Poor communication, lack of handover- worked with 4 people in the course of 6 months, disorganized but most importantly they provided inaccurate material information. While in the end, we completed and I bought the flat, the whole experience was extremely disappointing. As a whole, there is a complete lack of professionalism and would advise to avoid this firm.

AVOID AT ALL COSTS. Horrific experience with this company. Landlords and tenants AVOID at all costs. The Google reviews are false, check other review sites for a more accurate review of this terrible company. Nicholas Henderson, Lily Porter and Annette Cummings are useless and do not escalate complaints. There have been ridiculous fees charged, charged twice for basic things like itinerary and gas and electrical certificates. Chose not to renew agreement with FJL and they then withheld rent without any notification. This company is an unethical, unprofessional, money grabbing cabal of morons. A year with them and they've not got anything right. Please avoid at all costs. The people mentioned are beyond useless. Now dealing with area director - equally useless as the response was straight off of ChatGPT. Escalated to higher, awaiting another response all the while experiencing unnecessary financial hardships because of their practices and incompetence. This company is a perfect example of why the UK lettings industry needs to be heavily regulated. It's a bunch of shiny suit idiots mad reading as property experts. They're not, they're uneducated snake oil salesmen.

Property Management Service below standard contract level. I have been a loyal provider of a property for the letting business of f.j.l. since 2014 so I know how the PM service has deteriorated over a long period. The communication is either automated so of limited relevance to the true situation or is inadequate to the situation. Specific and relevant messages go unanswered by email and voicemail, while telephone is rarely answered at all. This suggests that there is no real management of service levels and determination to deliver what the paying customer; landlord or tenant, is due. Occasionally adequate is a low expectation. I have spent a year trying to get progress on one property and make the changes allowed by law to the situation as interest rates bite. I have had to do much of what f.j.l. are paid to do for myself and much to escalate their poor service, with little result. My formal complaint is with the Area Property Management Director so we will see if she is able to resolve this long standing service failure or if escalation to the ombudsman is required. My motivation is to reduce your suffering of this poor service and what is an almost pointless endeavour given the current and future hostility towards landlords making an honest effort to provide good housing.

One agent in particular, Neelay Jivan, has sub-standard professional behaviour - much to the detriment of this branch and business as a whole.
The agency knowingly misrepresented a property by including a storage space in the property description and floor plan whilst it was not part of the lease.
This was followed by attempts to get buyers to agree to exchanging contracts, based on false assurances and blatant lies.
In addition to that, he made promises which won’t be kept, such as reassuring buyers they’ll be able to view the property between exchange and completion.
Shameful handling of what should be a pleasant experience and what resulted in a distorted relationship and unnecessary friction between sellers and buyers.

The agents have lied multiple times throughout the buying process. Without knowing the facts themselves, they will tell you what you want to here just to make the sale, and base most of their actions on assumptions. Without knowing the facts themselves, they will tell you what you want to here just to make the sale, and base most of their actions on assumptions. They also falsely sold a property to us with outdoor storage, which it turns out belonged to the council and requires monthly rent. This outdoor storage unit was shown to us at the viewing and said it will be purchased with the property, and was even in the floor plan of the property online.
Will cease all contact with you once the exchange has occurred, and not help in any way. Despicable service, especially from their agent Neelay Jivan. Avoid at all costs.

There were multiple promises made at the start of the tenancy and none of them were kept! At the end they tried to charge an outrageous amount of the deposit for modifications that were promised at the start of the tenancy!

I can't fault Jamal's efforts at all, but sadly, in the space of a year, other unknowns, albeit arrogant have appeared on the scene and said they are looking after the property. After parting with £1750 of my money in deposit (£500 was a 'holding fee' - unless that's just them 'holding' my money in their pocket and I'll never see it again), we stayed in the property for a year (they told a few whoppers to sell it to us, the 'underfloor heating' was in fact only two small radiators, one in the front room and one in the bathroom, powered by a temperamental Dutch boiler I'd never heard of), and all in all it was plain sailing, save for said boiler losing water pressure and no one responding to us for three days. There were niggles like the poor drainage which meant the bath taking too long to empty, along with the sinks. Communal parking was okay and the flat was nice with laminate floors. Thermostats were there, but they did nothing (unless they powered the 'underfloor heating' which was odd for a first floor flat)
When we said we were leaving, we had issues - we moved out before the tenancy was due to end, and left it in a relatively good condition. Haart (FJ Lord's real trading name) sent a rather surly representative to the flat to collect the keys and do a 'check out assessment' which we were not allowed to witness (this is so they can say how bad you left the property in order to get their hands on your deposit), they had already got tenants in early (in fact they owed us back two days' rent BACK as the new tenants moved in two days before our end date) as they'd put the property on the market whilst we were still living there.
We got the 'check out report' which, surprise, surprise, mentioned deductions but it would have been nice to have accompanied the 'assessor' when the 'checks' were being done. I am not impressed with this shady method they use to try keep the lions' share of your deposit, but as most Lettings Agents are rogues, be prepared for anything to happen.

I've got a flat managed by FJL for 10 years. However, their services have significantly deteriated since they centralised the customers service about 2 years ago. I've therefore decided to change to another management agency recently. FJL has retained my deposits and also asked me to pay over 3 months of rents for terminating their services, which is not in the original contract I signed with them. Moreover, it goes totally against the Code of Practice for Residential Letting Agents set by the Property Ombusman!

Charlotte was excellent and very professional in all my dealings with her. She was my main contact.
Jamal is her boss and was in contact with the landlord. Apart from changing the terms of the tenancy substantially with no warning one day before signing, Jamal is the kind of cocky, gobby estate agent that nobody likes to deal with. In my case, when I asked if I could use my own, thorough and decent cleaners to deep clean the flat before moving in, he assured me that he was a professional and would not need my assistance. As it turned out Jamal hires muppets instead of cleaners; 20-something year old immigrants who do not give a damn about how clean or not the place is. I had to move into an unclean place.
When questioned about it, Jamal clearly revealed that he has low standarsd of hygene and cleanliness himself. He does not even know how to clean other people's hair out of a bathroom plughole for example. He said that because one of them had her head in the fridge that meant she cleaned it. The fridge stank and definitely was not disinfected as it should have been. He argued that my assessment was an opinion, but the check-in report clearly showed many places where the place was unclean, in some cases disgustingly so.
If you happen to be in the office, perhaps think twice before shaking Jamal's hand if he offers it now you have some insight into the conditions he is obviously happy to live in.

I own several properties which I rent out on a regular basis. Recently I rented out a house in Clerkenwell through Jamal Gormati at Felicity J Lord in their Goswell Road office. I received a first class service from him. He was knowledgable of rental values and professional to deal with. He was quick to find me a good tenant at a competeive rent with appropriate security. I cannot recommend him highly enough.

Rent receipts are paid promptly, and staff deal with maintenance/repair issue efficiently (providing multiple quotes and then ensuring the work is carried out).
Useful advice provided on rent levels at end of each rental agreement.

Useful advice provided on rent levels at end of each rental agreement. Only minor issue is that there can be lengthy delays between holding back monies to pay for repairs and maintenance and actually settling with the contractors.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
