Felicity J Lord (Greenwich Lettings) made multiple serious errors in our tenancy application and refused to engage in conversation in writing, resulting in a three-month fight for a full refund of our £500 holding deposit, which was eventually gained thanks to the perseverance of the Property Ombudsman.
Firstly they didn't progress our application or process any documents for over two weeks after we paid the deposit, and did not respond to calls or emails until we stated we would withdraw the application.
They then quoted a move-in date two weeks after the move-in date signed on the offer form, stating that the current tenants couldn't move out. This was then retracted when it was proven that this was against the offer submitted and accepted, as well as the advertisement of the flat which remained on RightMove.
The branch refused to refund the holding deposit, despite two clauses of the Tenancy Fees Act being applicable to our case. They also claimed that we misunderstood the legislation.
The refund was gained after the Property Ombudsman was contacted, however it took them two weeks to refund the money after they confirmed the decision. They claimed that they did not have my bank details, and requested my private data three times from different contacts within the company, raising significant GDPR concerns.
We had an awful experience and only got our money back after a lot of stress and lost time. We are just glad that we saw the problems early in the process and didn't get tied into a 12 month tenancy agreement.

Well where do I begin...FJL might not tell you that they take all fees upfront. So you might find yourself out of pocket for the first few months of tenancy. But the problems don't stop there.
I suspect having earned their commission the interest FJL have in "managing" a property (and these inverted commas are intentionally placed) wane. Over the course of 14 months I failed to receive updates on late rent payments, vital repairs that I'd requested (oh yes, Landlord not tenant), access for a remortgage evaluation etc.
Long story short, I recently took them to the Property Ombudsman and after rejecting the paltry £85 FJL offered, was awarded over £600 in compensation.
Avoid at all costs.

Really disappointed with this agent. Being a train journey away from London, we started inquiring about one of their properties a week and a half in advance before we planned to go to London for some viewings but kept being told to call closer to the time. After many attempts no viewing was ever confirmed. They listed the property as perfect for sharers and confirmed it would be possible for us to rent it but when we were already in London they started asking about who we are as the Landlord is apparently very picky about their tenants which could have been discussed way earlier and allow for us to plan our trip more efficiently. Even if the Landlord was picky enough to reject us purely based on our nationality or profession, they still could have simply communicated that. After few days now still no information whether we could rent the property or not, or whether the viewing will be arranged or not. The contact was lost although we were promised to receive further information before the end of the day or the next day first thing in the morning. Extremely unprofessional, certainly the worst experience compared to around 20-30 other agents that we spoke to. With the property's price now reduced, it certainly seems this estate agent was not interested in tenants who would be willing to pay the original price.

What agent could do to change your mind?
- Delivered on the agreed services
- Improve communication within the company, between branch, management and billing
- Train staff on escelation process, to be competent to deal with and reply to customer requests

The fees were in line with other agents in the area, however the service was so disappointing and of low quality that probably any agent would have been better.

For property management avoid FJLord completely. I had the unfortunate experience of paying 13% for my flat to be managed and it resulted in me having to manage the property managers whilst making expensive international phone calls to get the simplest tasks completed because they can't seem to understand the concept of email communications.
They sell a "dedicated" property management team, what you actually get is a few under qualified people who rarely reply to emails, cannot manage their workload effectively and need constant reminding for any resolution. In short below is a sample of the issues I faced:
- No set SLA reply to landlords so no incentive for staff to reply
- Staff take on personal work then go on holiday without a handover or out of office notifications
- Slow or no response, needed to be chased multiple times and eventually escalated to managers
- Emails remain un-replied
- Expensive and incompetent check in an check out staff. They didn't collect my keys on checkout and missed a whole host of basic things
- Had to be two chased times to refund management fees and maintenance float upon early end of tenancy
- I was incorrectly billed and charged for services that prior agreed (in writing) as free
- Staff don't know their own complaints escalation process
The most disappointing part of the whole process was the menial compensation offered even after their most senior staff admitted fault for the items listed above. I am now progressing this with the property ombudsman,

I turned up, however she told me when I arrived that they had no keys, it was a wasted journey for me, but I gave them the benefit of the doubt and agreed to see it on friday. I turned up on friday evening however the existing tenant said they were too busy and did not want us to view the property, Lauren told me to come back on Monday. I was 15 mnutes away from FJL when Lauren calls me and says the property has gone. I was left fuming, Lauren acted unprofessionally and it was obvious she didn't care anything except letting the property as soon as possible. FJL have just lost themselves a potential future buyer.
