Brighton branch are a absolute no.
Been majorly struggling to pay my rent due to my partner loosing his job and me being heavily pregnant. And having such high rent I’ve emailed the company a few times explaining my situation what I was just turnt off and told each day I need to pay my rent. No other comment. I’ve had to dig out to get some money to do a early tendency terminate aswell as paying out rent untill they can process this
Trying to do a early tendency termination. And had to pay out another load of money just to put the flat back on the market. What I was emailed to say this can’t be processed untill I’ve paid rent arrears.
For someone struggling terribly this company has completely done me over for the better and are completely useless.

I am Renting a flat that *should* be managed by Cubitt & West. The agency's handling of signing and moving was quite poor but once I moved in it got worse: MANY unresolved issues still 3 months into the contract, ALL of which could have been resolved amicably three months ago. They seem to be very understaffed - I can't blame any individual agent, the problem is systemic in the way the agency and their separate departments DON'T work with each other, and I believe only a fraction of my complaints is getting passed to the landlord, who I am sure would have preferred letting me share the cost of some sensible repairs rather than eventually getting a letter from a solicitor without understanding why. Getting a lawyer involved will cost me more than fixing the flat but I can afford it and it will be worth it if it stops decent landlord from trusting Cubitt & West as a letting agent.

Very disappointed indeed. The passion promised has not been delivered. Classic case of huge enthusiasm to get our business then much more lacklustre afterwards, some staff leaving, others seem to be off a lot so not enough consistency in the office. Seem reasonable if the passion promised was delivered and clearly very salesy, you have to barter.

A lot of people shown round would never have been likely to like the house because of their requirements.
Lengthy contracts.
Extra fee for floor plans and photos.
In retrospect would not have chosen this agent.
Didn't seem very knowledgeable about local area or market and we had to do a lot of legwork ourselves with suggestions, pricing etc.

Leanne (now the Manager) first sold a house to us eight years ago and we were very impressed with her proffesionalism and enthusiasm, so much so that we purchased a number of other houses through her for letting to students. We also went into development some years ago which did not prove successful and over the last year we have had to sell 3 flats using the expertise of Leanne ablysupported by Caroline and Chris. We have found all of them to be very helpful and hightly professional and together with the excellent progress sheets they provided us with has combined to give us an excellent service. Very highly recommended !

I had been looking for a property to buy for eight months before I saw this property handled by Cubitt & West (Brighton, Kemptown), and I had the opportunity to be introduced to properties by most of the estate agents in my area. In almost every case the agents made no significant contribution to my interest in buying a property. In three cases the agent actually managed to sabotage the purchase process, by being unhelpful. Chris Storey of the Kemptown branch of Cubitt and West was the one notable exception. He was easy to contact. He had all the relevant information to hand, and could answer my questions quickly and accurately. He was polite and friendly. He returned my calls when he said that he would. He responded to my emails. All simple common courtesies, but ones rarely demonstrated by other Brighton and Hove estate agents, and never consistently. Furthermore, he brokered a meeting between the vendors and me, something that no other agent had ever suggested might be possible. This meeting meant that I could deal directly with the people who knew the most about the property. They, too, had picked Cubitt & West because of Chris' sympathetic and intelligent approach. In addition, Chris was able to keep the negotiations on track, and, while always acting for the vendor, managed to make me feel that he was trying to help me (or at least, to make the sale go through, which, of course, was a help to me). He seemed to understand that buying a property is a difficult and even painful business, and he did what he could to reassure, calm and explain. All this meant that the process was as smooth as it could have been, and it was the outstanding contribution of Chris Storey of the Kemptown, Brighton branch of Cubitt and West that was the most significant contributor to the success of the sale and purchase. We went on with Cubitt & west after our house had been on with another agency for over a month, and they sold it in less than a week before the photos had even been taken. Throughout the sale process, they were unfailingly helpful, upfront and available to answer queries quickly. It all went amazingly smoothly. Although their fee is higher than some agents, they helped us achieve a good price for our house from a solid buyer. I would highly recommend them.

I am a divorcee who found the whole precedure of buying and selling property daunting so I was delighted with the level of support and understanding I received from Leanne/Caroline and the rest of the staff at Cubitt and West-Lewes Road.I had plenty of feed back from the viewings I had and it was never any trouble for them to listen to my concerns and worries whenever I needed to speak with them.Everything was explained to me in detail and I was constantly given reassurance that they would do everything they could to insure a good sale for me.

Chris has been the most efficient, honest and hardworking agent that I have ever dealt with. Right from the start he was frank and clear with his advice and I always felt that we were in total agreement over any decisions that had to be made after useful and constructive discussions. If I had any queries at all I always got a response and my call was returned promptly. Nadine as also very efficient with letting me know when prospective purchasers had appointments and was very helpful. Without Chris and his team's endeavours this sale may have fallen through. I can't recommend Cubitt and West, Kemp Town branch, highly enough.

Cubitt & West were great. They were very pro-active in finding us loads of viewings, always returned calls, and were always professional and courteous.
