I chose to sell my property through Clyde as I had dealt with the company previously and had confidence that they would be successful.
They, Emma in particular, provided a steady stream of viewers, even though it was a traditionally difficult time of year in the run up to Christmas and beyond.
Determined to get me a sale, Emma canvassed prospective buyers until the right client came along and an offer was submitted to our liking.
Many thanks to Clyde for showing the property and keeping me updated regularly with progress.

When moving out waited over half an hour for the guy to come. I was told he would be there at 2 in the dot. I spoke to him on the phone and did I wanted to be there when he left. He agreed. Next thing I know he phone's song he had left the apartment but everything was ok, a little dust on the skirting board and I would get a report in the next two days
After a week later I still heard nothing so I phoned them. They were still holding two months deposit £1450. They did that the apartment needed a full clean and there were items missing and broken. When I got the exit report I started that the key items were actually in the photo. I provided them with photos (again) showing that the apartment was actually cleaner when I left. They tried to dismiss the photos. I started to them that they needed to show like for like photos from the moving in and exit reports. There reports contridicted each other doing that I had put nails in the wall. I had photo evidence that the nails were in the wall when I moved in. Dust that was skirting on light fittings had built up over years, not the 2 yes 2 months that I was there. They still started that under their terms and conditions I was liable. And would not release ANY off the money. They started there was no point going to the agency that held the money as it would take over s month for them to act.
Finally after threatening legal action and hours of effort they refunded all but £18 off the deposit. A month after I moved out.
I am still waiting for rent to be returned from them.
If you do not follow the advice from this forum, make sure you photo everything. Make sure that all communication is recorded. Make sure you can survive moving out being owed 2 months deposit... If this still fails to put you off, remember I told you so :)

Shortly after walking into that estate agents I was made to feel like I was dirt underneath their fingernails. They didn't inquire about our personal circumstances and just assumed we were chancers. They insisted they would not ask landlords if they would be happy with having a cat in the property, even if the flat was unfurnished and didn't have carpets. They also warned us that they would inspect the property every two months. When I said that seemed quite intrusive the agent went on the offensive, and was acting as if I was trying to hide something. I left the agency incredibly demoralised. I wish landlords would stop using agencies so much. The few landlords I've managed to make direct contact with were all happy with a cat once I explained our circumstances. Bottom line is: DO NOT GO WITH THIS AGENCY. THEY ARE RUDE AND TREAT TENANTS LIKE DIRT.

This was every single day. They were a middle aged couple with three grown sons. They were rude and combative. We tried speaking to them, but that just made them dig their heels in more! They harassed us and other neighbours in the building. Because they were owners nothing could be done.

The landlord of the flat we rented cared not for the noise and stress we were experiencing - he was all about the money! He stood and rung his hands and did nothing. You would think he would want to make his good tenants happy in order to keep them renting his flat wouldn't you? Truth be told, he bought the flat to rent it out - but told everyone in the building he was going to eventually move into it, but his wife didn't want to give up their house. Bunk! It is an investment and nothing more.
Clyde didn't care about the noise and stress we were experiencing, either - they were all about the money, too! As a matter of fact, Clyde were so uninterested to the point we felt compelled to write this honest review of them. We found Clyde Shawlands to be rude and unhelpful at every turn. The process at the beginning took three long weeks when the flat was supposed to be available right away. The staff dragged the process out. We were coming back into the country after a year abroad and needed a place right away. Because of Clyde's incompetence, we spent �4000 at a hotel during those three weeks and lost the chance to rent a detached bungalow while waiting for them to do their job. Clyde lied to us when they told us the flat was quiet and the neighbours were respectful.
We kept the flat in beautiful condition, sparkling clean. Despite this, Clyde insisted in coming in every two months and looking in every room and taking photos. Talk about intrusive! Yet, they didn't care what misery we were going through on a daily basis with the noise makers upstairs!
Be warned that Clyde do not care about the people who rent their managed properties. Not at all! Oh, and it took a full 45 days for us to get our deposit back, too!!

Near hostility towards students, for no real reason. I phoned up to enquire about a couple of flats I was interested in viewing. I explain I'm going to be a student, from which communication just shuts down. They flat out don't accept students, as they clearly believe all students to be ignorant 17 year olds leaving home for the first time. So I asked why they wouldn't take students, woman on phone proceeded to make incorrect assumptions about me, that I wouldn't have a reference, that I wouldn't have a reliable income (and therefore wouldn't be able to manage my finances for rent presumably). Incredibly condescending. Told her, I could provide a ref for the past 3 years, where again she implied I could only have gotten this reference by working throughout the whole time, told her I'd been a student for part of it, but still communication shut down.
The extra star is because she did offer to recommend me agencies good for students. However, one of those is renowned awful or at least was a few years ago (Grant Management), the other was for student halls - something I clearly wasn't after.
I should point out, that as I've worked in a letting agency, years ago now, that the decision about students is usually left to the discretion of landlords, and any flats the agency I worked for managed, never once had any issues from students.

What agent could do to change your mind?
Return phone calls. Stop blaming someone else. Stop telling people what they want to hear. Clean properties to an actual standard - how about a lock of paint when the place clearly hasn't been done up since the place was built. Overall just have better customer services!

