Horrendous , incompetent and guilty of illegal activity.
Horsham branch: By far the worst group of people I’ve ever had to deal with in a company. My property is supposed to be “managed” by them which basically involves them continually scolding me and warning me not to speak with my landlady despite my landlady and I having a great working relationship. It became clear why they do this. Most recently they made an illegal attempt to raise my rent by an astonishing £100 this year, far above the average rises. My landlady, and the property owner, told me this was without her permission which she had expressly to,d them they needed. They had increased rent every year previous, highly like;y the same.
In terms of managing the property, they have not once helped when the flat needed work, plumbing etc. I had to arrange that all myself. They didn’t help with the alarms going off. In the 5 years I rented from them, they promised on many occasions to get back to me about various issues - not once in 5 years has a single employee at this joke company got back to me or kept their promise, they are useless unprofessional salespeople uninterested and incapable of anything except trying to make a profit or commission.
I am moving out now, thank god, and need to check my electricity meter the final bill. Rather incredibly none of them know where it is. They said they would contact my landlady to ask which is in itself ridiculous. I have in the last month trying to move out emailed and called them 5 times to get this simple piece of information. They have never got back to me, I eventually contacted my landlady and asked they’d asked her. She said they did some time ago. Yet no one has contacted me, and further to this my landlady was relying on her understandably hazy recollection. That is not good enough. They are paid to manage the property but are lazy unprofessional and completely incompetent. In order to resolve this I have emailed them again, having had enough of the tiresome disingenuous attitude on the phone. First came an automated response saying she was on annual leave and no one would be checking her emails. Which reminds me that when I was halfway through resolving a maintenance issue once I got cut off and no follow up. I later learnt whoever it was went off on holiday left all their cases halfway done and no one their bothers checking or doing their job. I had no functional water in the sink. They are desk cowboys.
I tried sending the email a second time to neither of their employees replying to a previous chain with her. I got another automated response saying no such email there. It’s a joke and I intend to take legal action regarding the illegal attempt at a rent raise. Do not use them or rent through them.
When they wanted me ti sign a contract or renew at an illegal raised price they continually bombarded me with communications. Yet when you do sign they can’t be bothered to reply or communicate with you at all and have no interest in managing your property which is their job, a very simple one that requires no skill whatsoever at all. Avoid at all costs,

Our Experience from start to finish on sale and purchase of our properties was extremely positive.
All of the staff from the Manager Carl to the sales team Rebecca and Kirsty were professional caring and sensative to our needs all the time . The corordination and management of both selling and purchasing was made so much easier in what can be a very stressful time. We are so grateful for the branches efforts and empathy. We would highly recommend anyone to use the Horsham Teams services.

I would not recommend Cubit and West to manage your property. They are not reliable. In my case, I have to chase them to do a proper job all the time. I would not recommend Cubit and West to manage your property. They are not reliable. In my case, I have to chase them to do a proper job all the time. Not even had a working over for the last 6 weeks.
Cigarette butts found in dishwasher after an apparent professional clean which I'm yet to see the invoices for.
Not one call has been made to update me, no letter, nothing.
Very poor attitude once you've moved in from a tenants point. I have kids, I'm a single dad and these monsters left us without the ability to cool for 6 weeks. They didn't care.
If you want dirty cupboards, disgusting dishwashers and zero service and the them to try and up the rent every year as standard (say no to that and they go away) then Cubit and West are your people.
Landlords avoid them. Disgusting service, dirty properties and stealing your deposit is standard.

When I moved into property cubit and west people were so nice and helpful but when I left the property, I had the worst experience with this agency and they only favour landlords and no say for tenants at all. For tiny repairs they took almost half of my deposit money instead having it repaired charged me for full replacement like beaded cord for blind which is for under £10 they deducted from deposit £228 and similarly for small scratch on platform they deducted £180 and curtain hook was loose, they deducted £84. PATHETIC EXPERIENCE AND THE WORST AGENCY

Cubitt and West are the best company if you are a tenant as they put your needs above those of the landlords who instruct them and pay fees. You don't have to pay market rent as they don't want to upset you and don't worry about paying rent at all they won't even chase it or tell the landlord they are not getting paid.
Better still if you keep breaking anything the landlord has to keep paying they don't care if it's the tenants fault they don't care they just take fees off the landlords and don't even check if the work is done that's been charged.
They also won't refund fees when they over charge or respond to any emails about this...

I was a tenant for 6 months and I have to say that Cubitt and West were the worst letting agents I've ever had. * I paid £100 for professional photos, I took half a day off work to be at home when they arrived and they didn't turn up due to an admin error
* Signed a sole agency agreement as they were very good at selling the company being 'Horshams number one estate agent'. I thought it was a 12 week agreement however after being unhappy after the first few weeks read the agreement in detail to discover it was actually 20 weeks which is just too long.
* I've had 4 viewings in 11 weeks, despite my property being in the centre of town, apparently no one is interested and they have suggested I drop my price, despite Zoopla and Nationwide confirming it is on the market for the right value.
* The 4 viewing they have arranged, I have done 3 of them and the one they apparenlty did they don't seem to be unable to get any feedback.
And the list goes on and on, I could write an essay but I think I have made my point. I still have another 9 weeks left with them and all its doing is stressing me out. I won't be dealing with them again nor do I recommend them
