Arrogant, "*" and "*". Three words that perfectly sum up my experience with Black Katz.
Alarm bells should have been ringing from the start when on our first visit, an estate agent called George had the temerity to say he couldn't be bothered to take us to view a prospective property unless we were going to take it.
The process of signing all the documents was painstaking and expensive (having to get letters from accountants etc). On moving into our new property we didn't experience any of these problems with the new estate agents.
Upon moving in the property was in dreadful condition and hadn't been cleaned - rubbish had been swept under the bed and there was stale urine in the toilet.
It must have been furnished from a skip, as the furniture was ill fitting, broken and uncomfortable.
Due to poor ventilation, a shambolic heating system and dreadfully dilapidated single glazed windows the whole property suffered from mould. In fact there was so much mould the property could have probably supplied half of the world's penicillin.
When finding out there would be a rent increase and little prospect of the above being fixed by the landlord, we decided enough was enough and we were leaving.
On informing Black Katz we received an email telling us we were being "silly as this is such a good deal that we wouldn't be able to beat".
We then had to endure several weeks of Black Katz showing prospective tenants around the property. We'd often receive a text message telling us that they'd be visiting later that day.
First, they didn't have the courtesy to ask if this was ok?
Second, they seemed to be under the general impression that it would be ok to let themselves into the property if none of us were in.
All in all, I found Black Katz to be extremely unprofessional. I'd certainly not recommend them.

She also had the courage to insult us verbally in a very discriminating way witch is unacceptable by my opinion.

Regarding our deposit, we never saw it again and probably never will.. I do understand that they all get a commission but this is more like a rip of, I would never recommend them, save your self from a lot of problems… Use a reliable letting agent.
They are as simple as it sounds "*" so hold on to you money!

Myself and my flat mate are currently chasing for our deposit to be returned to us but it is safe to say the staff there simply will not take the matter seriously. Currently they are acting ILLEGALLY by not returning the funds within the LEGAL time period (11 days) and by their laid back attitude (not returning calls, not responding to emails) it doesnt appear that we will be getting it back any time soon. Even the threat of legal action (which is not a bluff, we will genuinely issue court proceedings) doesn't phase them
This agency are happy to show you around properties and take your money but when it comes down to it they simply cannot be bothered with you after the contract is signed. The are lazy, unhelpful and completely useless when it comes to dealing swiftly with important matters. We had numerous repairs that needed to be done in the property but got absolutely no where with Black Katz so had to liaise with our land lord direct. On one occasion when we had a serious leak that came through the celling into our lounge (no fault of our own) and we were treated as though we were a nuisance and that it wasn't a serious matter. I'm sure the staff that work for Black Katz wouldn't feel the same about their own properties.

Black Katz are simply the worst estate agents I have ever come across. Whilst they were attentive and friendly in showing us properties once the contract was signed we could never get hold of anyone. we had no electricity for 4 days and they wouldnt put us in contact with the landlord or help in any way. The worst part is that 4 years after we left they still haven't given back our deposit even though there were no damages. Everyone else I've ever spoken to about Black Katz has always had a bad experience. I'm amazed they're still in business.

I recently rented a flat from Black Katz, and I must say that the agent was awesome, George was attentive, helpful and a credit to the organisation.
Once everything was signed however and I was handed over to the management team the problems started.
The main issue is one of communication, if you ask for something to be sorted out a timescale and progress reports are all that is needed not the feeling that you are being ignored completely.
I had a change in personal circumstances which meant I had to break the tenancy. The management team were helpful in this regard and once a new tenant had been secured the move out procedure was pretty easy. However it is the hidden charges that just rankle as I asked for various things to be done which were never done, then get charged for loss of commission by Black Katz even though a new tenant has been found and I assume is paying a commission. Thus Black katz receive the same commission twice and I received crap service!!

Throughout the period of looking for a property, I had constant updates from our estate agent, George. We went up for a day to look at properties of which he had found a few for us to look at. He was extremely helpful and had found properties which fitted all the specifics I had asked for. Before putting a holding deposit down on the property, Black Katz were great with answering queries about the property.
Following confirmation of the property, Lauren has kept us up to date and been really helpful with sending off the correct documents and sorting out payments.
Would definitely recommend this estate agents to anyone, couldn't have been more helpful. Really nice people and made moving to a big city much easier! Will definitely use them in the future.

What agent could do to change your mind?
Don\'t lie to your clients and if it was truly a mistake that causes them extra hassle, make an effort to show you\'re sorry.

I protested that I had noted down the date the agent had said (multiple times) and it was when they said I might have made the mistake that I knew I had been lied to. I could see the property on the board in their offices with the later date written on, which the agent would have seen, everyday he was in the office. The difference in date was going to cost us a lot more in storage costs and extra rent, but Black Katz made no offer to reduce fees or compensate for THEIR mistake. I was given the impression we had only been told that date we wanted to hear so that they could let the flat quickly.

We really liked the flat and had to decide wether a lying letting agency was going to let us stop us living in a place we wanted so much. We made the extra arrangements, went through the extra hassle and it was worth it, we really like living in the flat.
Black Katz made me feel like I was dispensable, that we would just have to deal with their error if wanted the place, because there would be someone else who would take our place if we didn't. They offered to refund us the money we had already paid if we wanted to leave, but did not seem to care that we had been given incorrect information and even had the cheek to claim that the error was ours. Bad show.

Caley was able to find us two flats over the past two years, therefore I decided to ask him for help again for our current search. He has always been very kind and helpful and did his job with dedication and passion. Our search wasn't easy, however he understood from the very beginning what our real needs were and showed us flats accordingly. Being returning customers, he always gave us priority and first choice in flats. When busy with other customers, he asked James to go for viewings with us. James was very professional and helpful and showed passion and interest for our search despite it wasn't one of his priorities. I am very satisfied with the service received as I felt always welcome and always well considered. Caley's hard work on our search should be praised as he always demonstrated initiative, enthusiasm, relentless drive and also creativity. Shall I be looking for another property I would definitely contact them again in the future.

Genuinely helpful and professional agency. I didn't know Black Katz were as well established as they are. Everyone was polite, friendly, and helpful - and very patient, as my demands were optimistic for my budget.
James showed me a long list of properties and never gave any pressure to choose one option over another - always simply asking what I liked or disliked about a property to find better alternatives.
I'll be recommending Black Katz.
