Landlords avoid at all costs. Agent states "fantactical about customer service" should state "could not care less". When you complain of not recieving rent money it is always an "administration error", recently charged for a resigning fee that they had forgotten about from three years ...

What agent could do to change your mind?
If the agent did what they originally preach like follow their own terms and conditions properly regarding inventory, check out, monthly checks and deposit resolution maybe I would have something better to say about them. Also there should be a rule for general wear n tear because some agents mis understand this abbreviation and try to hold tenants for every little mark. There should be a rule for tenants living with burglary or vandalism. Tenants should be allowed to give one month notice if circumstances change and cause stress on families.
