I have let my property in Fleet for a number of years, originally with the Estate Agents I bought it through. I have been most impressed with the service that Leaders have provided since they took over the rental portfolio from the previous company. They have always given me sound advice and the fact that I have had neither prolonged periods of non-occupancy nor problems with troublesome tenants says much about their judgement and efficiency. I do not live near to the property and have often had to rely on Leaders staff to organise tradesmen and suppliers to attend my flat and I have always been impressed with the service (and reasonable rates provided). On the odd occasion when I have been present when work was being done it has been interesting to note that the individual tradesmen also spoke highly of the way Leaders Fleet staff interacted with them. I would particularly commend Debra Barman who has been my main point of contact: not just for her efficiency regarding the routine (but vital) aspects of running a tenancy but for her initiative and judgement when the unforeseen has happened (in one case a water leak which affected a neighbouring property). Many people can impress with their attitude and effiiciency when things are going well but it is when things go wrong that, especially as a long-range landlord, you need experts like Debra whose judgement and preparedness to go the extra mile really count.

We found a property with Leaders back in April 2011 in Hook and Debbie was very helpful when we viewed the property and decided to let it. We moved in in late April and the Flat was disgustingly dirty and was not professionally cleaned a it should have been. We then found that a couple of fixtures in the kitchen like the lights under the cupboards and moul growing all throughout the building. 2 years later this problems have still not been fixed an we will not be using this agent again due to the lack of care to the property and the tenant. They have also now increased the rent by an extra £25 a month and are immediately looking to get out of this property. I think Debbie was the only positive thing that came out of leaders.

When it comes to find a place and pay the fees is all good and fast.
Disappointment comes when moving out of the property, first of all when I moved in I did not receive an inventory report and since there were few things not fixed in the property I made some pictures myself.
When moved out the property I had to leave the property at professional cleaning standard, I just wished I could upload picture when I moved in, which is professional cleaning for them when you move in but not when you move out.
I did professional cleaned the property myself and left it immaculate.
Then it comes to the inventory check out, few things were questioned and luckily I had my pictures ready...I sent everything with explanation.
For couple of weeks no one bothered to answer back, I started to call at the office and every time the property manager was busy, so I sent email and she got back to me saying I have to pay 50£ for the damage.
I had to write again everything along with pictures and after that (over a month passed) I could get my deposit back.
What I can say about this agency: very helpful when you need to find a place and get paid. Not very helpful when moving out, poor communication within the office and felt they try to get as much money as they can from you.
Be careful when you use this agency, do as much pictures as you can when moving in so you can be covered when you move out.

Hi, I recently moved out of the property managed by Leaders branch in Fleet.
My complaint is about poor property management service provided by one of the staff there.
I contacted her on 24 September 2012 regarding the Licence to Occupy for my partner that moved in to the property. After charging for the service, I was expecting a document to be produced and delivered as she explained while collecting the documents for the procedure - all that happened a day or two after my initial contact. I had to send few remainder emails, and having no response on those, had to call her to make and inquiry about the Licence. She managed to produce the document on 30 November 2012, giving no explanations about the delay.
Another thing that happened during the check out procedure raised even more concerns about her performance. She received the Final Account Details in email stating all the necessary details and signed by all the tenants, and since we all couldn't be at the check out on stated day, after my call I found out that the details were changed and that she had intention to act upon the change that she had no approval from all the tenants. That made me really concerned about how she is dealing with the case. After saying that, her tone changed in very abrupt and patronising, and she ended a call stating that she has other customers that are waiting to be served and she ended up conversation. Every subsequent phone conversation ended in a similar way. Working in Customer Service myself, I find that kind of attitude unacceptable for anyone in contact with the customers.
I would never recommend them and sure I will never deal with them again.

All the staff we spoke to at Leaders were very helpful especially Debbie and Zoe. Very professional and easy to talk to.
It has been a totally stress free.
I would like to mention that Jess who showed us around the property was very pleasant and not pushy.

I had never rented a property before. Debbie was very very professional she pointed everything out clearly and sent me a folder with all the details and information I needed. The flat took longer to purchase than we first thought and Debbie was very keen to start advertising it. I cannot believe how good she was and when we completed purchasing the flat she took only a few days to let the flat. Everything went smoothly and I have a lot of confidence with this company, especially the way Debbie dealt with me. Debbie made sure I understood the rental process and how it was carried out. I would not hesitate to recommend this company.

The attitude of the agent who showed us about the flat was abrasive, dismissive and rude which was further compounded by the ensuing problems that arose from the lack of / misleading information that was originally given. If fact, when we were first shown around the property we were told that we could not rent it for the amount of time that we requested as the Landlord only did 8 month contracts. After calling back and speaking to the same agent at Leaders without first giving our name, we were told that the property was in fact available for the amount of time we were seeking.
We were not present when the inventory was taken (as we expected to be) and were told that we must pay £120 for a post-tenancy inspection of the property which is done by one of their staff as part of their job! Since we were desperate for a place to live we were in an impossible position and had to pay the charge!
We were also greatly mislead as to the parking situation that pertains to our particular property which has caused a great amount of problems and which Leaders refuse to help us with even though we relied on their statements when deciding to sign for the property. Parking was one of the primary considerations which led us to sign for the property as my fellow tenant and I required space for two cars. Without going into the details, Leader's attitude is: as soon as it's signed for then the tenant is not their problem regardless of what was promised. As long as they have you signed up.
An intensely dislikeable, confrontational, unhelpful and unprofessional organisation which I am very disappointed to have had to come in to contact with.

Rented thought leaders for a couple of years now and always found then helpful and friendly. Have rented through them twice now and both times it was straightforward and hassle free. Check out of the first place was fine, couple deductions for cleaning but fair so agreed and deposit was returned quickly. See lots of reviews on agents about massive deposit deductions but if you leave a place filthy what do you expect ! Have rented in the past direct with the landlord and had all sorts of problems including no heating for 4weeks on one occasion but never had any issue like this with leaders.

I've used Leaders in Fleet for a number of years & always received a great service. Having used other letting agents in the past, not all in this area it is very nice to deal with people with good old fashioned common sense, especially when dealing with tenants leaving. Any issues that have arisen have always been dealt with swiftly & its nice to feel confident that your property is being looked after. When I ran into some difficulties & considered selling my property Zoe offered a sensible solution tht allowed me to carry on letting. My only one critisism would be that they send out lots of paperwork but it it certainly can't be said they don't keep you informed. Keep up the good work

I have been a client of leaders in Fleet for nearly 10 years. They have always provided a highly professional letting service and I have recently upgraded to "fully-managed" as well as adding a further property to their managed portfolio.
It would be unfair to pick out any one of the Leaders staff for special praise because all of the people I come into contact with appear willing to go the extra mile; letting agents, inventory clerks, accounts staff and property management - a first-class service.
Nothing is perfect, it has gone wrong before when we had a particularly poor tenant (placed by Leaders) who caused significant damage. However, the eviction process and subsequent clear-up and re-letting was handled admirably and I'm sure this was an isolated, unfortunate incident.
Keep up the good work, I can sleep peacefully in your safe hands.

The transisition from MacKenzie Smith Lettings to Leaders went smoothly and service has not suffered. Rent recommendations have been very realistic resulting in tenants being found quickly and void periods being kept to a minimum. Legal paperwork has been prepared accurately and in a very timely manner. Inventories and Property inspections are done proactively and to a good standard. the team have a good base of reliable contractors available who address any issues that arise quickly. Any issues always being confirmed in writing for clarity. A pleasure to deal with - keep it up!
