We have been renting with Belvoir for nearly a year and our experience is very mixed. I find all the reviews in their official website quite biased and hence I am writing to describe our experience.
Loughborough is an interesting letting market and not many letting agents, so the market is predominantly controlled by the landlords. If you are a landlord I would image Belvoir is a very good one, but not so good if you happen to be a tenant.
They have introduced a new clause to their contract for professionally cleaning all carpets at the end of the tenancy even if you do not have any pets, children etc. They would not accept carpet steam cleaned by hired equipment, so you will be looking at at least £100 at the end of the tenancy for cleaning the carpets.
The letting staff can be very difficult during the checkout procedure and you have make a convincing case with evidence (photos, written documents) for normal wear and tear. DPS check-out can also take more than 3 weeks in some cases, whereas in the past I managed to get things sorted within a week after the inspection.
The branch management is professional but in case of any repair, dispute, maintenance will be leaning more towards the landlords' side than the tenants.

They took photos in August and we moved in December meaning the property was filthy (especially in the bathroom) We left the property in better state then we found it and still got charged for dust, weeds (even though they told us a gardener was moving in and landscaping the whole lot for free) etc. Some things we agreed to for example cleaning the carpets but basically they just ripped us off for over half the deposit for insignificant or made up things. -On another property after I handed my notice in they asked if I could move out a week early to accommodate another tenant, I agreed to this to help out and then after I moved out the other tenant backed out and they charged me an extra weeks rent despite the fact I had moved out in time like they asked. I was left in Europe feeling helpless. -General rudeness/total apathy from some staff
I've just bought a new build home and I am looking to rent it out within the next year before I go travelling. I wouldn't feel right letting this agency look after my property nor would I rent with them again.

In early 2002 I moved out of my house in Loughborough and prepared to relocate to Australia. After doing some research I found that Belvoir lettings was the only available LETTING ONLY agent in the area - thus I chose them because I thought they would be experts at property management - I was right!
There was no nonsense – no flash cars or estate agent jargon – no young kids in shiny suits with sparkly mobile phones! Everything was setup quickly and easily and no money was taken – all costs and fees came from the rental income.
In just over 11 years, the property has been let with only 2-3 weeks without a tenant, primarily due to my own friends making an application to rent it, and then changing their minds due to a relationship breakup and then reconciliation.
Despite being overseas during the majority of the letting period, it has been easy to keep in touch and understand everything that's going on. This is in complete contrast to the well-known mortgage lenders who are terrible at communication, one of which actually told me "we don't use email because of viruses!"
Belvoir have been helpful in every stage of the process including setup, maintenance of the property, record keeping, new tenants, inspections, and finally, helping with a buyer for the property.
In short, highly recommended!

I don't normally write reviews however, from the outset we have been really impressed with Belvoir Lettings in Loughborough and we felt that they deserved a bit of thanks for all their hard work, in particular Carol, the Branch Manager, who has been great and has kept us in the loop at every stage of the letting process.
This has been our first lettings experience, having lived in our property until we were offered a job abroad approx 6 months ago. The visa and move all went very quickly, our only headache had been trying to sort out arrangements with our house.
When we decided to rent our property, we had noticed that Belvoir Lettings had already rented another house on our street and we were impressed by how quickly that one had been let.
We contacted Belvoir Lettings literally a couple of weeks before we were due to leave the country, and we were probably both quite worried about the short notice.
After the initial phone call, Carol arranged to come round straight away and provided us with all the information we needed about letting and spent quite a lot of time with me explaining the different packages Belvoir offered. We found her to be really professional, knowledgeable and helpful and she explained the different services really well. We ended up going with the fully managed service which we thought was reasonably priced, and has been great.
Our house was on the market for less than a week before we had our first viewing, as I think they often have would-be-tenants on their waiting lists. The first viewing was successful and our house was rented before we even left the country! This was such a relief to us and the tenants that Belvoir found were both higher end professionals which was really reassuring.
In our experience over the last 6 months, the rent has been paid promptly and directly to our bank and emails are always answered promptly (usually within a few hours) which is great reassurance given we are on the other side of the world. They regularly email us over a statement each month and send us regular updates about the tenants, house inspections etc.
Where work has been required, for example they arranged for the oven to be professionally cleaned before our tenants moved in, they have always let us know beforehand and have arranged quotes on our behalf which have been competitively priced. They also arranged for our annual gas inspection and again these were relatively inexpensive.
We could not be happier with the fully managed service and a big thank you to Carol for all her hard work and first class service.

