black Katz was my first. It has left me with a good feeling after hearing horror stories before! I must say that Black Katz were truly exceptional. Nick Cape was great as well and a credit to the agency. He was very professional at all times, and seems like an overall great chap! After calling up, he recommended a property that exactly fit our requirements, and was in constant contact via phone, sms and email. The poor workaholic was even responding to my texts on a Sunday! :). He was also flexible about showing us the property for a 2nd time just so we can be doubly sure that it was right for us, and it was. We look forward to moving in, and to working with the team at Black Katz! Thanks again Cape crusader! :).

I nearly forgot to mention the assurances and general half truths we experienced too. "We'll get the property professionally cleaned for you" - it was a cesspit. The landlord and agents should have had this sorted beforehand. My landlord apologised but conveniently no-one bothered to reply when I emailed my frustration about this to the agents.
Even when the tenancy was drawing to a close the agents never turned up on time with viewings and rarely phoned (I ended up giving them a spare key). The last time one of their agents was in the property showing someone around, I arrived back from holiday to find all the lights in the flat on. Just another example of not giving a damn about existing tenants but only too quick to get the next contract signed.
I would not recommend this agency.

Black Katz West Hapstead - Avoid a huge headache! Terrible to deal with:
1. Initally friendly and told us the landlord would accept a low offer - to get us to buy in with the admin fee etc. After we waited for weeks, trying to get confirmation, the price went up. They never called back when they said they would. We had to chase up the whole time.
2. Gave wrong information about the condition of the flat after we asked them to confirm. There is a large leak (damp patch) which we were told was old and would be covered over / painted. The leak wasn't old and wasn't fixed.
3. Total inflexibility on the tenancy contract terms even though some terms are considered unfair to tenants by the Office of Fair Trading (we checked by emailing the OFT..). Black Katz unprofessionally offered their 'legal advice' i.e. "the terms sound harsh but are fine and fair - don't worry..". The secretary sent a rude email when we asked for things to be clarified or changed. She didn't know why the terms couldn't be changed, just that they couldn't. The manager was patronising and defensive but reading through the lines - it would cost them too much to change.
4. Complete lack of communication between each other - we bought ex tenants furniture, through Black Katz, only to then find these items included in the 3rd paty Inventory List organised by Black Katz. It was our responsibility to them arrange for it to be fixed yet the company doing the Inventory had to refer back to Black Katz who just sat on it for weeks before we chased them up again.
5. The flat was dirty when we moved in, we had to get it professionally cleaned to get it to a half decent state. We are tidy but not clean freaks.
6. Black Katz continued to advertise the flat throughout the whole process. Most agencies assign the flat as 'Under Offer' and then 'Let Confirmed' after signing the contract. Not Black Katz. The 'For Let' sign remains outside our front door and it's a month after we have moved in. Which is just annoying after all the over crap.

A friend recommended me to use Black Katz and I thought they were excellent. Will came to our property to assess the rental and he was very efficient and friendly. I started looking for a flat in North London and quickly got frustrated by agents/landlords who didn't bother calling people back to arrange viewingsor to take down their ads after a property had been let. I registered with Black Katz and quickly got not just one all from Holly, but a follow-up the next day as well. She quickly booked me in to see a flat that was exactly what I had been looking for (because she actually listened to what my 'must haves' are!). Once I decided I wanted it she was very efficient and in conjunction with Paul negotiated the terms with the landlord. Cristina has administered all the paperwork and has been very helpful and fast. After all the horror stories my friends have had about other agencies in London, I was prepared for it to be a painful experience, but I've dealt with 3 people so far from this branch and every single interaction has made me feel like a valued customer, not a nuisance tenant.

I am a landlord and found myself in the ever-difficult position of needing to find a tenant in a very short space of time. I turned to Black Katz having worked with both Khan Cohen and Eli Altman before and as always, the service received was excellent. I specified exactly what I was looking for and within a week, a suitable couple had put a suitable offer on the table. I even had time to meet the couple at the Black Katz branch before signing the contracts!

I also exeprienced a very friendly and professional service from Chris (branch manager) and Jennifer Powell. All in all, I'm a very satisfied landlord!

We have used BK for two moves, and to be honest have never had any issues with them, and they have been really, really helpful with sorting our paperwork, getting our needs from the landlord met and doing the work they say they would do. Most of the bad reviews here seem to me from people who lack basic common sense. IE, dont move into a flat you can't afford, dont move into a flat you feel pressured about, dont move in with people you dont like.

IE, dont move into a flat you can't afford, dont move into a flat you feel pressured about, dont move in with people you dont like.
Black Katz have done what the remit of the company says it will do. We are very happy with the service.
