A coperative group of people, sage in their advice, and skilled in acting as a go-between with vendor and purchaser. Attentive, and sensitive to circumstance, reflecting a small family run business group rather than a corporate bonus/commission driven ethic. The fundemental problem with the estate agency business, irrespective of which particular agency, is the need to get the listing in the first instance, this being the first step in creating an invoice for services rendered. This front end sale of a particular agency in a competitive market, can and does lead to overvaluation of properties. It is an issue for the industry sector to address. However, in the case of Gascoigne Hallman, Prestbury, they were prepared to be realistic in their sales price evaluation, knowing that we were in the market to sell the house, and not play valuation games in trying to secure the listing. Good eggs.....
Any and all service sector [lawyers, accountants, solicitors, doctors, and estate agents] fees are questionable, since their is nothing tangible to provide a benchmark, unlike buying a car or taking a flight. Within this context, this agent was competitive, but as to whether the amount is good or poor value, only \"The Shadow\" knows! As a comparator to doing it myself, I suppose that I made the value judgement that indeed it is good value, particularly in the post sale project management of the transaction, so I do.

The buyer's solicitor was on the slow side and it took my Estate agent (Gascoigne Halman to step in and liaise with both parties solicitors - without Gascoigne's help, the sale could have fallen through. Based upon how they were pro- active in the marketing of my property and their get-up-and-go to ensure that the sale transfer went through, i belive that their fee was excellent value for money.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
