I’ve had the misfortune of dealing with this agency specifically Vicki Tait throughout a deeply frustrating and ultimately failed property transaction, and I would strongly caution prospective buyers.
From the outset, my offer was materially misrepresented to the vendor. It was made clear both verbally and in writing prior to submission that the offer was subject to the ability to extend the lease at a nominal cost. This condition was either ignored or deliberately omitted when the offer was passed on, meaning both parties were fundamentally misaligned from the start. Astonishingly, Vicki later attempted to deny that this condition had ever been communicated, despite it being explicitly stated multiple times. It could reasonably appear this was intentionally withheld from the vendor to push a fast sale through, regardless of whether the key terms had actually been agreed.
Worse still, the vendor repeatedly misrepresented the service charges by more than 50%, despite being asked clarification multiple times. It could be seen that there was a deliberate effort to conceal the cost of ownership alongside high rising reserve fund costs and hope that no questions would be raised during due diligence. When they were, off the back of searches and legal review, the vendor abruptly pulled out of the sale over three months into the transaction.
Throughout, the agent applied unnecessary pressure to move towards exchange before any of the lease terms, financial conditions, or legal risks had been properly resolved. Despite serious concerns being raised, there was no meaningful effort to mediate, clarify, or communicate appropriately.
This experience revealed a clear lack of professionalism, transparency, and care either party’s position. Buyers should proceed with extreme caution. Ensure every condition is formally documented and be alert to missing, misrepresented, or delayed information because you can not rely on this agent or their vendors to act in good faith.
There is no clearer example of the dangers of dealing with unregulated, unqualified agents. In this , both the agent and the vendor appeared to knowingly “try it on” presenting misleading information, withholding material facts, and relying on pressure tactics to force a quick sale in the hope that the buyer wouldn’t notice or question it.

From the outset, my offer was materially misrepresented to the vendor. It was made clear both verbally and in writing prior to submission that the offer was subject to the ability to extend the lease at a nominal cost. It took someone two weeks to respond to my offer, and I had to call them multiple times. Their office phone does not get answered—I called between 9 a.m. and 4 p.m. The agent and the agent who showed me the house gave me conflicting information. I received an automated email from the branch manager stating that my offer was not accepted. I asked him to call me, but I never received a call back. Be very careful if you wish to buy or sell through them. They are the worst estate agents I have ever come across.

I just endured an 11th month chain free sale with FJ Lord and found the entire process unbearably stressful. So many delays, so much chasing. Constantly being told my sale is going to complete imminently when it NEVER did. The impact on my wellbeing and mental health was severe. The whole experience has been so acutely stressful and is something I wish I had never had to go through. It's just not been okay. I've actually suffered from it. I have sold a property before and it was a wholly different experience to this. I simply cannot believe how horrendously stressful my sale has been. It has been unbearable, frankly. I'm at my absolute wits' end.
After three months they told me that it had come to light that survey they booked hadn't taken place!! I complained and they shirked ALL responsibility. At the time I had even asked them to verify that the survey had taken place and they assured me it had when it simply hadn't. This caused a huge delay for the sale. I did not get one apology over it. They insisted they had done no wrong. I should have walked at this point, but I stupidly carried on.
To make matters worse, the sale price was £65,000 less than what the flat was valued at which just makes having the sale last over 11 months even tougher to bear.
They seem to think they did a good job in getting me an offer of £265,000. One manager said my flat had been on the market ever since the offer and no other agent had got an offer - almost bragging. This is simply not true. I took the flat off the market in July 2020 and then put it back on the market in November 2020 when the sale was looking rocky. It was on the market from November to February but there were issues with access for viewings so no offers came through. Also no one buys at Christmas in a pandemic (I should have known that). £265,000 is not a good offer and I would not gloat about this if I were an estate agent!
Also, they signed me up for a 3% commission!! I didn't realise this is twice what other estate agents charge in the area. A huge commission for such a long and stressful sale. When I complained about my sale, I was told FJ Lord are not 'puppet masters' and cannot influence the solicitors and sale - then why on earth do they charge so much?! I'll bear that in mind next time I sign up with an estate agent, and not let them charge me 3% (pretty much £10K out of my sale).
One thing management do always say is how they've sent so many emails and called me so many times for months, as if this is a good thing!! Do they think I take pleasure in having this sale drag on for nearly a year and having to deal with hundreds of calls? Literally hundreds at this point. I have lost SO much time and SO much enjoyment from my life because of this sale. Having called me lots of times over a long period of time is a sign of a BAD sale, not something to be proud of or something you think I should be grateful for. I am not grateful for anything FJ Lord has put me through.
It is not acceptable to keep a seller waiting for 11 months. There is a reason sales are only meant to take four months - because otherwise it simply is not fair on the individuals involved. My ability to plan for my future has been hindered severely by all of this and I have struggled HUGELY with the false hope and emotional rollercoaster of this sale.
I'm done! I walked. You don't get drag sales out for a year. FJ Lord treated me like a total nuisance for chasing & in the end I snapped. Total waste of 11 months of my life. I endured so much stress. It's actually painful to think about how much easier the past year (particularly during an already challenging pandemic) would have been had I never accepted an offer with FJ Lord.
*When FJ Lord found out about my review, I was called and berated for half an hour by management. They clearly don't want anyone to know about sales like mine, but as I pointed out, the facts of this review are 100% true and the best way to avoid bad reviews is to provide a good service. If they don't like how this sale made me feel, well that's not my problem.

