If I could give this company no stars I would. They vastly inflate the value of a property to get the instruction, they also sign you into long contracts for 5 months without fully explaining what you are signing. During the most buoyant market for years on our "Open Day" we had no applicants viewing. I wouldn't use this estate agents if they were the last estate agents on earth.

We recently bought our first house through Cubitt and West Patcham. There were good elements of service. We were generally shown round by helpful staff and the sales progression (based in Peacehaven) was generally quick and courteous. But our experience of getting an offer accepted was problematic. I felt it should be shared as a warning to other first-time buyers.
After putting our offer in, I was told * that the previous buyer had dropped out because of 'solicitor issues' and that if we went with the Cubit approved solicitor, that would improve the chances of our bid being successful. This was strange because at viewing we were told the buyer pulled out for personal reasons. I wanted to close the sale but said I would look into this solicitor that was recommended and get back to him.
On the way out of the office I received a phone call from * again saying the offer would only be accepted if we used the Cubitt recommended solicitor. I explicitly asked 'Are you telling me that the offer being accepted is contingent upon us using this solicitor, according to the vendor' I was told it was and we would not get the house if we didn't oblige.
When me and my partner looked into this solicitor, they not only charged double other solicitors, but also pay Cubitt a fee for everyone passed to them. The next day when my partner called *e, he was informed that there was 'confusion' the day before, and our offer had already been accepted, regardless of solicitor.
I felt that Joe was using time pressure and my perceived vulnerability as leverage to force us to use their preferred solicitor. This was a lie which was quickly retracted, but was still unprofessional, misleading and unethical.
If you use this estate agent beware – do not trust their stories and do not use their recommended solicitors or brokers – independent services cost much less and you can guarantee their independence.

Absolutely fantastic. We were in a chain and had a private buyer who pulled out so the chain was about to fall apart and we were going to lose our dream home. We had 2 estate agents including cubit and west who valued our property at the same price. So it was a straight choice between the two. Oliver and his company seemed focused on doing the best for us and in the end the choice to go with cubit and west was an easy one. I had a friend who highly recommended cubitt and west. Her property had been on the market for 5 months without an offer. She switched to cubitt and west and they sold her house within 3 days!!! Our vendor had given us 2 weeks to sell our house or he was pulling out of the deal. Oliver assured us that he would sell our house for the asking price within that time. With the best will I was still unsure but Oliver duly delivered. In fact better than that. His office organised an open house and less than 24 hours of our house going on the market we had FOUR offers for the FULL asking price. After a bidding war we agreed to sell our property for 15k above the asking price. I cannot recommend Oliver and his team highly enough and if you put your faith in them and let them guide and advise you I am sure you will be as happy as we are. They really do know their stuff.

I could not have had a better service anywhere else. Both Ashley and Owen were attentive, helpful and very kind.
Ashley spent a lot of time with me both as a prospective buyer taking me to numerous viewings at the drop of a hat and once our offer had been accepted, kept me updated throughout the sale. He always had a smile and was always accommodating.
I wanted some advise on renovating the property and Owen kindly spent over an hour of his time with me. Discussing all my options in detail.
Both Ashley and Owen did over and above what is expected as Estate agents and I can't recommend them enough.

We cannot praise Ashley Buckley enough. Right from the start he was honest, informative and genuinely helpful. As I am living 200 miles away from the property it was nice to know that a professional team were looking after the property and my interests and keeping me informed on a near daily basis.

The viewing process was started quickly and we were provided feedback and kept up to date at all times. Our own personal online account was also useful to have to assess sales activity, overall enquiries etc.
Aston worked extremely hard to market our property, did nearly all viewings himself and secured purchasers happy to meet
our required price quicker than we expected.
The reason for writing this review is that we believe that credit should be given where due. Aston was brilliant with us throughout the sale but everyone in the branch was helpful, friendly and nothing was too much trouble. It is the job of the agent to sell your property but it is a two way process which both parties never forgot and this cooperation really helped.
We would recommed all at Cubitt & West Patcham to family, friends and anyone without hesitation because they were professional, personable, understanding, enthusiastic and made what can be a pretty difficult and traumatic process so much easier.

I had been with another agent who were terrible, I was locked into a 3month contract (that they held me to) and showed 3 people around my house during that whole time, when I was able to move from them I picked from three agents and chose Cubitt and West because Owen said he could tell I had had a bad experience and was very mistrusting and he wanted to win my trust so said to put my house on their books and give them a chance without any contract, he was also very reassuring so went with them, I had more people around on the first viewing with them than I did in 3 months with Fox & Sons and that continued during the whole time I was with them, I had lots of interest and offers but because of the market at that time, people found it difficult to sell theirs or get the mortgage they needed, then finally found the right people for the house, I had some bad news and had to pull out of the sale when we were about to exchange, again I spoke to Owen and instead of making me feel bad for letting their client down after all the effort they had put in to selling it, he was very sympathetic and dealt with everything at no expense to myself, he also took time on several occasions to contact me to see how things were.
I would also like to mention Aston who was always cheerful when he showed people around and latterly James was also the same. My conclusion would be that they are very happy with their work and they didn't always put business before their customer.
I highly recommend them and will do so to people if I hear they are thinking of buying and selling, I will certainly return to them when the time is right.

whole thing from begining to end. They conducted themselves proffesionally and always rang you back if the need arose.
I also bought my flat from the branch in Saltedean who I found were good too and also helped in the conveyancing process
as need arose. So an all round very good,proffesional but friendly service.
