My phone enquires were dealth with promply, and I felt I could trust the advice given. The staff were helpful and friendly, and would quickly, for instance, supply invoices I had lost, and would help in other ways. They were good at getting repairs done and ensuring that inspections were carried out. I was impressed by the staff based in Parkway and by those in Baron St, close by the flat. Most of all, I felt my flat was in safe hands while I was living hundreds of miles away.

I dealt with Senior Negotiator, John Curry recently when I approached Black Katz urgently looking for a rental property.
John went well out of his way on a Friday evening to drive us to the Camden office to fill in the agreement and make the deposit on the same night of the viewing to ensure that we secured the property. John was always very professional and highly efficient throughout the process and I would be happy to recommend his services to any prospective tenants.

Black Katz could improve on how they look after their tenants once the contract is signed.

I am working full-time and I am living alone - so I do not have anyone looking after my flat during the day, which is why I require an engineer who does evening hours. Now Black Katz unfortunately appears to be seeking the cheapest solution for them, even if that means distress and discomfort for the tenant. An electrician would have done the job earlier this week, however, Black Katz aims to getting someone from British Gas as it is cheaper for them - even though that means me having to wait for the next weekend to get my boiler sorted out. Also, they do not get back to you or take any action unless you keep calling them. An engineer should be scheduled to visit my flat on Saturday, today is Friday and Black Katz were still not able to confirm that appointment - despite me calling them almost every day (they would not come back to you - you need to keep calling them). And I also did not find some overarching contact taking customer complaints. So basically: they go for the cheapest option without taking into account the tenant, they do not come back to you - you need to keep calling them to get Black Katz to do anything for you and there apparently seems to be no central contact to go to in case you'd like to complain.

What agent could do to change your mind?
They could have: - Given a flying fuck about the people with whom they\'re dealing - actually known something about the apartment they were showing - been flexible and courteous to the people paying them the past year when we both wanted to renew, and then wanting to be selective about the people they\'re parading through our rooms - If selectivity is not an option, a modicum of sensitivity to the fact that having any half-interested jackass looking for an apartment in London is suddenly permitted to go through our bedrooms without so much as an id check is not uncalled for; actually, it\'s absolutely necessary.

Every time we would call or write an email stating the things that frequently broke down in our apartment, we were largely met with indifference and/or complaisance. Alisa Ardini's okay, once you get her attention, but incapable of action without first having read your request in email form. This experience is only partly due to the staff though - because the biggest moron I've ever met was definitely the landlord. Not only did he have no idea where anything in his own property was, but the whole thing was poorly designed - the bedrooms completely exposed to the elements, with little to no insulation, while each of the bathrooms seemed to have ventilation created to breed fungi along with chronically breaking lights. As well as tiles which are both hideous and impossible to clean. All this could be forgiven if he actually appeared to give a flying f*** when we tried to look after his investment, and then were forced to give everything short of a stool stample before being permitted to sign. That, and the staff let in a stranger to our apartment today even though I expressly prohibited it.

Though we eventually found a flat through a friend (which as it was privately letted to us, was the best deal we could get), Black Katz were very helpful in trying to find us a flat. George called me on several occasions to see how our search was going and in the end, found us a flat which we no doubt would have gone for if we didn't have a private lettings deal on offer. I found Black Katz through a friend who also enlisted their help trying to find a flat. I sent my details and the next morning I received a call from John asking about my wants and needs on a place and a budget. He quickly found a series of flats suited to my preferences and we arranged a viewing. I found my amazing flat within one viewing. He is a true professional and his willingness and patience with potential tenants is gratifying. It is hard to find agents who are truly committed to their jobs and John is definitely one of them.

Black Katz basically ruined my life during the time I rented with them. Rude, inefficient and dishonest. Every maintenance enquiry was put aside for as long as possible, including a mice infestation and a cracked wall, leaving my living room exposed to the outside. During the same period, they increased the rent way above inflation, and told me that I was "demanding" and "out of touch with reality" when I questioned their actions/lack of action. Would not owe it to my worst enemy to stay in one of the properties!

