Worst estate agent ever used
They lie, charge far too much and then dissapear off the radar. You always have to chase everything yourself, never get confirmation, even when you ask for confirmation when something is happening ie: something being fixed in the house. Good luck in getting your deposit back, mine took 3 weeks and I had to chase that a couple of times after the 2 weeks had passed - hearing every excuse why they havent done it, and that they will do it immediately. Same story every time, then you ring back and say you still don't have the money, and mention that they said they would do it straight away the last time. Then they tell you they definitely never said that, and basically call you a lier. Very disrespectful to their clients, especially the manager, almost screaming over the phone telling me im wrong and baiscally pointing out that im making up stuff that she has said when I would never do that. Incredibly rude!! If all you want is a smooth transition, don't use Bridgfords! When the deposit was finally received, it was short for no reason, and that's the next fight. You also have to pay when you leave for a reference letter which is not mentioned at the start, and even though you pay extortionate admin fees to begin with.
What agent could do to change your mind?
lower fees, better customer service and communication

We are very sorry that you are disappointed with the service that you received, however your side of the story is not quite what happened. You are fully aware why your deposit was a day short, you had in fact written your notice adding an extra day on, a genuine mistake on your part, although we followed your instructions on when you wanted to leave the property, which I have emailed you to explain. If you have not received the email, please feel free to call the office so that I can go through this with you, you certainly won't have to fight us. All applicants are given a tenants guide when they view a property, which details the fee's.

I completely agree, the carpets are disgusting from the previous tenants, and walls etcc, they promised it'd all get replaced and fixed for us but did it hell, been chasing bridgfords and countrywide for 6 months about it for them to turn around and tell us they won't be doing it, ahahahaha piss take. And then we decide to leave after six months as that's what we specifically told them on the first day, and they refuse to let us, telling us we owe them 3,500k because they signed us up for a 12 month contract??? They're all messed up, that's the Preston

As someone who has just sold a home with another agent, and has for months been trying to sell another (neither in York) I have had dealings with a several estate agents this page year, so have people to compare him to. He really kept up to date on things and kept us up to date. He was easy to talk to and inspired confidence that he knew what was happening and was on top of things. This was not an expensive property but Angus took a lot of care in the selling of it. Thank you!

The worst letting agent I have ever had the misfortune of dealing with. We paid to change the tenancy agreement to reflect my husband to be on the agreement which they never did and lied saying it had been done. They blamed us for a radiator falling off the wall a week after it had been poorly fitted. They sent us a tenancy check out before serving us notice and finally when we served counter notice they didn’t contact us at all about our move out. We had to drop the keys off at the office to where they didn’t say a word and had no idea we were even moving. Avoid at all costs!!!!

Selling a property in York following the death of my mother. Bridgfords were a very slick sell to my sister but the reality was far different. House was hugely overvalued and as a result the 'great deal' fixed fee we agreed to was higher in the end than the normal percentage fee would have been on the selling price eventually achieved. This may seem a bit minor but the difference was £59K on a £211k sale so nearly 28%. The agent dealing with the sale and who did the initial valuation just disappeared and we got no explanation from the branch. The branch manager then visited and revalued the house to £220K admitting it was way overpriced. This was always going to be a project house for someone but my sister and I are not property experts so we took him at his word. Papers left in the house went missing (whilst Bridgfords had keys and were doing viewings) resulting in some additional costs to us and the house was taken off sale without our approval due to their delay in arranging an EPC. In addition invasive surveys were made without our approval - holes in the walls, ceilings and floors!! We did sell in the end and complained to Bridgfords about the process and costs but they refuse to accept any responsibility and as my sister and I want this done rather than dragging on we decided to move on. We didn't pay the bill at first as we were in dispute but having had the brush off denial response I have now agreed to pay in full as we want the matter closed - ironically I have now called three times and have been unable to pay them the money..... They are at best incompetent but I take the view that their conduct is intentional.

This is to name but one of their faults in this area. Also although it is NOT a legal requirement they tried to force us to sign another annual tenancy costing £150 to us and £150 to the landlord. The first time they did that we paid it as I had been seriously ill and we had a young child and just didn't have the ability to argue. Next, because they left such a long time to fix any repairs they became worse problems, indeed they became so expensive our landlord who we did not blame at all had to sell to recoup costs. When we moved out we knew our landlord was gutting it, redecorating and reselling, our landlord said no point us deep cleaning. Still bridgfords tried and failed to persuade our landlord to withhold half our deposit. I could go on but I would sum up, terrible for tenants and a waste of money for landlords, especially if like our landlord, only had one property he rented out.