Black mould and damp in the property. Agreed to be fixed before me moved in. 3months later we''re still waiting on it being fixed. This is me being constantly on the phone every 2 days or so asking when it will be resolved.
'The houses are sold/rented as seen'. Which basically means that if the person who rented it left it dirty, Clyde don't bother to clean it for the next tennent. When we moved in we had to clean it ourselves as it looks like someone was walking all over the walls. Damp wood attracting woodlouse and not water wind tight properties. Fittings needing a good clean/ dust. Think these clowns just walked in to the property and thought 'f*** it. it's not that bad' then left.
Continuous calls to the shawland branch where none of the 3 lettings managers will take responsibility. They also have no idea how to use a phone to return calls. Requested calls back to resolve issues on at least 18 different occasions and we're always having to chase them. Only 7 months left in my lease then I am never dealing with these useless people again.
Avoid at all costs!

After being in the flat 4 years we asked if we could have the place painted as it was getting a bit grubby and we were told no. We called several times about the bugs in the flat and we were told everytime that they would contact the landlords.. We don't think they ever do did.

Agent never showed up or called to cancel. I even called into the office where they put me on hold for 5 minutes and then told me they will call me back. Well they didnt!!!! Luckily I left without waiting any longer than the 35 minutes already wasted because I could tell they were playing games so did the other viewers (yes it was a block viewing) The most evil thing is they made us go to the property even though I called them 1 hour before driving 30 miles to get there. Probably have a cousin lined up or friend to buy the house and are putting everyone else off.

clyde insist on BI-MONTHLY flat inspections. I have never experienced anything so intrsuive and completeley unneccessary. they let themselves into your flat to do these inspections unnanounced whether you are in or not. ive been in the house myself and they have just walked in the door without knocking. we misplaced the flat inspection schecule and they refused to give us another so we had no way of telling when these inspections would be.
fridge freezer broke down and they took over a week to fix this. eventually had to buy another ourselves due to leaks which they would not fix. same story with the washing machine, same engineer out multiple times due to leaks, waste water disposal etc but refused to replace.
the boiler broke down in december over the coldest winter in 15 years. it was -14 outside and clyde took OVER A MONTH to have the boiler replaced. the house was not habitable, all our plants and tropical fish died and we had to move out and pay for alternative accommodation. clyde refused to give us any compenastion for this whatsoever, despite the fact we were unable to live in the house for a month. the landlord eventally gave us about a third of the months rent back as compensation. NOT GOOD ENOUGH. the finishing of the boiler replacement was never even completed.
with one month to go, our upstairs neighbours boiler leaked and ruined paintwork and carpets in our place. took 5 days of water leaking through light fittings etc before anything was done. clyde never contacted us afterwards to offer to repair the damage. tbh, i would not have expected this work to be carried out but they still should have offered, given that we were full rent paying tenants.
when we left the house it took clyde a month to get back to us re our deposit and with an offer of less than half of what we gave them originally. they cited carpet shampooing at over £120, despite the fact that the great majority of the staining to the carpets was caused by the leak, and a clean of the house at over £210. the flat was cleaned by us over the course of a week from top to bottom and was in a perfectly good state to remarket. clyde have have made up this work needing done to keep our deposit and refuse to enter into discussions about it. they have also charged us for cleaning of kitchen appliances and implements that we never even used as we have our own. the house was filthy when we moved in, as were all the kitchen implements which we boxed up as soon as moving in and put in a cupboard. again, clyde not interested. they even went as far as charging us for replacement of a "stained" 6 year old mattress!
clyde are crooks, plain and simple, as are most other letting agents in my opinion. by far the worst letting agents i have dealt with though. i will never use letting agents again, private lets for me from now on. please do not consider letting from this bunch of cowboys.

I left my house earlier than planned as I got offered a job in Sweden. That was mid January. It's not march the 23rd and until today (when I threatened them with health and safety reports) I had heard nothing despite several emails.
They are claiming nearly all of my deposit because we left the house in an unsatisfactory state.
1. It was nicer and cleaner than it was when we moved in.
2. We had no water for 1 and a half weeks because of frozen pipes. Very difficult to clean with no water and we never stayed there for the last 1.5 weeks because of that.
I replaced the lawnmower and hoover which was not my responsibility because they were old and just failed. They don't care.
I got two of the three burst pipes fixed. They don't care.
I painted and protected the fence. They don't care.
They are claiming for the shed door because it blew off in the wind. I'd be fine with that because I left it open but the frame and door were rotten. I put it back up. Painted, protected it replaced the lock. They don't care.
During Scotland's coldest winter in 30 years they left me without heating! Despite me telling them in Sep/Oct they never done anything about it and in Jan when we were hitting -12 I got it fixed myself.
The next autumn/winter (this one just passed) I told them in august that the shower packed in. I told them I needed showers because as a window cleaner my income plumits in winter so with heating on most the time (it would escape through the windows) I didn't want to add to the bill with expensive baths. They did nothing.
When I moved in they had a sofa there. It was horrible and old. But we kept it and cleaned it until we got a new one. Because we were moving to Sweden we thought as a thanks kinda, we'd leave them this newish couch. Much nicer than the disgusting one they left us. Then they tell my mum (yes the contacted her not me) that they cannot take the couch. Which is a lie because they were happy to take the one they left us.
Do not use Clyde Property!

Utterly useless and unhelpful with most staff having a serious attitude problem. Happy to take the management fee but: incorrectly listed repeatedly, had property empty for months, didn't pay service companies, messed up start date for tenants which made a month and a halfs difference for rental....