We recently rented a property in south london and Rachel Nehard has been our contact at Black Katz. There have been a number of dramas as the vacating tenants did not leave the property in a particularly fit state for us. Rachel at Black Katz has been absolutely fantastic through it all - friendly, helpful, and attentive to getting everything sorted, and when there was a mix up with one of the beds she was on the case immediately, ensuring a same-day result for us. My flatmate and I are extremely grateful for all the help Rachel has provided us with, and we wouldnt hesitate to recommend her.

Avoid at all costs said about Black Katz

NEVER EVER USE BLACK KATZ!!! At first they give you a wonderful impression that they are there to look after your best interest and know exactly what you want etc. The minute you sign on the dotted line and they have you tied in they couldn't care who you are or what you want. They will rent you a flat that they pretend to of seen which is a lie, all staff in the Camden office are office bound apparently. They manage your property but have no idea what the property is actually like. A perfect example of their negligence is when we moved out. Now just to fill you in, the flat we moved in to had been completely trashed by the previous tenants, when we moved in there were still rats living in better condition than us in our Harry Potter type cupboard, we requested that the flat be cleaned again as we felt it inhabitable that they thought it was 'ok' to rent a flat with food coming out of the sink with mould on, rotting bacon living under the fridge, or blood stains all over the bed. Anyway to the point, we have had out inventory done and they have asked us to pay for a professional carpet clean. I asked who made the decision that this was necessary, they said oh 'Bob' the man in charge of your inventory. So I called Bob and he was shocked and hurt to of heard that BK were blaming him, he explained that in the inventory his recommendation is this'The flat is in 100% better condition than when the tenants moved in, there will be no need to have the flat professional cleaned, it is ready for the new tenants to move in' etc etc Then he explained that a women (he named) he thinks (She's says she was on Annual Leave when this happened) who explained that they needed to charge us for the cleaning of the carpet as they had to clean the carpet when we moved in and they needed to get their money back some how.. this is day light robbery and I wont let it happen to us. I am currently awaiting for a call from the Camden office. I have been waiting for this call for 2 days now.. I explained that I will be calling the landlord directly if I do not here from her by close of play today and explain that the only reason we moved out of this property was due to the serious lack of brains within the management office. I would never treat my worst enemy as badly as they have treated us. It is disgusting but they don't actually care because it doesn't effect them personally, is this really someone I would hire to manage my property? This isn't someone I would hire to clean the sh**t off my shoes. All in all, if Black Katz ever try to entice you RUN AWAY!!!!! Oh and we still haven't got our deposit back, now we're in dispute..

At first they give you a wonderful impression that they are there to look after your best interest and know exactly what you want etc. The minute you sign on the dotted line and they have you tied in they couldn't care who you are or what you want. They will rent you a flat that they pretend to of seen which is a lie, all staff in the Camden office are office bound apparently. They manage your property but have no idea what the property is actually like. A perfect example of their negligence is when we moved out. Now just to fill you in, the flat we moved in to had been completely trashed by the previous tenants, when we moved in there were still rats living in better condition than us in our Harry Potter type cupboard, we requested that the flat be cleaned again as we felt it inhabitable that they thought it was 'ok' to rent a flat with food coming out of the sink with mould on, rotting bacon living under the fridge, or blood stains all over the bed. Anyway to the point, we have had out inventory done and they have asked us to pay for a professional carpet clean. I asked who made the decision that this was necessary, they said oh 'Bob' the man in charge of your inventory. So I called Bob and he was shocked and hurt to of heard that BK were blaming him, he explained that in the inventory his recommendation is this'The flat is in 100% better condition than when the tenants moved in, there will be no need to have the flat professional cleaned, it is ready for the new tenants to move in' etc etc Then he explained that a women (he named) he thinks (She's says she was on Annual Leave when this happened) who explained that they needed to charge us for the cleaning of the carpet as they had to clean the carpet when we moved in and they needed to get their money back some how.. this is day light robbery and I wont let it happen to us. I am currently awaiting for a call from the Camden office. I have been waiting for this call for 2 days now.. I explained that I will be calling the landlord directly if I do not here from her by close of play today and explain that the only reason we moved out of this property was due to the serious lack of brains within the management office. I would never treat my worst enemy as badly as they have treated us. It is disgusting but they don't actually care because it doesn't effect them personally, is this really someone I would hire to manage my property? This isn't someone I would hire to clean my shoes. All in all, if Black Katz ever try to entice you RUN AWAY!!!!! Oh and we still haven't got our deposit back, now we're in dispute..

