The worst service ever!!!! Non-responsive at the end of the contract, only if they need something! Huge problems with returning our deposit wanted to charge us £700 for no reason! We were waiting over one month just to find out the amount they want to charge us. Just now we started the negotiation, but it is still not resolved and we will need to hire deposit adjudicator!

I am a landlord who have used cluttons to find a tenant for the property and collect rent. Over this 1.5 year period I have experienced the following:
1. Regular late payment of rental income - no responses to calls and emails having to escalate numerous times before even getting a response. I'd like to emphasise here that this has happened at least 3/4 times over a 12 month period.
2. When they finally responded they informed me that the tenant has decided to move out within the month. No proactive contact which is expected
3. Informing an incorrect date of moving out - over a week after the tenancy agreement stipulates.
The incompetency displayed, no concern over customer service, and most importantly the lost income of regular late payments. Please do not ever use these agents. It baffles me how they can operate on such scale yet treat their customers with such disrespect.

What agent could do to change your mind?
The agent should be MUCH more up front about their fees. They should stop trying to PUSH up prices of properties and they should try providing a service that is not based around lining their own pockets.

Cluttons fails in ALL ways. Cluttons caters toward properties which are typically pricier than most so it should be no surprise they have poor selection. Because they, by design, try to work with individuals with larger budgets they do not make an effort to find properties within one's price range, but rather try to push people into overpriced, well-photographed average properties.
As property managers they are extremely frugal for their own benefit. As a culture I think England has typically just accepted poor service as standard, which is a shame. But what is not a shame is that this is changing with the advent of review sites such as this. To be more specific, Cluttons will send a repair man they keep on hand, who presumably accepts low payments for frequent business, to fix almost ANYTHING despite the fact that he is not qualified to do the repairs they ask. They are unresponsive. They do not hesitate to yell at your for being upset with them about their slowness in dealing with anything that is wrong.
In addition to the poor service they provide regarding both of these factors their fees are very high. Expect to may a good 2 weeks rent to Cluttons (in addition of course to the rent paid to the landlord) for putting together a standard contract. They will then try to talk your landlord into raising the rent the first chance they get no matter how much the property should actually cost.
BEWARE BEWARE BEWARE! I would suggest using ANY other agency. NOT WORTH THE MONEY. OVERPAID, POMPOUS, TYPICAL WANNABE RICH KIDS TRYING TO RIP OFF ANYONE AND EVERYONE. AVOID!

Great positive experience from this branch of Cluttons. Friendly, polite and efficient. The tenancy fee for the contract was very reasonable (unlike Ludlow Thompson who once tried to charge me £700!!). With this agent a 'holding deposit' was exactly that, the property was off the market... Read Full Review

Great positive experience from this branch of Cluttons. Friendly, polite and efficient. The tenancy fee for the contract was very reasonable (unlike Ludlow Thompson who once tried to charge me £700!!).
With this agent a 'holding deposit' was exactly that, the property was off the market until the reference and deposit etc. was paid unlike some agents who will accept higher offers from other prospective tenants and then tell you your let fell through just before you sign the contract due to one made up circumstance or another!
My property wasn't managed by the agency so i'm unable to comment on their property management services (if they provide them) but the landlord was excellent and would always promptly respond and fix any issue we had.
Beware the referencing company that they use though, 'Vericheck' are probably one of the most incompetent companies I have ever dealt with. I had to constantly phone them for an update and then they said that they were waiting for my employers reference. i had provided a mobile number for my manager but apparently they can't call mobiles although it does not specify this on the documentation that you fill out. I then provided a landline number which they did not call and instead decided to pull a phone number out of thin air that when called was obviously not answered by my employer.

DO NOT RENT FROM CLUTTONS! They will not help you with anything that goes wrong and they will charge you at every opportunity. They are 100% focused on getting as much money off the tenant as possible. Any issue with your flat is an opportunity for them to charge you more money. I have too many... Read Full Review

I would freeze to death in the artic ocean than use Cluttons for anything.

I have too many examples to list but suffice to say I've rented from several different landlords in London and while some have been worse than others, cluttons has been by far the least helpful and most expensive people I've ever worked with. They have no shame. Their offices have very high employee turnover and I don't doubt for a second it's because they require their staff to operate without the existence of a soul. Stay away from this agency at all cost. DO NOT USE CLUTTONS!!!! From one tenant to another.