I'm extremely disappointed with how Bridgford handled my application to lease a property in York.
I'm not angry just that I didn't get it- it happens. I'm angry because in this case it wasn't a better offer from someone else, or a failed reference, or a lack of funds on my part. It was 100% purely Bridgfords' standoffish, misinforming and inept handling of a customer who contacted them just 2 hours after the property had been listed. I had money in the bank ready to deposit, I was told I could have a Skype viewing (since I'm a UK Citizen living abroad), I was promised callbacks that never came, I was told this and that by different people and fobbed off to someone different each time.
Through this entire process I had been more than accommodating, taking calls and replying to emails in the middle of the night, even paying for a UK phone number at my expense so that they could contact me easily. When they wanted a third party to view the property for me, I was ready with someone the next day. When they needed right-to-rent evidence, I offered everything possible to get it to them, again at my expense. We were ready with money in the bank to secure this property and were ready to follow the due process as smoothly as possible.
Three weeks after my initial contact and four staff members later, zero progress was made on Bridgfords' part. What kind of service is that supposed to be? Why couldn't we have organized a third-party viewing on my first call, or the next day instead of being promised a Skype viewing? Why did we have to wait three weeks for any form of solid contact from them? Why did the staff member promise a callback then go on holiday until mid-way through the next week? I could ask a million basic questions about why they were the way they were and I presume that the answer is that either they're prejudiced against customers who are abroad, completely inept at handling them, or just too incredibly lazy and uncaring to spend any time on it.
I will add that I'm also shocked that they seem to have absolutely no knowledge of how to handle an applicant abroad and that they didn't go to any length at all to help make this process a smooth one. It's they should have processes in place. Since then, I've had three Skype viewings with different agencies all in a tenth of the time it took to get a single email from Bridgfords.
They didn't even have the most basic courtesy to contact me directly about the property being let, which just compounds this completely despicable service and awful, awful experience.
This was a dream home for us- we spent over a year waiting for the right home to come up so we could move back to the UK. We loved it so much and were ready to accommodate Bridgfords ever step of the way. Their team absolute crushed our hopes and dreams.

What agent could do to change your mind?
They could speak to the landlord timely and inform me of the contact.
They could offer us a standard agreement when they knew that we are going to be there long term- or could speak to the landlord about changing the agreement at least, rather than ignore us completely and take the money every year for NOTHING.
They could accept my notice and pay me the bond when I moved out - especially that I made sure that the landlord wasn't going to loose a penny on me moving out- as he is a great guy and wouldn't want the agency to rip him off when I found tenants easily for him for the property.
They could call me and apologise that they have forgotten to acknowledge my notice?
They could have released my bond when I moved out and the house was not damaged in any way?
More than anything - They could have just been DECENT and human and honest and fair.
On top of that- When I called yesterday- I requested from Vicky- who answered my call, to put me through to the agency manager to complaint. Very quickly I heard in response that the manageress was in a meeting. I asked for email contact to be sent to me, so that I can write to her with my complaint- and hey hoo, it is Wednesday evening now, and I am still waiting to receive the contact details. Because for the agency it is sooooo hard to send an email.

It went from bad to worse, I will only list some things as they were getting worse and worse till I now moved out.
1. For 4 years in a row charged us £120pounds administrative charge- even through there was no changes to tenants or to the property or anything really.
2. When they informed me they would come for inspection- I said I would be there to show them the mould issue. I took a day off and would wait to show them the problem- they never showed up. When I called asking, they couldn't even say why no one showed up.
3. When in January I asked them to contact the landlord as the house needed attention- as it was cold and there was mould coming up on walls in one of the rooms- for 3 weeks each time I called, the agency told me that they cannot get hold of the landlord, with answers like "when the landlord doesn't want to do it-he won't do it, there is nothing we can I about it" and "do you want to give your notice if you are not happy? and move out!?". When I got fed up and called my landlord myself one Wednesday evening- on Saturday morning the landlord and his all crew were in the house, removing floor boards, fitting in special hollow bricks to improve ventilation, painting the whole room with antibacterial pain. The landlord told me he hadn't heard from them at all!
4. They asked for £300 pounds per person for signing a new rental agreement- even though the new tenants did not have to be found- I found them! so no advertising fees, no viewings on property needed doing. Pure rip off! In my new house I paid £120 and do not know anyone who would have EVER paid this much of agency fee!
5. I have demanded finally to change the agreement into a STANDARD agreement, so that it moves to a rolling month with a one month notice. But when I gave one month notice to the agency, they still demanded that the rental should carry on till end of a paying period- which is extra half a month. When I asked to have my bond paid back 3 weeks after the end of the paying period- the agency kindly informed me, that the new tenants haven't signed their contract yet- so they will not release my deposit from the DPS until new contract on the house will have been signed!!!!
5. When I asked them to provide me with a document that shows that they are legally allowed to keep my bond until new tenants move in-despite my notice- Julie informed me that they have already contacted the new tenants and as soon as they sign- they will release my bond- ignoring completely the fact that I have moved out a month before after a full month notice! AND THEN she told me that I WAS STILL ON THE CONTRACT-which was the reason for them not to release my deposit!
Stay away from them. Most unhelpful and ignorant people- and such money grabbers-for nothing! DO NOT RECOMMEND!