All those that have been resolved have either been because we have gone directly to the source (i.e. the council) ourselves or through constant chasing.

Below are a list of some of the issues we have faced/are still facing:
* Our moving in time was delayed to allow for a deep clean and inventory. The deep clean was never done and the inventory took over six weeks to be sent to us, rather than the week originally quoted. On moving in only one of the two sets of keys could be found by the agency - we had to go out and get a second set cut (though we were reimbursed) and the back door key was not found for a further two days. Simple information like which companies dealt with the bills of the property was also not provided, so we had to do all the running and chasing for this ourselves.
* We should have been informed of what deposit scheme our deposit was registered with within 14 days of payment, nearly five months later and after many requests, we still have not received this information.
* Having assumed that Black Katz had checked the legal status of our property we were shocked to discover, by contacting the council ourselves, that the landlord had not requested permission to change the house into two flats and had not registered the change of use. We ourselves have had to inform the council of change and have had to organise new council tax band ratings for both properties. Originally Black Katz had suggested on behalf of our landlord (who appears to be permanently out of the country and unreachable) that we paid the council tax directly to our landlord in addition to our rent - this would have in all likelihood left us, as the tenants, in breach of the law and the request should never have been passed on to us.
* Similarly it appears that health and safety checks may not have been performed adequately. It took numerous prompts to receive our gas safety certificate, there is no evidence of PAT testing within the flat and we have reason to believe there may be a major fault with the wiring in our kitchen, providing a potential fire risk. For example, one of the plugs, when switched off, does not stop stop the flow of power. Despite reporting this a fortnight ago, the problem has still not been investigated.
* On top of which we have an ongoing mold issue (the advice has been that we should keep our windows open), there are a wealth of smaller maintenance issues and a general poor quality of finish to recent refurbishment work (for example no grouting was put between the tiles in the bathroom, which has led to the inadequately laid tiles cracking) - which I believe is seriously risking our deposit return in the future through no fault of our own.
* Some of these smaller issues I have not even reported, because every time we have contacted Black Katz we have been given the feeling that we are the ones being problematic. The general standard of customer service from the Camden office is poor. We have consistently been left out of the loop regarding what is happening; despite reassurances by email that problems will be dealt with they have been promptly forgotten; and on at least five occasions we have been assured someone will call us back, we are still waiting on all five calls. When this poor service has been highlighted to Black Katz, the reason given on each occasion has been that the member of staff dealing with the issue has left or was temporary. As well as leaving us with the feeling that we are being passed from pillar to post, it also is not an excuse for our problems not to be dealt with. We are paying the company, not an individual staff member, for service and if high turnover is an issue, there should be systems in place to minimise the affect on customers.
Nearly five months after moving in, we are still facing a constant battle to get these issues resolved. I am currently seeking medical advice for stress caused by the tenancy and legal advice to discover if we can end the contract early. As I work in Residential Management myself for a major London university, I would be appalled if we had provided this service to our students and the only relief is that I can now recommend that they do not take out a contract with Black Katz themselves. I would highly recommend that people do NOT let with the company.
