As a tenant, I dealt with Thornley Groves for 3 years and I found them extremely professional and helpful in every respect including the original letting, the ongoing lettings management and the closing of the tenancy agreement (including the return of my deposit). Whenever it was necessary, they were very helpful and effective in managing discussions and negotiations between myself and the landlord, particularly when it came to agreeing the return of the full deposit. Many thanks to all the staff and in particular Michele Deeks and Joanna Ingram

Would give 0 out of 5, but it's not an option.
So agreed a renewal of our tenancy and paid my admin fee. Didn't receive my tenancy agreement, despite me chasing 3 times, they then renewed our energy and gas certificates and then served a section 21 with no prior notice, giving me and my family 2 months to leave the property. It is all underhand, with no explanation why the person who processes the agreements ignored me time after time. It is clear they knew what the landlord intentions were, it is far too obvious, but hiding behind their desks protects them apparently. TENANTS THE LETTING AGENCY WILL NEVER PROTECT YOU!!

Absolutely extortionate!!! There is nothing decent about their fees.

Also due to them being incapable of updating accounts we got 2 angry calls during the course of a year threatening us with extra fees because apparently we hadn't paid our rent...the rent which we were never ever late with.
When we moved in, the flat was in a disgusting state and after complaining to them they promised not to charge us for a clean when we left. When we moved out guess what they did? They charged us £215 - £173 for a clean and £42 admin fee for them arranging that. The flat was spotless when we left- in a far better condition than when we received it. I fought with them over it but in the end their absolute disregard of their customers won and I am fed up with dealing with them. Stay far far away from them!

Strangely the cleaner decided it needed 120 pounds worth of cleaning doing to it. (surprise surprise)

The manager's investigation was a call to the cleaner who surprisingly agreed with himself that it needed a 120 pounds clean. Absolute joke.
Then to top it off the shower hose that we had inherited 3 years previously was deemed as needing replacing and it was not seen as wear and tear. Same cleaner.... 40 pounds.....
The manager continues to ignore calls claiming to be to busy. I am not surprised if they sending the same cleaner round to each property.
This after initially promising to give my whole deposit back
I had recommend this company for an award in years gone by but this whole episode has soured my view of this company. A company that I have recommended to friends and have sold a previous house.
I would now not recommend this company as they appear to have no control over the contractors that they send out.
The person who did the checkout left and they sent a cleaner round based on what as the house was spotless. The cleaner however felt it needed cleaning. ABSOLUTE JOKE!!!!!!!!!

By using an agent you will always be on top of latest legal developments which in the case of let property can be a bit of a minefield. Good documentation, sensible recommendations, good credit vetting (in my experience) and quick responses to any issues raised.
Nothing but praise here...

Thornley Groves purchased Barlow Costley lettings agents a few years ago and took the staff with them. It's just as well because the staff are superb.
They managed my property for about 6 years and in that time life has been so easy. When a repair needs to be made, they have a network of reliable and reasonably priced service providers.
They provide end of year summaries which make life easy for accountancy purposes and whenever I have a query, no matter who answers, the response is swift and very helpful.
I think I come into contact most with Claire Cheetwood, Hal Hockham and Tricia Fearnley. I have no idea what their positions are in the department but I do know they're all fantastic.
I'm really sad to stop using them (my tenant bought my house) - I usually don't like reviewing people and almost always if I do, it's a negative review. However, I felt obligated because in the six years my property was managed, I cannot ever remember anything other than a very positive experience. That's really something in this day and age.

We had the pleasure right deal with Thornley Groves for the purpose of renting a property in Altrincham. From.the very beginning their dealings were highly professional. Initially we were associated with Samuel Turner who dealt with the initial application dealings. He was very cooperative and very willing to answer our queries.
Then later we dealt with Elizabeth, Rachel and Jessica. After signing our let there was a confusion regarding the gas and electric meters, but they were highly helpful and was willing to help us even on a Saturday.
They readily reply to mails and calls. Overall our experience with them was very positive.

We always like to keep the fees low and would welcome a reduction, however we are happy that we are getting value for money and the occasions are rare when we feel we are not.

Our first contact with Thornley Groves, Altrincham was with Tom Arnold who came to the property to discuss marketing it - Tom was really easy to deal with and gave us the benefit of his professional advice to ensure an efficient route to market and sale of there property.
Our day to day contact at the office was Tracey Bentham who provided us with regular updates at least weekly or when something happened. Tracey gave us the confidence that our property was in safe hands and that we would hear from her the minute anything happened which took a lot of the pressure of us so we could focus on looking and securing a property to move to.
We found a property that was also being marketed by Thornley Groves, Altrincham and so we dealt with Tracey on this property too - this really made our lives a lot easier!
Thanks to Tracey and the Team, we moved successfully towards Exchange and Completion and can now look back at our journey and honestly say it was an absolute pleasure dealing with Tracey, Tom and the rest of the Team at Thornley Groves, Altrincham.

So sorry for not remembering surnames .... But
You are all great. Special mentions much go to Lauren (who went off on Mat Leave leaving Rachel in charge) and Rachel.
Two amazing employees who went over and above what was necessary to help me in my first, second and third closely linked landlord experiences. I was constantly ringing asking silly questions and was always met with helpful, professionalism.
Thornley Groves has found 3 sets of tenants for me now and I would highly recommend them.
