Took more than 7 weeks to refund my rental deposit, 4 e-mails and the same number of voicemails simply ignored.
E-mailed managing partner who obviously got it sorted out but no response from him either that was 4 weeks ago.
The office suggested Covid-19 was to blame - seems an unlikely excuse.
Deposit now refunded but no apology. Similar to the shoddy customer service
I received throughout the tenancy. When they have your money they no longer have an interest. Avoid.

DO NOT USE AT ALL COSTS! This is about Tower Bridge Cluttons - I have no idea who's running the branch but it's nothing short of a shit show. By far the worst property management service I've ever used or dealt with (and I've worked in property management). Their staff simply do not respond to emails or calls both in emergency situations and when it comes to day-to-day issues. After poor service all year, they then tried to take every single bit of our £3k deposit for the flat we'd only been in for 12 months. When we left, we had a professional clean (costing £350) with zero damage to the flat whatsoever, they claimed it wasn't up to standard and then charged us an additional £400 for a new clean claiming there were 'crumbs in the toaster and residue in the tray on the washing machine' and other hilarious reasons. It's now been 2 months since our move out and they have simply stopped responding to all emails and we have not seen a penny of our £3k back. If you are a landlord, do not use and if you are a tenant, avoid unless you have no need for help with rats in the building (arc house) and constant hot water issues.

Cluttons stands for everything that is wrong with property lettings / management agencies today. Extremely sub-standard service for property maintenance. They take steep commissions on repairs for your flat (please be aware that some other big agents do this as well), which is a massive conflict of interest. Very slow to respond and not proactive at all. After over-promising a level of service, they have fallen short massively. Clearly the head office doesn’t care as they have refused to make any amends after a detailed overview of the issues I have faced with them.
My strong recommendation is to not use them for any management service. If you must use them, please read the fine print carefully. PS - some non-standard items: hefty commissions (10% or more) on any repair works, extremely expensive quotes (500 pounds for 2 extractor fans), renewals letting fee of 10 percent + VAT is twice the going rate. They definitely do not have customer’s interest as a priority.

Avoid, avoid, avoid. The people that take your money are great - charming, helpful, great communication. As soon as you're in, it's a different picture. We moved into a dirty flat (around Christmas) so cleaned it ourselves. We noted the condition and, a year and a half on, Cluttons are trying to require us to finance a professional clean. **They accidentally sent us pictures of the clean being done at the same time as the check-in inspection.**
During the tenancy, our property manager was painfully slow on every single matter. Nothing was simple. A drainage issue - could and should have been simple - ended up being the bane of our lives for months in the midst of incompetence and faff. In one particularly absurd moment, we were refused replacement building access fobs by the installation company because the paperwork hadn't been done. And while things did get fixed and replaced, and that's fair and important to note, the time spent on chivvying is unimaginable.
It's just not worth it. Given how important your home is, and the stress Cluttons will cause you if your experience is anything like ours, run a mile. If you like a flat, my advice would be find the landlord on the registry and contact them directly.

Please look elsewhere and if you absolutely have to use Cluttons, please look after yourself and your family by carefully reading through the contract, knowing your rights as a tenant, and don't be afraid to challenge them when they're trying to take advantage of you.
I have been renting a flat from Cluttons for three years and have paid my rent timely and in full every month. I have passed every inspection and have had no complaints from neighbours. Unfortunately even though I have fulfilled all my obligations as a tenant, I have had many disappointing engagements with them. The below two instances were the most frustrating:
1) Cluttons had agreed to extend my lease by a month because they had not found a new tenant yet. I told Cluttons my reason for extending, which was that Covid-19 had caused an extremely difficult time for me and my family. However, when I followed up with an exact date upon which I will vacate the property, they took many days to get back and me despite many follow-up emails. When they finally did, they informed me that they had actually rented out the place to new tenants and that I was required to vacate the property early, and that there is absolutely no room for flexibility. I sought advice online and discovered that tenants have the right to remain in the property even after the lease ends, provided they paid rent. After I informed Cluttons I knew that I had this right and will pay my rent in full, and they immediately honoured our previous agreement with a new contract. I believe they were trying to make advantage of me because I am a young person, and assumed I did not know these rights.
2) I discovered my flat had a rat issue on one Friday evening. I contacted the agency via email and phone, but received no response and no emergency contact details. Over the weekend I called and paid for pest control services myself as it was a very serious problem. On Monday morning, the agency replied back to me saying that it was most likely my fault for having left food out and advised that I should cover my food items. This was an unfair assumption with absolutely no basis because they had not been to the property to inspect, and during previous inspections the flat was always tidy. I keep the flat in a very clean state since I am working from home, and I keep all my food either in the fridge or in sealed glass containers in high-up cabinets. After their initial reply, I could not reach them either via email or phone, and when I visited the office, the relevant employee was not there. Then, they took 4 business days to arrange for a contractor to come to do the relevant repairs for the rat issue. They refused to reimburse me for the pest control costs, citing the reason being that I am close to vacating the property. This is not a valid reason as I am still paying rent and I have the right to a safe and pest-free living space. It is unfair that I had borne the cost and made the effort to fix an issue that was the landlord's responsibility as stated in the contract.
Cluttons will look for every small way to try to make some more money for themselves. They will take advantage of you if they see that you're young and/or single. Please make sure you're very careful when engaging with them and please take care of yourself.

Avoid buying or renting from Cluttons at all means!! They will try to sell you or make you rent a flat at any cost even if it involves lying to the buyer/renter. If any complaints, they prefer to blame the buyer/renter rather than admitting their own mistake and find a solution. This level of service should not be acceptable when dealing with high end (or any kind) properties in London, even less so considering the fees we pay them!!

Since vacating our property we have been treated absolutely appallingly by Cluttons. We did absolutely everything on the check-out list and even went further in terms of proffessional cleaning. The property was spotless... Cluttons then claim they need to withold one third of the deposit for reasons athat are ludicrous... including cleaning which was done the day before we left, by a professional company. They even have the cheek to charge us for their 'time' in seeking small items that needed replacing/updating.
Truly awful experience. Perfect tennants for 2 years and you get treated like dirt once they see a chance to squeeze money out of you. Will never use them again.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
