I had a very similar experience to Seb in that on-boarding was a dream but checking out was a nightmare. Their ‘revolutionary’ (their word not mine) check out system was awful and far from revolutionary – it was 2 weeks from the end of my tenancy for the system to start the process. In the end I had to deal with them direct and not use the system. I was told by the agency that they would have to get the property cleaned but acknowledged that there was ‘not much to do’. They then tried to charge me £460 for cleaning plus another £100 for 3 light bulbs and a few dead pot plants (that have never been replaced). In addition they gave me less than 24 hours notice of a viewing, turned up early when I was not in and entered the property without authorisation or agreement. They would not expect that this was wrong or accept any responsibility. I would not use them again.

Right I have to change my review from 5 stars to 1 and to be honest if it would be possible I would give Breckon & Breckon 0 stars. My previous review was based on the renting new property experience. Not surprisingly when the agency wants your money everything is great and easy. Unfortunately after a year at the property and the most pathetic and disappointing check out process I changed my mind and want to warn all potential tenants to AVOID THIS ESTATE AGENCY AT ALL COST. I have some experience with renting from letting agents and we all know that it's painful and costly experience. I have been renting for over 16 years and have to say Breckon & Breckon managed to top the list of ridiculous and frankly out of order tactics I have ever come across during all 16 years. I have always respected the property I lived in and when leaving always left it in better condition then found it. This time was exactly the same. During tenancy I replaced lot of little items in the house, replaced the silicon around bath, shower, kitchen sink, repainted walls, professional clean the carpets and lots more. Initial the agency was trying to deduc money for the condition of the carpets. When I supplied very detailed photos and description of the condition of the carpets and the rest of the house which was recorded by me the day I picked up the keys the agency realized that they won't be able to unfairly charge and make money for that so they moved to what I can describe as the most pathetic and ridiculous reasoning for the money deduction I have ever come across. They could not find anything wrong so charged me for the chip and dust on blinds, chip on skirting boards and house not cleaned to professional standards. See the photos below and decided for yourself.........just think twice before you rent from them.....I will never make the same mistake.

Do not trust your property with these people - as long as they are taking your money they just don’t care about it. The attached pictures show our newly laid lawn after the house had been apparently ‘managed’ by Breckon and Breckon. Their excuse... the weather hasn’t been good enough to mow it. Really? For a whole year? To be fair, they offered to carry out a ‘seasonal tidy’ but 4 months later the new owners are still waiting, and as you can see, a ‘seasonal tidy’ is not going to restore the lawn to a useable state.

There is no doubt in my mind that if we had taken our £1m+ property to any other Estate Agent, then it would not have sold so quickly at at the price finally agreed. Through the contacts of Luke Mazonowicz, although the property was marketed, we were able to receive an offer within just a few days of the house being on the market. The selling process was not that smooth as there were potential problems with the survey, problems with tenants and solicitors disagreeing over a 'Covid Clause'. Throughout the pressure to complete quickly and yet at the same time evict tenants, come up with extra documents, do searches and agree over completion dates, Luke remained a) contactable b) positive and c) helpful. Mention should also be made over the brochure produced by Breckon and Breckon. The pictures taken - in particular the kitchen - were superb. Breckon had previously marketed our property in 2016 (a buyer dropped out) so some of the preparatory work had already been done. This gave us confidence. There were delays, true, but outside of Breckon's control. Even though Luke was not always in the office he always replied to emails and phone messages quickly, informatively and professionally. One suggestion: it would be helpful if Breckon and Breckon produced a (branded) folder listing useful (though not recommended specifically) contacts for removals, builders, electricians etc etc. We went from houseowners (of 27 years standing) to tenants and so had to clear our enormous house of furniture in a short time. Some advice in terms of finding new accommodation and emptying the existing house would have been a useful add-on. Competitors to Breckon and Breckon Lettings do provide such help.

Breckon and Breckon are acting as management agent for our property in Empress court and Woodins way, Oxford and main contact for the Property directors . The first thing they did was to send letters asking for management fees. In order to see how their fees are justified, I requested detailed information including receipts and accounts for leaseholders’ money that was spent for previous year and when they took over the property as well as status of our reserves.
They simply do not respond. The question remains, Where is our money being spent? I rank this agency one star for not responding to customer’s requests.

Aside from delays and consistent high handed dismissive contact relating to repairs, I would like to leave feedback for charges, which in my view are highly excessive, £92 to change the battery in the thermostat and £135 to send someone round to check the flat on our departure (not clean it). These were deducted from the deposit without warning. Always check these charges before entering the tenancy, it was obvious from the start that we would not get these significant parts of the deposit back. This is just another business exploiting the bottom end of the food chain - the tenant.

Writing as a landlord, Jessica Wulff at Breckons, has been very good. Honest and helpful. Jess tries to keep a good balance between the landlord and the tenant. Used Breckons now for 7 years and mostly they have been good. Some of the tenants in that time have been very difficult. The accounts are handled promptly and most problems get solved quickly. Things always go wrong in houses and can need some patience. Trust, in all parties, is important. I can understand tenants frustrations at times, but I am sure the folk at Breckons do their best.

Being a frequent buyer and seller of properties in Oxfordshire over the years I have dealt with many of the high street estate agents with varying degrees of satisfaction however I have to say the Summertown office are in a completely different league! Joe Tustin and his team were totally amazing and certainly went the extra mile to ensure they chain stayed intact. Even though we were on an extremely tight deadline Joe went out of his way to keep chasing the solicitors and nothing seemed to much trouble. Lucy was an absolute star and I would thoroughly recommend that if anyone is thinking of selling to use these guys. The old adage of 'You get what you pay for' is definitely the case for Breckon and Breckon
