We viewed a house with Mr Ian Knibbs ..and we noticed that there was no sockets either for TV neither for telephone , the house has recently been renovated. Mr knibbs looked for the sockets and when he could not find them he went on a tirade of lies , first he said that nobody uses TV or phone sockets anymore as everybody has gone wireless! And that all the new houses he rents out has none ! When we questioned how do people view ( free view channels ) and get Internet he said nobody does anymore as everybody uses sky wireless!! and he even looked out the windows and counted all the aerials he sees on roof tops and said i assure you none of them is connected. When we told him we don't really believe that, he went to his second lie and said it is our responsibility as tenants to get wires connected from main telephone tower and get an aerial and socket inserted , he went on rambling in this to try to convince us , and last as we were leaving he changed again and said that the owner may be happy to provide both !...for an older man he lied repeatedly and long enough to try to convince us ..I complained to the office and said we wish to speak to somebody professional and never heard again. Unprofessional and dis-honest is our impression

Utter incompetence, rude staff, have lied at every avenue and discriminated against at every opportunity. Wasn’t until we spoke to the landlady herself that the agents lies were uncovered. They then produced more lies to cover their original lies.
AVOID! At all costs - a complaint to the TPO will be forthcoming.
If you deal with Simon Lewis or Claire Ball at this branch - BEWARE! The lies they told were complete and absolute. I have never encountered an estate agent like this!

No amount of negative adjectives could truly describe my experience with this agent. Where to start? I enquired about viewing three properties in person and was initially impressed that they could arrange a viewing on two of the three properties the next day. I was told they would be able to arrange a viewing on the third one in due course as their was currently a tenant in there. That is where the good service stopped I'm afraid. I wasn't able to view the two I'd booked for as they had the wrong keys! Hardly ideal but everyone makes mistakes so I wasn't critical at this stage. I'd found out from the viewing chap that the third property I was interested in didn't actually have a tenant in (apparently the landlord is an old chap who lives nearby) so therefore contacted them immediately to arrange a viewing. They acknowledged receipt of my email and said they would arrange a viewing and let me know. I offered several available times and dates and heard absolutely nothing back. Considering the cock up with the keys I'm astounded at this shocking level of service on another property. To top it off, the property I've desperately been trying to view (the third one) has just been reduced on Rightmove at the time of writing. Presumably the Landlord was recommended to reduce the price due to a lack of interest. I feel so sorry for the landlord, especially with him being an older chap on his own. Morally, I feel this is absolutely disgusting. I'm now trying very hard to investigate where the landlord lives, explain the situation to him and see if he will be able to show me round and hopefully take the property on from there.

What agent could do to change your mind?
Poor customer service post tenant check out, lack of call back, finding things missing that we were told would be returned post check out. Overall very disappointing.

Very helpful and enthusiastic on check in, unfortunately that was when the good service ended. As a landlord would not use the agent again, examples of poor service included below.
Tenant was away, left front door wide open, contacted Linley and Simpson out of hours service - the national out of hours service had no way of contacting the local staff and therefore no one was available/ no keys available to secure the property (we live away).
Check-out was incomplete and no one checked the tenant had moved out on time (he hadn't), and it was left for us to point out missing items and raise requests for cleaning to take place (post the agency advising us all was well). Having checked the property three times ourselves and each time having to chase up previously raised concerns we gave up as our phone calls and messages were not returned.

They told us 4 weeks before the move in date that they had to change our move-in date by 1 week, so we had to stay in a BnB for that time. Of course there was no compensation for that.

When we were give the wrong keys and no-one could help us get the correct ones. Their processes are slow and inefficient, it takes them weeks to do anything and then they get it wrong. The only thing they do very quickly is send a payment request for their inflated prices. We had to pay 1 week rent for them to do the check-out and they did it on the last day, by then there was almost no time to respond to their queries. They are absolutely incompetent and unhelpful. I'm glad I'll never ever have to deal with them ever again. Stay clear of them, their name spells disaster!

Horrendous - I have lived in several countries and dealt with landlords and agents of various nationalities. None of whom have provided a worse experience that Harrogate's Linley and Simpson. Repeatedly ignored offers to clear an old broken bench from the back garden at our expense, house was so damp it ruined the rug in our front room and destroyed various possessions in the attic, woodlice infestation so bad they used to 'drip' from the clothes I would pick up from my daughter's washbasket. Hounded for money on 3 occasions that was already paid! Went in and complained to the manager (Tara) who profusely apologised and promised a letter of apology.....which never came. We left a month before the lease ended and took the financial hit. Just awful. We have been looking for a new property to rent but if it is offered by them, we just instantly ignore it. Wouldn't deal with them again if you paid me! Even now, a year later, I'm still livid about it!

the agents did a very good job in fighting for me to get a house to rent regarding my circumstances and i am very grateful for that. the arrangements went through easily and i moved in 2 weeks ago. there is a down side though as i have found a few faults with the house as in leaking pipework under the kitchen sink, windows i cant open, a shower i cant use. i have reported these faults to the relevant department when i moved in but as yet i have not even had a confirmation that anything is going to be done about it, infact when i rang up i was told that maybe i should try to fix the leaking pipe myself?? how exactly? i pay rent for the property and i therefore expect a certain service and maintenance to the house. also when i moved in there was no instructions on how to use the boiler which keeps losing the pilot light, or the washing machine, basic stuff i think..

From my first meeting with Tara and Arianna on my first viewing, to the times I have had to come into the office, and met Clare and Phobe and the other girls, I have had nothing but friendly, helpful service.
Nothing has been too much trouble and you all appear to be happy and welcoming whenever i come into the office.