What agent could do to change your mind?
Answering the phone, responding to emails, dealing with issues in a timley manner, being polite, reducing there fees significantly because there is no way that what they charge amounts to what they actually do and it is super high compared to other agencies.
Had I have known I would have never viewed the property in the first place. They need to be more transparent and upfront about thier fees, but they are not.

Issues right from day one, - they really don't care at all. Took a whole year to rectify one issue that needed sorting in the house. I literally had to phone and email them for 10 months to follow up.
House is in poor condition, did not realise how much so until I moved in, but between them and the landlady they are dragging their heels to avoid paying out and putting stuff right. They say things will get sorted and it never happens!
I then received a renewal which had the cheek to charge me an extortionate renewal fee which I was not made aware of on signing my initial contract. Very sneaky and underhand. Apparently 'shared costs' with the landlady. For what? Pay your own fees! Its your property not mine; that is what I pay rent for!
Seriously I would not recommend them to anyone. My next home I won't even consider at a bridgefords property.
Letting agencies like this are the reason I am really desperate to get my foot on the housing ladder. They are a nightmare. I feel forced to move out of my home because of their poor service.

Bridgfords were very very positive when I took them on as letting agents for my property in York. However, swiftly after signing with them I found them to be difficult to get hold of, and unhelpful when I could get hold of them. I initially thought this could just be due to it being the Christmas period and it's difficult to maintain a good service with so many staff taking holidays, however the unhelpful, unprofessional service continued.
I was lied to about insurance coverage, I have failed to have accurate meter readings taken. I was failed to be contacted regarding marketing when I required new tenants. I have had to deal with different people constantly, in different offices and different departments. When requesting one point of contact to save repeating myself I was refused on the basis that 'we just don't work like that, I don't want to get involved in too many things'
I would have been better off (financially, time wise and stress levels) managing the property myself from the other side of the country and suffering the time off work and travel costs that I would have incurred than paying them for a service which I feel they have fluctuated between failing to provide and providing badly, and having to take the time trying to deal with them.
I strongly recommend you don't take up contract with this company to manage your property - you'd be better off asking a neighbour, a friend or doing it yourself!

What agent could do to change your mind?
I would expect my agency fee and contract renewal fee back in full before I would even consider suggesting or using this agent.

Terrible terrible customer service. The staff are rude and speak to people as if they are stupid. In the probably 20+ conversations I have had when they have promised to ring me back they have NEVER done this. I had to constantly chase references both moving in and out of the property.
Maintainance is very slow, again you have to constantly chase and they never get back to you to tell you what they have done. I have zero confidence that they ever pass on messages and am fairly certain that they actively lie and tell you 'oh yes there's been a problem' when actually they simply havent bothered to do it.
I was also charged to renew a contact and told that this was a requirement which I later found out is illegal. Their employee actively lied to me when telling me it was a requirement. Granted that employee may not know any better.
The most ironic thing is their agency fees are extortionate!! You are literally paying for nothing. When searching for a new property, letting agents would roll their eyes when I mentioned Bridgfords, or Copleys as they were, and say 'Oh yes they're terrible.'

Bridgfords is just another name for Countrywide lettings (check their own website). It's painting over the cracks (probably at the former tenants expense) you can't polish a turd. Bridgfords is just another name for Countrywide lettings (check their own website). It's painting over the cracks (probably at the former tenants expense) you can't polish a turd. Same rude staff, same scamming ways, they use dodgy one man bands to fake receipts for work that never gets done and just write in on the inventory for the next tenant to deal with. They charge the tenant for continuing their contract, by sending a threatening letter implying this has to be paid or move out. Save yourself a stress DO NOT USE!

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