On visiting many letting agents in the town, Belvoir came to my rescue with their professional service and friendly staff. Having limited contacts in this area, Belvoir handled all my reference processing sympathetically over the phone and in writing back to my home town, ensuring I was able to move into my accomodation at the earliest opportunity. Being a tenant for over a year now, I have only had to make a couple of service requests due to general problems with the house (eg, cooker failure) and these were resolved immediatly and without fuss. I would have no hesitation in recomending Belvoir to anybody looking to rent a property in the Loughborough area.

Any hold ups are due to arranging a time with trades people. Last July I asked if there was any chance of having double glazing installed, I was informed that they would need to consult the landlord (fair enough), within 24 hours a double glazing company telephoned me and arranged to come and measure up etc. 48 hours later a date had been agreed for fitting and I was over the moon when it all went through without a hitch. Thank You Belvoir staff. I have no problem in recommending Belvoir Loughborough, lets be honest I have been in the same property since 1998 so they must be doing something right!

This week we have been forced to move out of our rented property as the boiler has broken for the second time in a month and Belvoir took away the electric fan heaters we had been using. It is 7 degrees inside the property and absolutely inhabitable given the weather conditions.
Every time we have tried to speak with Jim the manager, he is out of the office or unavailable. As a result, we get passed to Carol. Carol phoned and couldn't understand why we were not living in the property even though that morning I had sent photographic evidence of the temperature and the email where it was confirmed that they had taken the heaters away. She then told me that I had previously explained that we could get hold of an electric heater from my parents, which we have. But we only have the one, and this is no way near sufficient enough to heat the property. Carol then, very rudely, told me that my "story changes every time she peaks to me anyway". I was shocked and disgusted to be spoken to in this way given that they have received awards for there customer service.
If they are not ignoring you, they're hanging up on you on the phone. We have sent numerous emails to them complaining and very seldom to we get a response.
They do send around an engineer, but he is not qualified to touch LPG gas systems- he has been to the property three times now, and obviously cannot do anything to fix the problem.
We have never been subjected to such rude, incompetent staff in our lives and even more frustratingly, they have an answer for everything and will not address the problems we are living with.
They keep insisting that it is the condensing pipe that has frozen, we have explained numerous times that this is not the case and had this confirmed by a plumber yesterday - we are now just waiting to see what their next move will be, not that they will communicate this to us.
On top of all this, we had a gas leak before Christmas and lost two bottles of gas. belvoir had neglected their duty to carry out a Gas Safety Check within the stipulated 12 month period. Should they have stuck to the contract, this situation could have been avoided as the leak would have been identified in good time.
We have got to the point where we have had no choice but to hand in our notice at the property as the stress and the upset has become too much to bear - we have been living like this since early December.
Never, ever use them.

I have had such a great first experience in the letting industry thanks to Belvoir loughborough. I had my flat on the market with belvoir for 3 days before the first interested party viewed it. I was kept in the loop at every stage of the letting process. I even got great feedback from the tenant saying the staff at Belvoir were friendlier and overall more helpful than any she had had before. The let was confirmed within the second week. Flat rented and rent provided inside a month of being on the market. I have already had a flat status report, which is very reassuring. And the rent is paid promptly and direct to my bank. Could not be happier with the service.