One of the worst companies in the country. They are crooks and corner you into paying their fees from all angles. They are dishonest and disloyal. Instead of working for the landlord, they are on the tenant's side in order to obtain more fees. My tenant is now in 7 months of rental arrears and Felicity J Lord south east branch provoked it. They play dirty tricks. It took them 3 months to supply the relevant documents requested and even then unable to read due to expired and poor quality printing. I will never use such a company. They should be taken to court for their negligence, unprofessionalism, and 'professional incompetence'. There should stricter laws against real estate, it should not be allowed.

We have used this agency for 5 years and it suddenly increase the prices without letting us know, We asked them if the charge was the same as previously they said yes, and then there you are.... we received the bill with hidden extra charge, include a few hundred pounds for printing out the tenancy agreement!!! That supposed to be included as part of the service anyway. When you talk to them they just won't listen. The services had declined so much but the charge had increased a lot. Not worth it.

Basically made up charges which were not included in ANY signed contract or agreement . When asked to provide proof that I agreed to these conditions they claim to have lost or misplaced the agreement. I can see from the contracts I have signed that I never agreed to theses new terms. They have withheld payments owed and suddenly decided they need to further withhold a float of the exact amount of £500.00 despite still being under the original contract. The tenants have already agreed to move to a rolling month agreement which should not by law incur any charge . It feels like they have stolen money from me and despite being a customer for over 6 years they expect £500.00 fr printing a bit of paper . Vultures ! despicable people and practices and trying to get sense out of their rude and ridiculously unintelligent staff show how they treat long term customers .

What agent could do to change your mind?

As a young person looking or my first rental I as told i had to view the same day as the property would go by the weekend. I arranged to go after work with my boyfriend and we were told the current occupiers were in place for anther month. they asked for £1000 deposit to hold until the various checks were completed. I was told that there was no rush as they were still processing October paperwork.
After 5 days we had to change our minds due to some personal stuff, no checks had started, the property was still occupied. I have been told they need to keep the £1000 due to potential lost rentals??
I cannot understand what they have lost !! I have been closed down and no further dialog seems forthcoming, Even if there were some costs involved how can this be £1000. I feel as a young person I am being conned. Be aware !!.

FJL have caused me an extraordinary amount of stress over the past six months. They recommended that I take on clients with bad references who then absconded leaving me out of pocket for six months rent. To be fair to the tenants they had reported a minor damp problem which FJL ignored for almost 3 months and did not report to me until it was too late. When they did eventually carry out repair work it was done to an unprofessional standard and I incurred further expense getting an independent survey and quality work carried out. Their central office did not at first take my complaint seriously and communication was poor. I have worked with other estate agents in the area and FJL is the poorest by far. Please, please avoid them and take your business elsewhere, these are the kind of people who tarnish estate agents reputation. We need to put them out of business by not giving them any.

When signed with FJL to sell I voiced that we'd like feedback - even if only a monthly contact call - and we were assured this would happen. OK the market is not strong. Regardless of whether we had viewings, for the percentage they charge a montlhly hello update phone call wasn't too much to ask was it? Yes it was. We never received any contact except for on one occasion when I telephoned them asking for a return call. On cancelling the contract with them I received an email saying that the contract would expire at the end of the month and then a follow up Royal Mail letter confirming the same. These two channels of communication constituted more contact that I had had in months of being registered with them and the final email and Royal Mail letter never even said anything along the lines of 'Thanks for choosing FJL'.

Very rude, financial adivisor rang on a number of occasions to offer services, after declining nicely, he continued to pressurise. Was very rude to my partner. We even considered pulling out of sale as we had already arranged our own mortage adivsor. In the end after the property had been on the market for 7 months we were sure to get get it as no other interest had been shown. A day later we were told that another higher offer had been placed and that we were no longer going to get the property. Me and my partner were sure that this was a phantom offer so we refused to put in a higher offer.
Never again will I do business with such a useless bunch of people!
