What agent could do to change your mind?
Original letter of complaint dismissed by Director of Goadsby. Complaint should have been investigated through the correct channels instead of a reply being sent to us within 30 mins denying any bad service or unprofessional behavour. Also included in the reply was a reminder that if the agreed commission was not paid by the deadline date interest would be then be charged on a daily basis.
Comments on Agent Fees
Fees did not reflect the standard of customer service received.
In March 2014 I instructed Goadsby to market the sale of my flat as I thought the company to be professional and reputable. However, it is clear from the following issues I experienced this was not the case. On 19 March I completed and scanned marketing documents to Mr Ward. On 2 April I received an email attaching somebody else's property sale particulars for my signature and return. I contacted the branch and received an apology but was then sent a validation certificate for my signature and return. I informed the branch I had already returned the relevant paperwork signed to Mr Ward on 19 March. I did not receive an acknowledgement or apology. On 16 April I phoned Mr Ward as I noticed there were errors with the wording and spelling on both Goadsby and Rightmove marketing adverts. I also pointed out I did not think the advert was attractive to buyers compared to other properties being marketed at that time. I was asked by Mr Ward to email the errors to him and he then made the necessary amendments. I was also asked during initial communications with him various questions about the property when the information could be found in the paperwork we had already completed. On 6 May, whilst I was negotiating an offer of sale with Mr Ward, I was not informed of another viewing arranged on that day. When I agreed to the offer he then contacted my tenant to cancel the viewing and told her I had accepted an offer. We were not aware of this until a later date and told us how concerned she was. He had no authorisation to discuss my sale with the tenant as their was no agreement from the buyer that our tenant could continue to rent the property. Goadsby are now the new letting agents and the tenant was only allowed to continue renting the property if she agreed to pay an extra £85 a month. By telling our tenant we had accepted an offer on the flat, Goadsby put us in a very difficult position as we could have lost our tenant at this very early stage of the sale process. On 7 May I chased the Memorandum of Sale documents only to be told they had been sent to the property address and not to me at the address confirmed in the documentation. Having had experience in managing properties for many years and being fully aware of the selling and buying process, I found Mr Ward's attitude very intimidating and arrogant which was evident by the way he spoke down to me and emails received from him. I also felt he was not acting in my best interest, but only in the buyer's interest which was evident from the pressure he put on me during the negotiations with the sale and the existing tenant.
