DO NOT USE. Appalling customer service. We let a property with our small dog and two small children. The day we moved in it was apparent that it had not been properly cleaned or made safe. The garden was a tip and was unable to let my dog or children out for months. We realised very quickly that the heating and hot water didn't work well. We reported... And reported... And reported... Eventually four months later they decided somebody could come and have a look. By this time we were in minus temperatures and the house would heat to a maximum of 13 degrees. The water was tepid and not hot enough to kill off any germs. The plumber that came round said that the agents had been told time and time again it won't work properly because of the plumbing... But they still let it this way. We were so unwell that I couldn't work. My daughter had constant chronic flu like symptoms. I was put on an urgent ent cancer referral because of how unwell I was. There was mould in the bathroom, conservatory, my bedroom wardrobes, my daughter's room and most of the windows. Oliver king - the very unhelpful, politician like owner who inherited daddy's business struggles with customer service and advised us he could give us some cleaning tips... Obviously we had been cleaning it and it kept coming back. We had a gas safety inspection from one of their contractors - he stood Infront of the boiler and did nothing and signed it off as safe. he put the thermostat on top of the radiator and said look, all is fine... So we asked for another contractor.A matter of weeks later another engineer came and condemned it as it was unsafe. This put our family in danger. We had to have a new boiler as the old one now was unsafe to use. We ended up demanding to have alternative accommodation while the boiler was done as it was 5 degrees in our house. They reluctantly gave us one room in a Travelodge for a family of four and a dog.... Eventually the new boiler was fitted and it still didn't work properly. It was 17 degrees maximum which isn't even room temperature. We were stuck, we couldn't afford to move and couldn't complain anymore as we were worried about unfair eviction. We took out a huge loan just to get out as our health was so so so bad. Just to get out of this situation we had to keep our tenancy with kings for two months until the end of our notice, plus two months rent at our new home, plus the deposit. We told Jeanette before we left that we felt really sorry for the new tenants and that something had to be done about the mould and heating. She told us to leave the wardrobe doors open instead of investigating. Which we did anyway. They have no care for health and wellbeing. Just money. Early Jan there was a mains water leak through the ceiling. Jeanette blamed us saying it was our fault for not having the heating on after we moved out. We got our own plumbers report which stated that it was due to an old part which was so old it was brittle and had snapped causing the leak and the heating wouldn't have helped as there were no heating pipes in the loft and no insulation. Jeanette ignored all our emails of evidence and all our questions. We went into the loft to take a look and found the cold water storage tank was filthy and full of debris. It was disgusting. We were washing in that and breathing in the spores. Again, Jeanette ignored us. We are awaiting our environmental health report. Absolutely disgraceful. We complained and Oliver just wasn't interested at all. They tried to take our entire deposit to try and cover their contractor fees and the landlords insurance excess. Which we had to continually dispute until the speak of legal action miraculously made them decide to return our entire deposit. Which proves they were just trying to extort our hard earned money even after having to lose so much money just to get out of the situation. They side with landlords not tenants. Horrible company

I popped in couple months ago as I saw an amazing add about this property that I was interested in. Spoke to one of the ladies that was at the front desk there, she had confirmed that it was still available, and she will contact me ones she will get in touch with the landlord. I called up to double check if she had my correct correspondence details which she confirmed. Never heard from her again.
I no longer require this information, although I still believe that it was not professional to just ignore my request for whatever reasons.

My landlady uses Kings Lettings services. As a tenant, I have always been backed by them to solve the flat ' problems. They will try their best to convince the owner to take action for the good of their property, and, whether there is an emergency, they will react immediately to send you as soon as possible the right professional to fix it. Kings Lettings ' employees are friendly so it is not a pain to have to contact them when something needs to be done in your home. Hence, I do recommande them.

They know Staines and local areas inside and out and are constantly informative of changes of the Legal requirements and tenants needs, especially with the town's ongoing developments.

My experience with Kings Lettings, Staines Branch: On a Saturday, I viewed a property listed by them, and I really liked it. On the following Monday afternoon, I told them that I would like to apply to rent the property.
I was sent across the application form, via email, shortly afterwards. I filled in the application form and sent it back via email, along with all the documents they requested. I then transferred the deposit - £350. This was done around 5pm.
Immediately after transferring the deposit, I contacted my brodband provider (Vodafone), told them that I was moving home and requested them to move my connection to the new property. They did some checks at their end and then told me that they are not able to connect me at the new property, because their Fibre service is not avaialble in the area. I then checked with PlusNet, SKY, TalkTalk, etc and was told that I can only get a maximum of 4mb internet connection at the new property.
Now, I am an IT professional and I work-from-home a lot. Hence, a decent internet connection is vital for me to do my job.
When I realised that I cannot get a decent internet connection at the new property, I immediately requested Kings Lettings to not process my application. I told them about the situation with the internet connection speeds at the new property and how I will not be able to do my job if I moved into the property. This was done within 30 minutes of transferring the deposit (around 5:30pm).
I then requested them to kindly refund me my deposit, £350.
I was told that, since I completed the application form, which meant that I signed the contract, the deposit is non-refundable.
I told them that I did understand that the contract says that the deposit is non-refundable, and that I was only appealing to their discretion.
I requested them to please consider the following and kindly refund the deposit as a gesture of goodwill- a. it was less that 30 mins from the time I transferred the deposit to the time I requested them to not process my application b. a fast internet connection is vital for me to do my job
Multiple appeals to the manager of the branch yielded no result. They keep saying that they CANT refund the deposit, as it says in the contract that it is non-refundable.
I am sure that, if they use their discretion they CAN refund the deposit, but they don't want to.
If anyone from the Kings Letting agency is reading this - I request you, once again, to please kindly use your discretion and refund me my deposit.

Their fee structure is fair compared to the competition in Staines especially against those who talk a good game but inevitably come up with nothing as I alluded to above.

Well, once again I have had to return to Kings Lettings and get them to find me a tenant in a hurry and once again they have not disappointed with a new set of tenants found and placed in a relatively short space of time, unlike the competition who once again showed themselves to be great at talking-the-talk but failing miserably to walk the walk. (I'm looking at you Townends you useless bunch of numpties) . Anyone who needs reassurance that they are in good hands take it from me, in Staines, it is really only Kings Lettings who deliver consistently what they say they will and this is my 5th tenancy at least with them in over 20 years of letting in the town. Well done the team in Staines.

It feels good to write a testimony for your letting agent with whom I have been associated for almost a year now. Words are less but thoughts too many to write down.
KINGS are really professional and soft spoken people. Always helpful and quick to respond to your calls/emails. I know most of the staff members by names, just because I am really impressed with their service. Ranging from arranging visits to post move-in queries. All handled with patience and care. It becomes evident that they are doing their jobs with responsibility when they pay attention to everything you need.
Jeanette, Sandra, Paul, Natalie and Carla. These were few I often interacted with and always got a helpful response with a smile.
I am moving out of UK for sometime and will be coming back again after a short break. KINGS will be my first preference to help me getting another home again.
I can be really tension free as I know they will take care of me like they always do.
Last but not the least, when one is away from home town, probably it is your letting agent you interact the most. That is why it becomes important, that you hold a bond of trust and relationship with them which lasts for the life time.
Great work team. Keep up the good work.

Always polite and very professional at their work, KINGS have been very helpful to me as a tenant from day 1.
