When I moved-in, I was provided the inventory list which says professionally cleaned. As a matter of fact, it wasn't cleaned at all. There were cob webs and personal belongings in the Flat. when I moved-out, I left in a much better state than I moved-in. My deposit money is going to be deducted for deep cleaning and removal of personal belongings. Never use their services, they are money grubber. They will deduct your deposit without any fair reason.

I recently decided to move to Leeds and was in search of a flat to rent for me and my boyfriend. I came upon a flat of theirs on rightmove, and called the agency to have more information about this property. I was answered that the house was first to be visited by me in person, and on yet another day I was to sign another lease: all of this within a really short time frame (the next week). However I am abroad and explained that I could not find flights, but my boyfriend, who is in the UK, could sign and I could either sign in a couple weeks or they could send me an online or posted contract. They refused to, and with a very annoyed tone told me we both had to be there at the same time and that after viewing it, the landlord still could refuse us, even after I offered them options such as paying for the postal fee or paying the fee 6 months in advance ecc.
Furthermore, it seems that people don't communicate in this office. I had been told to fill out an application form while I waited for a viewing, and when I called again two days later another woman got angry at me for filling it out, saying: "Now I will have to tell the landlord that you made a mistake", after ignoring the fact that I told her someone else in the office advised me to do it.
Luckily, I was right not to buy the plane tickets to go there, because a few days later I received an email saying that the house was gone.
Overall, this agency is filled with incompetent and rude workers, is inflexible and bizarrely is not open to international applicants (which most agencies allow online, from my own personal experience.) I find it uncanny that in such a developed world the leasing of properties cannot be done internationally and requires losing hundreds of pounds on travel expenses.

Where do I start? From day one the service we received from Linley & Simpson was atrocious, at best. The fees (Which I assume were due to the announcement that agency fees will be banned in 2018) we astronomically high. I managed to barter them down 25 pound each but still ended up shelling out over 300 pounds in fees to them. Reference checks for the house were completed at such a slow pace and employers were contacted very close to the deadline, reference requests were sent to incorrect offices despite accurate ones being provided. The house itself had signs of wear and tear when we moved in and we completed a thorough inventory. Though some issues were resolved by Linley & Simpson, repairs were made at a very slow pace and we had dirty, stained curtains for the duration of our tenancy which were never cleaned. These issues, however, pale in comparison to the nightmare of 'checking out'. We vacated our property on the 24th of September, leaving the property in superior condition to how we inherited it. Carpets were cleaned, walls were painted, all appliances were restored to above average condition. The house, over the course of. However, due to, from what I can only gather, a target based system used by Linley & Simpson to hold on to as much as the deposit as possible, we were charged for the following; - Cobwebs - Marks, which Linley & Simpson alleged to be cigarettes that had been put out on a windowsill. Now considering the house was lived in for a year by 3 young professionals who regularly cleaned the house and had just done a days' worth of cleaning and clearing out, it's incredibly hard to fathom where such cobwebs were, so I like to refer to this charge as ridiculous charge number one.
Secondly, the room in question where the cigarettes were allegedly put out was occupied by myself, a national standard runner who runs 80 miles a week. I have not smoked a cigarette in my life, let alone decided to start voluntarily giving up parts of my deposit for literally no reason. We can only imagine that we missed these when doing the inventory as the curtains were closed but Linley & Simpson would not budge on this. It took 10 days before we had any sort of check out email or phone call from Linley & Simpson, and even then it was prompted by us. They avoided our calls and emails for another week and it seems the checkout was not completed the day after we vacated like they said it was. It seemed like they were purposely trying to wait us out so we would not dispute any of the ridiculous charges they made on our deposit. After coming to an agreement of a one-hundred-pound deduction on the 3rd of October we were told it would be 3 working days until the money was transferred into our elected account. Low and behold, it wasn't which meant we had to email and call once again. It wasn't until the 10th of October we received our deposit. The whole experience of dealing with Linley & Simpson was unnecessarily stressful. I can only hope that if anyone has read this, they steer well clear of Linley & Simpson and never, ever have any dealings with them.

Absolutely shocking - if I could give less than one star, I would. We have had none stop problems with this estate agent from the day we moved in, from being initially denied access to the cellar which we was sold to us as ideal storage, to them messing up the setting up of our gas and electric bills (an unusual, compulsory and seemingly helpful service they offer) and giving out my personal information to a company I have never had any dealings with, despite the fact that my housemate was the one filled out to pay them.
A few months after moving in, we also found we had mice, and again, the company were unhelpful from the start, with me being fobbed off twice upon calling up, only to be told that someone would be back in touch. On calling up a third time, I spoke to a very rude woman who informed me that it was in our contract that we had to pay for any pest issues, and that it was nothing to do with the estate agent.
Although we did find this a bit of an odd policy, we nonetheless went ahead and paid out for our own pest control people, who, whilst checking under our kitchen panels, were surprised to find a large amount of poison and traps already there - making it look very much as if the mice were already present when we moved in, and that someone had tried to sort it. Putting two and two together, we questioned the estate agent, both over the phone and via email, only to be ignored entirely and/or have them dodge the question, insisting that it was in every contract of theirs to charge tenants for their pest control issues and that was that. During all of this, my housemate also found out she was pregnant, causing further complications, as she, understandably, didn't want to risk the health of her unborn baby by living in a house full of mice, as you can catch some pretty nasty diseases from them.
We decided enough was enough and to hand our notice in - with my housemate explaining the accentuating circumstances. At first, Linley and Simpson seemed understanding, stating that they were willing to negotiate on the usual two months required notice period from our move in date, down to two months from the day we called up, and then later, in a separate phone call (after we were messed around a bit more with various appointments of them failing to turn up to remove a bath panel for the pest control guys - something which ended up taking three weeks) down to just a month. However, after failing to receive the confirmation of this we were promised in an email (we'd learned how little we could trust them by this point!) we then contacted them again, only to have the same woman we had spoken to deny that the conversation had ever happened, and that we would have to give the standard notice after all.
These guys really don't give a toss, and are happy to lie to you repeatedly and ignore you for weeks on end. Although some of the staff do seem nice enough, there is no consistency at all in the information they give, and they appear willing to tell you anything to get you off the phone. Don't do it!!
